ST. PETE | 'Onyx' Apartments | 21 stories | 201 units | PRP

So the property that was in the news earlier in 2015 owned by Echelon across from Publix & AER is scheduled to present their project on Wednesday. Can't wait to here more on this because it's one of the bigger city blocks downtown. Also Echelon usually does office so I'm hoping that's what it is or mix use.

Echelon and Vector both own long, skinny halves. They were working together earlier this year to jointly market or develop the entire block, but that obviously fell through.

I see on the agenda that they both are listed in the same related plan. Both are developing at the same time

Either it fell through, or the media people tracking development over in St Pete are doing a shit job of getting their story straight.

Edit: Yeah, it fell through. Echelon is only a party because ALV is applying to have the alleyway vacated, and Echelon will receive the other half.

Quote:
The Applicants own the entire block bounded by 2ND Avenue S., 3rd
Avenue S., 3rd Street S. and 4th Street S. 334 Second Avenue South
Investors, LLC owns all of the block north of the subject alley and
Echelon Realty Investments, LLC owns all of the block south of the
subject alley.

The subject alley runs east and west from 3m Street S. to 4th Street
S. and it does not connect to an alley to the east or west.
334 Second Avenue South Investors, LLC has entered into a
contract to sell all of the block north of the subject alley to American
Land Ventures, LLC. American Land Ventures intends to demolish all
of the existing buildings north of the subject block and to construct a 22
story, 244 unit apartment building and a parking garage. In order to
construct the parking garage it requires an encroachment into the subject alley.

Echelon Realty Investments, LLC does not have any final plans to
develop its part of the subject block but it is in the process of developing
plans to develop its part of the subject block and would like to
incorporate its one half of the vacated alley into its future site plan and
its property will have access from 31d Avenue S.

Oh and more power to you if you waste your time going through St Pete's council agendas regularly. I don't bother because they frickin scan as a PDF image file, rendering them unsearchable unless you take the time to download the file and reformat it.

So, Vector and Echelon are both jointly going to the city to ask permission to vacate the alley that separates their properties. It is my interpretation that Vector is selling to American Land Ventures, who will construct a 22-story apartment tower. It is unknown what Echelon is planning to do with their half of the block. They will be separate projects, but they are asking the city TOGETHER to grant them access to the alley.

Alright please continue discussion here. If/when this becomes two separate projects and Echelon comes out with their half, we'll make a thread for it.

New 22-story luxury apartment tower planned for downtown St. Petersburg
Susan Taylor MartinSusan Taylor Martin, Times Senior Correspondent
Monday, January 4, 2016 12:52pm

ST. PETERSBURG — A South Florida developer is planning its second luxury apartment tower in downtown St. Petersburg.

American Land Ventures said Monday that it is under contract to buy the site for a 22-story, 210-unit tower across from an 18-story building nearing completion.

"We love the St. Pete market, it's been great,'' said Jason Robertson, the company's vice president of development. "We're going to start delivering our (current) building at the end of February and we're looking to continue our success in St. Pete.''

Rendering from St. Pete Rising:

"This 21-story, 201-unit apartment tower will begin construction this summer at the site of the former Onyx Nightclub located at 211 3rd St. S in downtown St. Petersburg. Located across from the downtown Publix Supermarket and the recently completed AER St. Petersburg, an 18-story, 358-unit tower. Will be developed by American Land Ventures (same as AER)."

The apartment tower proposed where the former Onyx nightclub used to be will go before the board next week (Aug. 3rd) for approval.

I think you're thinking of another one. Although they have increased the floor count though, the agenda item says this will be 24 floors tall.

That's Halcyon. Still working its way through permitting. Duke Energy also needs sign off on their plans due to sharing the block.

Have they came up with any better rendering than the ones before?
