Planning Application

Notes:
Westfield plan to triple the size of the existing Broadmarsh centre. The development will come
in a street like form and will be pure retail. It will contain 2 new department stores, a number
other large anchors, a supermarket, a new food court, rooftop parking, a number of open spaces,
and arcades. The aim is to open up spaces around the existing centre by demolishing the two
multi-storey car parks and removing the 'wall' that visitors see as soon as they turn out of
Nottingham's train station. This is designed to draw people in to the city centre and open up views
of the area.

The plan was first submitted in 2001. After brief consultation retailers told Westfield mezzanine
floor were required. This resulted in Westfield revising the 120,000m² application to 136,000m².
and increasing the height of buildings by 9m. Upon completion Broadmarsh will be the largest
city centre shopping mall outside of London.


Current Status:
Nottingham City Council accepted the planning application in April 2007. Anchors M&S and
Debenhams have agreed heads of terms. No construction/demolition has taken place as of yet.

The image below is the latest render to be released by Broadmarsh. Actual exteriors of buildings
are likely to be determined by the demands of the anchor storeholder. The planning application
clearly states that flagship stores (especially the one on the west side) will be an architectural
statement in themself.

From the plans it looks as though half of Listergate will be demolished aswell. This is both good and bad as there are some really nice buildings along there.
The good side is though the shops will be better.

isit it me...or is the tram line going to run underneath the centre??

I wonder what they're going to do about the trams while thats going off...they'll have to stop at the lace market...

It shouldn't affect the trams too much. From the renders it looks like the tram stop will mainly be covered but not underneath it.

trams will be level with a lower floor of BM so from the birds eye plans it looks like it goes underground but doesn't. at least i believe that's the case.

i guess the trams will run under much of BM while it's being built tho, which should be interesting. that

I think one way we could find out when things are going to start moving would be to interrogate the business in between canal street and colin street, (solicitors, car garage etc). Surely, they must have been given some date to move out??

"Little by little Leicester, Derby, Birmingham, Sheffield all came on.

"We won't be number four in the retail rankings for much longer if we carry on assuming we will be all right.

"Westfield needs to decide what Nottingham needs and if it is capable of being filled - and get on with it.

"We are in danger of losing our way."

Sir David White, owner of gentlemen's outfitter James Bell on Pelham Street, said Nottingham needed to underpin its retail position.

"Broadmarsh is part of that," he said.

"Retail trade in Nottingham is pretty dire."

He said he would welcome any moves to "kickstart" Nottingham.

Philip Trease, of Weavers Wine Merchants, said the footfall between the Victoria and Broadmarsh shopping centres had to be strengthened to benefit small traders.

He said he feared the refurbishment might not happen for up to five or six years.

Experian's Retail Ranking 2007 is expected to show Nottingham is continuing to hold its own as a major retail centre.

Due to be published at the end of September, it will show Nottingham at fifth.

A Westfield spokesman said; "Competition is a fact of life but we have an exciting plan for the Broadmarsh whichwill provide the city with a first-rate retail offer and underpin its regional position."

All well and good saying you have plans.

However, these plans surfaced about 5 or 6 years ago.

It needs to get built in order to keep Nottingham in high retail rankings and to spur on other developments in the area.

Get it done Westfield!!!!!

Thats the way it is as present however you can come back around by colin street however, as the maps show, Colins street will no longer exist with the creation of the new centre. Additionally, at the moment, you can not access the station from any of the roads visable on the station as the roads which turn up to the station are bus, taxi and cycle only roads...

What I do know is Canal street is currently one way, it will be turned into a two way road, how they do this I'm not entirely sure. People from castle Boulevard will need to access the new bus station at middle hill so i'm sure will they have one way or another for this to happen... i'll take a look at the application and see if I can totally understand it when i get a chance later on.

I think we will have to put up with some major disruption during this time, but it'll be worth it. I remember Birmingham during the Bullring contruction...chaos!

I am getting a little worried about Westfield's lack of info on this project. It seems I am not alone, I think people are starting to lose their patience on this...its a project thats been in limbo so long now. They need to be careful it doesnt start to lose its appeal. I am just hoping Westfield come out with some spectacualar news conferance, announcing Selfridges, Harvey Nichols, Debenhams etc as the new tenants, and work starting November '07....i can dream! :-)

By the looks of the construction plans and the layouts to the carparks, I think Westfield have actually been really clever in preventing major congestion around the centre. In terms of traffic coming to the centre itself, they have a variety of car parks to choose from, so the cars would simply enter the car park closest to where they come at the centre from. Cars on Maid Marian way will enter the West car park (where BHS currently is). If they come in from Trent Bridge it seems there will be a car park on other side of the tram line above the new bus station complex. Finally coming in from Castle Boulevard and there is a 3rd car park over what will be the new supermarket at the back of the scheme.
This is clever as it avoids queuing traffic on the roads, and means they will be able to have priority lanes for traffic that just wants to pass by the centre and on to trent bridge or vice versa.

I also like the openness that appears to be around the West Department store, facing where you come in from the station. I think this could provide a really excellent entrance to the city centre, as long as the department store is a feature building like Selfridges in Brum is.

The final thing I have noticed is that they do not appear to be doing an overall grand opening, but it appears it will be handed over to retailers and opened in phases, with the bus station and car park above open within a year of the other one being demolished. It seems this and the supermarket portion are the first bits being done, which would make sense as presumably with these having car park elements, they are most likely most complex to build. Does anyone know what the council plans to do with the bus services during that year? A lot of buses and all the National Express services use the bus station at broadmarsh...thats a lot of buses to park on kerbs, lol

Well National Express may leave from Station Street where coaches leave for destinations that don't have trains running. (sunday usually see's this happen to places like Sheffield etc.
NCT will probably run alongside the ice arena like they did for a while and do towards victoria centre that way.
They may even leave one lane open to the buses along Collins Street whilst the demolition etc is taking place. Thats only a guess though.
