Here we go... Been waiting for this one to come out.

23-story tower on downtown Tampa's Grant block to break ground this summer

Ashley Gurbal Kritzer
Tampa Bay Business Journal
Mar 20, 2015, 4:22pm EDT

Quote:
The 23-story tower Atlanta-based Carter proposed last fall in downtown Tampa is moving forward, with plans to start construction in the summer.

Conor McNally, Carter chief development officer, said Friday that the group is "highly confident" in its plans, which include 360 apartments and 10,000 square feet of retail space. The site is referred to as the Grant block and is one block north of the historic Kress building on North Franklin Street. "We’re happy to have gotten to a point where we’ve got the major pieces in place to close," McNally said. He declined to disclose specific dates for the closing or the start of construction, both of which can change frequently in a large deal like this one.

Those pieces include the financing of the tower, which can be tricky to secure for a project like this one, especially in a market like Tampa, where there are few examples of successful high-rise developments. McNally said the group has identified its capital partners, though he declined to disclose the partners or the construction costs of the project. "There was definitely a good amount of people with interest," McNally said. "And we spent a good amount of time bringing people to the market. They really like what they see — they like the location, the market, they like everything that’s happening."

That such a project is moving forward should surprise no one.

But what about thoughts on the final design?

The design is fine with me, although it's definitely a design more for Channelside and may look out of place in the CBD.

Looks similar to The Martin. I like it. It'll give the area some diversity in style.

This is shaping up to be quite the year.

That side of DT has done well with sales in SkyPoint -- wonder why they didn't go after condo owned vs more apartments.

I like the design though -- gives it a little variety.

I like the asymmetrical windows and the L-shape. I think it fits. We get old and new next to each other like other cities. We'll see about "plans to start this summer" and financing.

Financing shouldn't be as much of an issue here. This is a huge national developer. Not some locals like Mercury Advisers trying to build the Martin or one guy trying to build Seminole Heights Lofts as his first ever project.

My only concern with the design was especially illustrated in the last rendering, was that it would look like a giant slab, especially once coupled with the Kress tower which is also supposed to have a similar orientation and shape, from the southwest. But overall I like it quite a bit.

I like the exterior treatments and design elements on the parking deck. Hope they don't get VE'd out. Dressed up much better than the nearby Element and Skypoint, which look awful IMO.

Financing is not an issue. Like I said some time ago, this one is money looking to build, not a builder looking for money. (Like say Mercury with the Martin)

We'll see how that goes, right? I still want to know how they're treating the street across from the Floridian Hotel.

btw... The architect for this project, Rule Joy Trammell Rubio, also did Element. They're based in Atlanta of course, as is just about everyone else on this project.

Looks similar to the Martin but much, much better, especially when it comes to the garage design. I really like the color scheme, it's unlike anything else we've seen and it should really brighten up the area. The nighttime render looks awesome. I'm just really hoping the don't pull a hiku and change the design for the worst last minute leaving us with a parking garage identical to skyline and element. This is currently the most exciting project for me, even more then the Straz tower mostly because it's located off Franklin and I see myself walking down Franklin much more often vs strolling down the riverwalk. Also, it can have a bigger spin off development impact for our most utilized ped. corridor. Lastly, because it seems like it's actually going to get built this year. Overall, very pleased.

On a side note, not to get too off topic but speaking about cheaping out last minute on design, did anyone else notice the most recent rendering of the straz tower did just that and cheaped out on the garage. I think it was one of the renderings for the straz /riverwalk project that was just announced.

Looks the same to me.

I wouldn't rely on those renderings anyways. That's for another project. That's their approximation.

Oh and I agree. I think this project is a pretty big deal. Hopefully it encourages other projects to fill in along N Franklin asap.

I think I've asked this before but does "all" the existing buildings on Grant need to be razed? Or are they keeping some of it? I hope they have a fresh slate.

It's all new. Kress is the one getting repurposed.

Assuming the Cass/Tyler/water main work is also holding this up but who knows?

I don't remember if we ever found something for the old Grant Block proposal.

I found the elevations they released to the media on an old hard drive, but not a perspective rendering. Resolution is cut by like 2/3rds so they're more viewable.

Rev.1

Rev.2 (got a little shorter)

Rev.3 (shorter still, and a more modern look)

This project was also 'L' shaped, and if I'm not mistaken, was last oriented to the northwest here. (I think all of these views are looking east, at the facade fronting Franklin St? Irrelevant now)

Notice the walk up commercial with continuous awnings and bountiful shade trees.
