Plans to build a 23-story residential apartment tower on downtown Tampa's Grant block are behind schedule, but they are still in the works.

Atlanta-based Carter told Tampa Bay Business Journal earlier this year that it had intended to close and break ground on the tower this summer. The group is under contract to buy the block of North Franklin Street known as the Grant block and demolish a strip of abandoned storefronts to make way for the tower.

"We are still working full steam ahead on this project and fully intend to close and move forward," Conor McNally, chief development officer, wrote in an email Monday. "Closing should happen in the next 45 days, with demolition and construction start coming shortly thereafter."

McNally said there were "no concerns or issues" holding up the project.

Some developers have expressed concern that the market was becoming too heated, with too many units in the works and land prices getting too expensive. The combination of those forces means more competition for the highest rents the city has ever seen — and no one can be sure of the depth of the pool of high-end renters.

Yeah I think to be able to get into construction they'll need to close a lane of something and the brick streets of Franklin or the FDOT controlled Florida aren't likely.

Unit count was reduced from 375 to 362. Retail was reduced from 10,766 to 8,000.

I updated the first post.

Looking forward to some construction pics of this one over the next couple years. It'll be super prominent from I-275.

I cant wait. SHould really help franklin street out. Plus fill in some of that waste land between fly bar and the element. I would think the construction on the stree could actually help since they are tearing out the building they would have a little more room to work for both parties

My friends stayed at the Floridan for $90 on a Friday night the other night after seeing a concert in Ybor. They were like on one of the top floors too. I doubt that's a good sign.

the only major thing that has happened at the Floridan since it opened was a police manhunt ended there because its the only hotel downtown that takes cash ...

I was at the Floridan last Friday night for drinks and dinner. We were the only 4 people at the lobby bar around 7 pm. Then we were the only 4 people sitting in the restaurant until 2 other tables showed up shortly before we left. We decided to go downstairs to the Sapphire Lounge, and there were a total of 8 people there (four of which was my group).

Sad, really. I don't think they do a good job of promoting and/or marketing the hotel at all, either online or in print. The parking situation is ambiguous at best, confusing at worst. And when you drive by, it's difficult to tell if the hotel is even operational or not.

I'm hopeful that either a national or regional flag takes over and helps this old gem realize its full potential.

well it used to bee over 300 a night when it first opened. ALso they are not very good at marketing and our downtown neighboorhood associatation tried to hold meetings there periodically and you would think they would be happy with that and let us reserve a couple tables in the bar but thye wouldn't. Luckily i know they are never busy so we still had our meeting. The saphire loung is kinda dissapointing because it looks like an holiday in. The upstairs bar is much nicer but needs to be promoted. I agree it needs to be sold to a large national chain

What floor is the other upstairs bar on? I've only been to the lower one where you can look down at the lobby and elevator doors.
Had I known that, I would have went to both.

You were at the lobby bar. The Saphire lounge is on street level to the right when you first walk in the hotel. Don't go up the stairs to the lobby. I agree with Arnold below, It really is disappointing and dungeon like.

I went to the bar up stairs in the lobby and the woman did NOT know how to make a standard martini. She only knew how to make their menu drinks. She was trying to call down stairs for help.

The lobby is beautiful btw.

“We first had a look at this property early last year, but the timing wasn’t quite right at the time,” he said. “We put it under contract, and have been working since that time to get financing and the design just right ... We feel good right now, we see no reason not to move forward.”

This one, Straz tower, HI tower and Channelside midrise all at the same time. I look at these as a big F*** YOU to the cheap stick developers.
