This really does seem an overdevelopment. I don’t know how they have got it through planning for residential at this density. I wonder how they overcome the requirement for play space as there is absolutely no green or open areas apart from roof tops / balconies. It really is not desirable it is like something from Hong Kong. You’re hemmed to the east by a very busy and wide Wellesley Road and the pedestrianised North End to the west. Just look how dense the existing is on the satellite view. You won't even get a good view unless you appreciate the chimneys on the Purley Ikea.
I think it should stay office and retail. |

are you sure? the reason i ask is the info i have says the centre was completed in 1969. that's only 18 months! this indicates to me my info was wrong. anyone know when the whifgift centre was completed then?

This is all well before my time, so can't really vouch for any dates.
The Whitgift Foundation website claims that the school relocated in 1965, doesn't give a specific date for demolition though. Whitgift Foundation - Heritage Also, from a quick Google it seems the centre opened in stages from 1968 - 1970, perhaps very little work was needed for the early stages? |

Menta ideas for Galaxy House, Cherry Orchard Road
Thursday 21st March 2013 saw a presentation from Menta to Croydon's Strategic Planning Committee of their plans to build 240 flats along Cherry Orchard Road, next to their proposed 55 storey "Morello Tower" site.
No pics but details can be found at Costar http://www.costar.co.uk//en/assets/news/2013/March/MentaRedrow-plan-resi-makeover-of-Bank-of-America-Croydon-HQ/ Croydon Council planning report at https://secure.croydon.gov.uk/akscroydon/images/att1867.pdf |

Just the most interesting parts
PROPOSAL AND LOCATION DETAILS Four buildings facing Cherry Orchard Road, with “wings” to the side and stepping down to the rear to provide approximately 240 flats: 131 x 1-bed units, 93 x 2-bed units and 19 x 3-bed units. • Heights (from the south) 16, 14, 12 and 9 stories. • On either side of the main core (height given above) would be “wings” of between two and five stories lower. • To the rear of each main core would be two wings stepping down in height by a storey each. • 120 parking spaces are proposed also cycle parking and electric vehicle charging points. • The site is currently occupied by a 12 storey building previously used by the Bank of America

Is there proposal to replace the Royal Mail building next to the station? It is a terrible low quality pile of rubble and I would think it is the Achilles’ heel of any development on Cherry Orchard Road as you have to walk past it. It feels like you are going to the back and beyond if you do not know the area.

True, although I thought it might be much further away than that. Hopefully with the Westfield/Hammerson scheme progressing they will be able to finance the Morello tower and get on site early next year, at least it's progress in some sense.
On another note, I noticed the first phase of Ruskin Square has now gained planning consent, and they should be on site very soon. http://www.costar.co.uk/en/assets/ne...phase-consent/ Also I believe the first residents move into Saffron Square today, so I believe this means that the square should now be open. I shall be in Croydon tomorrow, so if it is, I shall try and get a few pics.

I think, together with Westfield, they should be able to pull off attracting young professionals, another thing is quite a few young people who have grown up in London do not actually want to live in a typical home- they prefer the glitz of living in a trendy skyscraper with all amenities within walking distance. Those that do eventually want to settle down into a typical home can move into surrounding areas nearby. If anything it, will in future start a trend to convert the beautiful converted houses in Addiscombe back into proper family homes. Also with Westfield, all the higher paying business owners, managers etcetra will need somewhere to live, so I'm expecting demand for expensive housing in Addiscombe, south Croydon, Shirley hills area to increase. There are plenty of Private schools too. Hopefully they stick local and not commute in from Cheam etcetera. The fact that there is new office space being created or well, redeveloped should hopefully help create demand. If your working in a office block, your be very very tempted into moving into one of the flats nearby. If were a young professional working in Croydon, and looking to buy your own place, your very likely choose Croydon if everything else ticked the box. Your be crazy to live in say London Bridge when the offering is just as adequate but without the price tag. My only worry is that there is a LOT of apartment building in inner London so Croydon has no choice but to become a destination in it's own right ASAP, else it will just slump further. People that live in central Croydon could escape into London ( as they currently do) but the population from Purley, Beckenham rest of Surrey and Kent could see Croydon as a fantastic closer alternative to having to commute all the way into the City. By the way what were Croydon council thinking when they approved the Altitude building. It's so ugly and looks unfinished ( the balconies bits) Drive me made as i drive past it twice a day every single day.

The proposed redevelopment of Taberner House goes before the strategic planning committee next week, the details of which can be found in the document below.
https://secure.croydon.gov.uk/akscro...es/att1999.pdf It will be a large development in the heart of Croydon, and will involve the demolition of Taberner House. Along with the nearly completed adjacent Bernard Weatherhill House, it will completely transform this part of Central Croydon.

Drove past Iylo and there are new hoardings around it, so a restart should be soon. Also there used to be some big vents on the bottom of the main saffron square tower, these have been removed so this could start soon aswel.
