Yeah anything over 30 stories I consider gravy to be honest.

No reason you couldn't get in the 600-700 foot range on this lot but Im not sure the market is there.

Tryon Place, in Charlotte, is mixed-use and is rumored to be 36 stories and 610 feet. And this without a crown!

These developers don't look like office will be their angle.

I expect proposals more in the 12-25 floor range. Apartments, maybe some hotel rooms or something. That's more what the market prices justify. Maybe someone will go for the region's tallest hotel or tallest residential tower, but I wouldn't expect it. I definitely don't expect a $150+ million 'landmark tower' like Buckhorn is wishing for.

Probably the best we can hope for is Framework proposing something on the block of similar scope and scale to the riverwalk apartments, or the old project they had been a part of north of Skypoint.

The city needs to be prepared to walk away if none of the proposals are sufficient. To get the maximum return for the city now and in the future, this site needs to have great street interaction on at least 2 sides, preferably 3. Plus it needs to make maximum use of the allowable density. It needs to do both, or the city should hold onto the lot for a while longer.



edit: As for what the FAA/HCAA would approve of, it's hard to say. The old TTT site was approved for 591', but is now apparently 627'. The FAA relaxed height restrictions in St Pete and Miami in recent times as well.
Maybe something as tall as 650' would be allowed on this block, but I don't think this project will be bumping into that.

The mix of uses is pretty good but only 21 stories is a let down.

No renderings or anything are on the city's website.

Not the best in height, but I'm expecting a good exterior from this project. Wonder what conponent well top the tower, hotel or residential? I'm guessing residential likely.

Residential is almost always the top of the tower.

With this many units and hotel rooms in only 21 stories it'll be a pretty bulky building.

For comparison, Framework HI is 21 stories and has only 10 more residential units then this and has none of the hotel portion.

Height-wise this will be right around 230-250 feet depending on the top. That means it will be roughly the same height as One Mack Cali right next door.

I was hoping ~30 floors, but I'll take it. I don't think anyone was honestly expecting a new super tall with Feldman's not even starting yet. That one and Vinik's development should suck up any demand for more office space.
