Improved Market Conditions Spur Camden To Resume Work On 550-Unit Downtown Development

Another downtown apartment project expected to start up

Another stalled downtown apartment project could be moving forward in about six months.

The Houston Chronicle reports that Dallas-based Trammell Crow Residential received an extension on its agreement to build one of its project through the Downtown Living Initiative program. Now, the company is expected to begin construction at 800 Walker early next year, and it must have a temporary certificate of occupancy by May 28, 2020, to receive the incentive, per the Chronicle.

This unnamed project will be 40 stories and will be near Discovery Green. It was designed by Houston-based Ziegler Cooper Architects, per the Chronicle. As of 2015, when the Downtown Living Initiative reached its cap, plans for the project included 314 units, and construction was expected to be complete in the second quarter of 2017. As of March, that projection had been extended to the first quarter of 2019.

That can't be the location (as pictured in the rendering) because that block is occupied by the parking garage belonging to the office building directly in front.

Greenspoint Mall under contract for redevelopment

A group of investors with a company called Global Plaza Union have agreed to purchase the property at the intersection of Interstate 45 and Beltway 8 and transform it into some sort of mixed-use development. The group is considering three concepts and declined to specify them before the sale is finalized.

Reggie Gray, president of the Houston Intercontinental Chamber of Commerce, facilitated the transaction. He expects it to close within the next four months, a due-diligence period that will determine the plan for the project.

Feng Gao, a Chinese real estate developer, is the primary investor in the development. He has developed a number of properties in Asia and established a U.S. company, WIT Union, to complete the Greenspoint project, his first in the U.S.

I don't get why they have to build all these buildings in the Med. Center? Shouldn't they have put all those buildings downtown? It would have been a decent downtown if that were the case.

" Likes " ,DirtPatch it's the same way in Downtown Miami, all Medical Towers and Buildings are all Built in the Jackson Memorial Medical Center area 4 Miles Northwest of Downtown Miami and the Omni Towers area and Edgewater area of Downtown Miami, The J.M.H. area is so very well developed just like this Houston Medical Center, many Cities are also the same Way too ,

New Luxury Apartments to Rise Near JFC’s Birdsall Memorial Project

Located inside Loop 610, close to Houston’s Memorial Park, City Place will provide luxury multifamily housing in an urban infill location near the central downtown business district. The development is a market-rate luxury apartment complex, with 264 units divided between two buildings on non-contiguous sites, separated by a thoroughfare. There will be a cumulative total of 235,007 net rentable square feet.

But first, demolition of the existing, obsolete apartment complex and townhomes on the two adjacent city blocks must take place. The owner had acquired the properties in April 2013, and operated the complex until November 2015.

The two new City Place structures will be four stories of wood-framed construction over a two-level, cast-in-place concrete garage. The first building will host an amenity/leasing area on the ground floor level. Elevated swimming pools will be featured on the podium decks of both buildings. The exterior of the buildings will consist primarily of stucco and brick/cast stone.

The City Place Memorial Park client is Farb Homes, operating as 57 off Memorial Ventures, LLC for this project. The architect is Wallace Garcia Wilson of WGW Architects.

City Place Memorial Park was secured through a HUD GMP with Lump Sum Side Agreement contract. The projected start date is targeted for August 20th, with a project duration of 24 months.
