Condos and Retail Coming to Main and Douglas in Dunedin

Great little infill project in Dunedin. 18 condos above 20,000 SF of retail at Main and Douglas.

This is great but you know how many people are going to protest how we need to save parking lots....

People over there are freaking out over the other mixed use development down near the marina.

Victoria Place should do well. I think they have sold out of the condos. Not sure how the retail is leasing.

Dunedin has done a pretty good job at letting NIMBYs burn themselves out. A parking lot shouldn't be at the best piece of real estate in the town.

As best I can tell at a quick glance, that project is awesome. Instantly one of the best urban developments in the region.

Yeah I was actually wowed by it. Hopefully this gets built soon and the apartments across from Dunedin Brewery get built.

I'm kind of miffed about the Dunedin Gateway project. Hopefully another developer picks it up.

Oh and in case not everyone knows, the Pinellas Trail was the old CSX railline and at one time was planned to be an interstate. So uhm yeah. Let's stop with the Urban Highways.

That's actually something we're supposed to be doing for good urban projects... fast tracking them when they score high for ped/bike and streetscaping.

I can comprise on the whole planning and zoning process if it were more expedited. Some cities and towns have 2-3 readings before it is approved, then you have to go through the permitting process.

The city of Atlanta just had a pretty big scandal involving permits. They basically had a pay-to-play scheme where you had to pay an expediter to hurry the process up. Needless to say the building department was gutted and the FBI investigated them lol.

To summarize, time kills deals and the more time a community takes "approving" shit the more deals get killed.

^We have had so many pay to play schemes around here, it's mind boggling.

Multiple members of the Hillsborough BOCC were busted for it twice in the early-mid 80s, leading to the county writing a new charter. The Tampa Housing Authority chief, the entire Clearwater city council, etc, etc...

That is ridiculous and these local issues are why I have become more and more libertarian over the years. The federal government can get in the way yes, but a lot of people don't really realize that local governments cause way more problems.

I know we disagree on style and stuff, but my basic premise is that as long as it isn't subsidized or infringe on rights (including pollution, the libertarian stance on air pollution is complex but interesting) then it should be built. I agree with the non-subsidization of the suburbs as well as pretty much everything lol.

Yeah, too tall yet Victoria Place is 4 stories near the riverfront and the new apartments across the street from Dunedin Brewery is technically 4 stories as well.

I would encourage any developer from refusing to build in Dunedin after this vote, until the commission changes.
