HARBOR ISLAND | Icon Harbor Island | 21 stories | 238 feet | 340 units | topped out

The Manor at Harbour Island

Quote:
On the west side of the Plaza, the Related Group from Miami is working on plans for a tower with 340 apartments.

The units would include studio, one-, two- and three-bedroom apartments, with an average rent of about $2,400 a month, said Arturo Peņa, the Related Group's vice president and development manager.

The building itself would have a Parisian look, Peņa said, with "a very elegant porte-cochere entry," mansard roofs and arched windows. Related has arranged for tenants to park in the garage at the neighboring Two Harbour Place building and to use a new skywalk to move between the tower and the garage.

The Related Group is no stranger to Tampa. Less than a year ago, it opened the Pierhouse at Channelside, a four-story, four-building complex with 356 apartments at 120 S Meridian Ave.

Need to edit... Building is going to be 218.67' (219') AGL.

The 238' is the max they got approved for from the HCAA, but at least according to the renderings they've made publicly available, the building will be 20' shorter.

A group of Harbour Island condominium residents has lost a round in their battle against a planned 21-story apartment tower next door, but the fight isn't over.
After taking evidence from both sides, a hearing officer has concluded that city officials followed proper procedures when reviewing plans for the Manor of Harbour Island, a 340-apartment tower proposed at 402 Knights Run.
...
Despite the European architectural flourishes, some condominium owners in the 20-story Plaza Harbour Island next door view Related's plans with alarm.

They contend that the new project doesn't comply with Harbour Island's zoning, would create traffic problems and hurt the quality of life of residents who already live there. And they say the city should not have okayed the skybridge.

"The zoning on the island does not permit that parking arrangement," said John Grandoff III, a land-use attorney who represents residents in the Plaza.

City officials should have reviewed the Related Group's proposal as a substantial change to the existing zoning, Grandoff said.

But hearing officer Steven Pfeiffer disagreed last month, concluding that the project — skybridge included — is consistent with the city's ordinance.

Possible groundbreaking in April or May, thanks to financing already lined up and going through permitting. But you've gotta appreciate the "traffic problems created and hurting the quality of life" arguments. What a great image that'll be if (hopefully when) there are two towers being constructed on either side of the Plaza Harbour Island.

Yeah.

You know what hurts my quality of life? Nearly getting hit by speeding cars from Harbour Island that ignore the crosswalks on Franklin.

Well the delay was exactly due to what we expected. I thought the people in Parkcrest also had a problem with it.

Interesting that this project has met with so much more resistance than the Framework tower.

This one blocks some people's views.

They know they have no legal basis to complain about that, so they complain about traffic and noise.

No doubt there will be blocked views, but that is the risk they took when they purchased.

I will say it was unexpected to see this particular tower planned on this site IMO but regardless, there is no bases for the argument on views or traffic.

People really have a sickness to be so opposed to something that is exactly the same as what they are doing, living in a similar sized building 300 feet away...

Especially considering it's been pre-approved for a highrise residential tower by the city for years. And the northern end of HI has been master planned to be dense, walkable and vertical since the 80's.

I don't know who these people think they're fooling with their BS whining.

I don't see how the skybridge effects the Plaza residents. That's all they have left for their case.

They should be happy about the bridge, it will help ease traffic by taking pedestrians off the street, isn't that what they want

Channelside needs a bridge from the parking. Even on slow days there are always people crossing at Terminal 2...very annoying.

Which is why the main flow of traffic shouldn't have been routed through there. The PA did a terrible job planning that whole area. Just like how the other side of the street has almost 1,600 linear feet of blank concrete wall, with no street level uses.

Some of it is being leaked today by necessity. They're at a PA board meeting discussing the Channelside shops parking lot.

I think some folks will be a little underwhelmed by the scale, compared to what some imagine what the potential is.

Good. Another addition of a high rise. Harbor island should be officially built out
