There are two large red cranes up on site now.

I snapped this photo from the back parking lot of the airport Hilton. I THINK this is one (or more) of the 10 story office projects, but I am confused by the construction methodology. It appears that they have merely erected 4 "columns" (about 8 or 9 stories, so far) of concrete, without surrounding these columns with the actual building. What is going on here?

Well, I am not familiar with construction like some others....but it seems obvious that these are the office towers and the hotel....they are just very thin buildings, what, with the market the way it is now they probably had to scale back the towers...

The only thing that baffles me about it is that where this is on the site is where I thought the hotel was going... But this sort of construction (steel structure, concrete core) is used more for office buildings sfaik.

Just a guess...but those concrete columns are possibly the elevator shafts and/or stair towers within the building. Those are typically poured concrete construction.

Yes, it looks to be the elevator shafts.

Of course, when the Verizon tower was constructed in downtown, the elevator shaft was topped out before the rest of each floor was constructed around it. They recently did the same thing for one or more of the Avion Park buildings.

MetWest snags Skanska as tenant

Skanska USA Building Inc. is the first company to sign a lease for office space at MetWest International, a $200 million project under development in the Westshore business district.

MetLife is building four 250,000-square-foot Class A office buildings, 77,000 square feet of retail space, a 260-room upscale hotel and a 254-unit rental apartment complex on 32 acres across from International Plaza.

Skanska, construction manager of MetWest, will occupy 20,266 square feet in the project’s first office building, which is expected to be complete in January.

The other three office buildings won’t be built until demand picks up. The retail village should open in the first quarter of 2009, while the hotel is in the design phase.

MetWest is one of three projects under construction on Boy Scout Boulevard in Westshore, the largest business district in Florida.

TriPointe Plaza, which will house the corporate headquarters of Synovus Bank and an Element Hotel, is expected to open its 50,000-square-foot office building in October. And Corporate Center Four, a 250,000-square-foot office building at International Plaza, is expected to open in early 2009.

Skanska chose MetWest for its central location, across from International Plaza and near Tampa International Airport, executive vice president and area general manager John Cammack said in a statement.

In addition, the project is being built to the standards of the U.S. Green Building Council’s Leadership in Energy and Environmental Design, and that also makes it attractive to Skanska, which is based in Sweden.

MetLife Inc. (NYSE: MET) provides insurance and financial services in the United States, Latin America, Europe and Asia Pacific regions. The company’s real estate investments department oversees a $45 billion real estate investment portfolio.

Taylor & Mathis of Florida Managing Director Angela Odell brokered the lease on behalf of MetWest.

Westshore’s MetWest International signs Kona Grill as tenant

Kona Grill, an American grill and sushi bar, will open its first Florida location next year at MetWest International in the Westshore business district in Tampa.

The chain, based in Scottsdale, Ariz., is the first restaurant to sign a lease at MetWest, a 32-acre mixed-use development expected to open its first phase in January. The project’s retail portion, including the 7,500-square-foot Kona Grill, will open in the first quarter.

“Kona Grill is exactly the type of retail tenant we are looking for,” Chuck Davis, regional director of MetLife’s Tampa real estate investment office, said in a release. “It’s a new name to the Tampa Bay market with a dining concept sure to appeal to the surrounding business community as well as local residents.”

Kona Grill plans to open seven locations, including one in West Palm Beach, states its Web site. The company (NASDAQ: KONA) reported sales of $19.4 million in the third quarter with a net loss of $3.9 million.

MetLife Inc. is redeveloping the Boy Scout Boulevard site across from International Plaza at Bay Street. The development will include 1 million square feet of office space, 74,200 square feet of retail space, a 260-room hotel and 254 residential units.

The project is phased with infrastructure and the first office building slated to open in January and the retail village in the first quarter of 2009. The hotel is in the design phase, and the two other office buildings won’t be started until demand picks up.

It's not their first Florida location; there's been one in Naples for at least two years, though it's my understanding it recently closed.

Jasonhouse, we have been through this Westshore being the largest office space region in Florida...which is true. A few years back this came up in a different post and they also had a source, except it was for proposed and built office space in downtown orlando and downtown miami. The Westshore Alliance quotes 11.6 million sq/ft now though, it once claimed over 13 million....

I was looking at what some of the other AC's look like. Some of them are pretty interesting looking considering how small they are.

Demo has started on the 2 story garage portion that AC Marriott will be sitting on. So that project should be starting soon here now.
