Interestingly, this doesn't seem to be the case.

The Related project's transportation analysis just went up on the city portal, the analysis however did the analysis as if Altis and this project were already built to try and see if all three of these projects combined would push the roads past capacity (spoiler alert: the answer is no provided a signal is added at Kennedy and Plant, but that light is already needed anyway so transportation had no objections to the projects). The maps used in the analysis label the garage on the other side of Parker from the Related project "Riverside Residences Parking Garage."

Uhh, that's different.

For those not so good with maps, this is on the other side of the river.

And the block marked is where Media General is. The Trib building is on the block south, next to the bridge.

Weird.

It would make some form of sense if there was a ped. bridge or ped. tunnel connecting the parking garage to the actual building.

Because as of right now, like Jeff Speck stated, that walk across that stretch of Brorein and the bridge is not for the faint of heart for pedestrians.

DRC comments were put up late on Friday. Remember, up until this point Feldman has asked if his proposal is a substantial change or not.

-The car access to CapTrust would casue the whole project to be a substantial change, and either must be removed or start approval from scratch

- Proposed 6 foot sidewalk on Ashley is too narrow, the new zoning code proposed (not yet in place?) for the CBD would require 15 feet along Ashley

- Proposed greenspace and vehicle use area buffering along Ashley Street is insufficient

- Public art must be installed

- The driveway is too wide (can't be more then 36 feet)

- There must be 20 feet in between the Brorein Bridge and the building

Note that in the same file, LDC says:

Quote:
The depicted sidewalks along Ashley are very narrow. CBD design standards require a 10’ sidewalk along the core corridors.
Glad everyone is on the same page as usual...

Seems like they're changing the requirement from 10 to 15. One person was trying to tell the developer to conform to a stricter requirement not yet in place.

That's nice and all, but I don't see the point in requiring a developer to have a huge sidewalk on his piece, if it's not there for anything else.

And really, if you're gonna do 15', might as well do 18', which can be converted to a transit lane and a 6' sidewalk if needed.

Note sure why they think they would ever have foot traffic there to warrant a 15' wide sidewalk anyways. They spent big bucks on an extra wide sidewalk along Meridian, and then they let developers build stupid shit like retention ponds and a parking garage fronting it.

Some new stuff up on the portal for this. Site plan has been modified to reflect the city's objections and given more detail. Still no renderings of the tower though.

Project still has the same stats overall.

The residential lobby being on the Riverwalk will be pretty cool for the residents.

Well in that section of Ashley the side walk is so narrow and kinda a dead section in terms of pass through except for people walking across to other side of the river. I think its kinda good people would be funneled on the riverwalk instead

Great job of the new imaginary renderings of what the tower could look like (on URBN).
The diagonal part moving away from Cap Trust is brilliant.
Who gets the credit for this? And could you do another one with AER and Grant tower?
Just a request.

I do all of that. For those who don't know of that which he speaks...

Site plan analysis:https://www.facebook.com/urbnTB/posts/1502980186688403

And a different version of the site plan which address certain concerns (including a Sketchup massing model): https://www.facebook.com/urbnTB/posts/1503973633255725

Just click to the FB page for the images, I don't want to have to load the pics onto an online image host to cross post them here. Too much of a pita, ain't got time for it.

And no, this wasn't done to bitch about the project, everyone with URBN likes it well enough as is. I just did it because someone said the existing plan was as good as it gets.
