Mill Creek is looking for a variance on the Times parking lot. They're proposing a 9 story, 275 unit project with retail. They're asking for a variance to remove the oak tree.

Would love to see the club room moved to another location or another floor and add another retail space in it's place. But besides that, it doesn't seem like a bad project. Of course I would rather have the same height as their Modera in Orlando, but 9 stories is still reasonable height for that location.

So the only thing I dislike is the existing Times buildings.

Would not be surprised to see it go shortly after.. perhaps a much larger podium condo building in its place, 15 to 20 stories...

No idea if that means the whole project is cancelled or if they're going re-work it around the oak.

Good. Their plan sucked, especially at street level.

Also, if Mill Creek truly believes they can't make the numbers work while preserving the tree, they need to hire somebody else to do their site planning.

A new entry is on the portal for this lot, and Mill Creek is still the developer. This is all we have so far:

"This application is in regards the Urban Design Review for the mid-rise development of 1000 N. Ashley Drive. The proposed development area is currently a surface level parking lot with some landscaped areas." and "Mixed Use with Residential."

Glad they came back, I've been persuading them to come back to proposing something for the site for the past two months. Hopefully come back with more retail this time.

Ok so the new plans are up and it has been improved. Unit count has been bumped up to 300 from 275. Also, there's now retail on the northwest corner of the project in addition to almost the entire south side of the building and a small portion of the east side. The building looks to be 8 stories. There's also some sort of pedestrian courtyard/plaza area.

Height came down a tiny bit. Looks more Channelside than Downtown but 300 units is a lot more people to add.

Great to see at least some retail on a residential project (i'm looking at you, Crescent). Hopefully, they will fill up quickly with the ~700 units in the vicinity after this and Crescent are finished plus the close proximity to John F. Germany, the Straz Center and the Riverwalk. Maybe even more if AER ever gets off the ground. Would have liked to see some height here, though. Some of the units on MacInnes Pl. will have a view of the Straz Center's big, flat walls and loading dock when could have a view of the river...

Yeah the files say that is the grand oak relocated.
