I guess we'll find out soon enough.

IIRC, this is a part where the riverwalk would be built out in the river, not unlike how it was for the Rivergate section, for example.

As you're saying though, why access to that or whatever wouldn't be marked or mentioned is a mystery.

The Tampa Tribune says Miami-based Related Group has closed on its waterfront real estate in downtown Tampa.

The Tribune reported Friday that it will remain on the site until demolition begins, likely in early 2016. Publisher Brian Burns told his paper that the " Tribune fully intends to remain a viable part of the Tampa Bay community and a watchdog for our consumers, subscribers and advertisers."

The Tampa Bay Business Journal first reported earlier this week that the development would include space for a 10,000-square-foot restaurant and that Related was fast-tracking the project, with plans to complete it by 2017.

A purchase price was not disclosed, and a deed has not yet been filed in Hillsborough County. Real estate sources previously told TBBJ that the rumored sales price was around $19 million for the 4.4-acre site at 202 S Parker St.

I think that these could have been much better, not to mention that they could have been higher. Is it too much to ask for a development that has THE best view of downtown as well as surrounding areas to grow about 20 stories? I don't think so.

Notable stuff from the DRC packet:

- Currently aiming for a public hearing on November 12
- Needs to be some intersection improvments at:
Kennedy Blvd and S Plant Ave
Kennedy Blvd and Hyde Park Ave
Hyde Park Ave and W. Brorein St.
N Ashley Dr. and W Brorein St
- Developer has indicated that the bird roosting habitat tree on the river will be preserved
- HART wants an upgraded bus stop in front of the project
- The comp plan only allows for 424 units on the site anyway. As it is being over 318 units the developer has to jump through extra hoops:

"The 4.24 acre subject site, based on Comprehensive Plan maximums, can be
considered for a maximum of 646,051 square feet of non-residential square
footage or a maximum of 424 dwelling units. Any request for 318 residential
units or 553,758 square feet or greater is subject to performance measures being
met within the Land Development Code."

A bit more:

"-The Comprehensive Plan encourages developments within Mixed Use
Corridors to actively engage and to be oriented toward adjacent public rightsof-way.
It is unclear where the main pedestrian entrance will be located.
Planning Commission staff would recommend that the pedestrian oriented
lobby feature be clearly identified on any future submitted site plan. (Policies
16.1.2, 16.1.5, 16.1.9, 18.2.1, 18.3.6, 18.6.10)

-The Comprehensive Plan encourages that parking structures be designed to
resemble adjacent buildings, especially at ground level. The provided elevation
for the parking structure seems to not resemble the attached structure. Planning
Commission staff would encourage a redesign of the parking structure so the
project can provide consistency with the stated policy. (Policies 18.7.1, 18.7.3)

-Public open space is encouraged along the water’s edge. Planning Commission
staff would encourage the applicant to provide for and clearly delineate public
access on the site plan. (Policies 20.5.1, 32.3.6, 38.16.3)

-The applicant is requesting the removal of a grand tree. The applicant is
encouraged to preserve the grand tree, especially if Natural Resource Staff have
identified it as non-hazardous. (Policies 38.2.12) (they did)

-Except for exotic nuisance species, the cutting of trees and significant natural
vegetation along the river shoreline shall be minimized by the City through the
Land Development Code. (Policy 38.11.4)"

this development suck no mattter how you disect it and many ways. They should wait to develope it till the other side of the riverwalk is done

Big portal update.

There's a walkway along the river. There's no retail other then the restaurant on the NE corner of the project on the river. 6,000 square foot dining space/4,000 square foot for the rest of it.

It's terrible! Does absolutely nothing for the skyline. I was hoping the west side of river development could go up (not out) with residential towers to offset the same views we've had since the 90's.
