Florida Crystals Corp. appears to be moving forward with the redevelopment of a warehouse in Tampa's Channelside district into a residential building.
The organic sugar producer on Friday requested to change the zoning of the Amazon Hose and Rubber project, at 222 N. 12th St., from industrial to residential. West Palm Beach-based Florida Crystals launched a real estate division and got into the apartment sector in 2013, reports sister news organization the South Florida Business Journal.

**Found the thread for this one, must have overlooked it when searching originally, HART if you want to move/delete the first post in the Channelside thread**

Kinda lost in the news of the USF/Vinik stuff, City Council approved the Florida Crystals development today for the old Amazon Rubber Hose site.

New architectural renderings filed Thursday by developers of what’s tentatively called the “Channelside Residences” structure show an eight-story, sleek, modern building at the site of the now-empty Amazon Hose & Rubber warehouse at the southeast corner of Kennedy Boulevard and N. 12th Street.

The project will ultimately have 300 residential units with on-site parking and about 5,000 square feet of retail space, said Truett Gardner, the land use attorney who handled rezoning the property from commercial to residential. The plan is for a particularly upscale development, as the project shares the same architect that designed the upscale Crescent Bayshore apartments, Miami-based MSA Architects.

Article says breaking ground mid-2015 if "all goes well".

It looks alright. Would like to see a better view of the sides along 12th and 11th and know where the retail is.

^Some of the retail is right on the corner in the rendering posted above. My guess is there's some on the corner of 11th too, where the building looks the same.

I do like the very high windows fronting Kennedy. As Jason pointed out, retail (~2.5kish) on the corners of 11th and 12th with Kennedy respectively. The retail on the corner of 11th will really complement the retail in Grand Central and the Slade creating a nice little pocket there.

I think some were hoping for some storefront commercial along 12th too, to compliment the existing space at the Place, and the upcoming space at Skyhouse.

That's exactly what I was thinking. But with only 5k of retail for this project, I'd rather see it on the corners of both 11th and 12th, than just concentrated on 12th. If you concentrate the retail onto 12th, 11th is essentially walled off at that point with this new Skyhouse garage there. While it would be nice to see a solid retail corridor in Channelside, me personally would rather have a decent 12th st. retail and at minimum some on 11th to compliment that already established retail near there by Kennedy.

Ideally, something like 7.5k of retail would be nice, with the corners and then something like 2.5k along 12th to compliment the new Skyhouse retail.

There was a bulldozer clearing out the vacant lot at 11th and Kennedy today...no clue if this is related to them starting this construction, but it is the first time in two years I've seen anyone or anything in that lot outside of Slade residents parking in it.

Nothing knocked down, just a bulldozer clearing out the vacant area that had overgrown brush and was kind of trashy. I just don't know if it's someone paying to finally clean it up or actually clearing it up to start the project...hope the latter!

I would certainly hope so, the land owner is the developer and is reportedly self financing.

The building on 11th had cones along the rode and the sidewalk area, where there was no sidewalk before, was torn up. I was in a hurry this morning or would've stopped and taken a pic. I'll see if I can snap one tonight.

They would need to run the utility lines underground like they did on Meridien.
