Looks much better than what Vinik was saying. 660k residential is only 300 units if they are all the largest luxury 3 bedroom apartments in downtown tampa

^The development seems a bit light on residential. Pretty heavy on everything else...including parking.

Glad to see Channelside opened up and towards a waterfront park on that parking lot to the west no less. The redone grid, especially connecting Cumberland to Meridian is pretty awesome, but not really complete until the flour mill is gone.

Got some decent height out of this. Looks like 4-5 buildings of ~200 feet or more. Considering the FAA, not bad. The buildings all look nice though and some really solid street interaction. Little details like putting some buildings between the Forum and Old Water on the East side is a nice touch.

With the amount of residential being built now, with the Sky House, Martin (if it ever goes) and the amazon hose building project, etc, then that definitely allows him to focus more on the work and play for the new development.

Yeah clearly he'd rather integrate this with the primarily residential Channel District and make it one continuous district, of which Channel District is the primary residential portion.

I think it's clear, that at this time this is more of a conceptual plan, rather than a master plan.

Also, I noticed the Vinik hotel has changed some in design. Seems smaller?

Quite honestly, it does seem a bit underwhelming, at least for the considerable amount of Hype that its received since inception and it's $1B+ price tag and Gates connections etc. Based on what has been released, it seems more of a draft layout, no concrete details other than estimated sq. footage and a few open parks by the water. The HQ prospecting is still in works, and the major offices are contingent upon landing such a tenant, although I don't anticipate any big trouble in getting a major company to bite. Perhaps their stance on allowing the community to provide ideas and feedback towards the masterplan will play a larger role as to WHAT exactly will be built and how it will play out. However, with that said, it is 1000x better than what would have been had Vinik not gotten involved and created this thing and put it together rapidly so far. I have confidence in how the plan will work out long term, I just wish with the unveiling of this masterplan there was more solid details and such, as most seems like its going to be demand-driven and contingent upon certain details being worked out still. I also agree with all the planned residential going up around channelside/Ybor, it def. allows Vinik and his teams to focus more on the office/retail/entertainment side of things, which is a plus!

yeah, that's hat I was referring too. Which just goes to show that everything is very fluid and subject to change in this plan.

The one just to the west of Plaza? Vinik only acquired usage of that lot yesterday from the port and it didn't include development rights. It's virtually guaranteed to get developed later down the line though.

As a general vision this could seem underwhelming to some. My view is that this is real...it's going to happen and based on that this is an amazing development. It's hard to believe that the land was even available for acquisition. ..and then backed by investors. No complaints. Glad to see the walk over from parking to the mall and the new views.

It's going to take 7-10 years to build, there was no way all of it was going to be set in stone today especially with Plaza still in flux.

They are not extending anything. They want it extended. First you have to modernize the cars.

Plus extending to polk street will accomplish about as much as extending to whiting did. It need to at least extend to the far end of downtown.

Critical point, the fact they are including the streetcar specifically will definitely provide the support it needs. The idea of it being a loop is also very interesting and will really impact the core of downtown and make it much more useful.
