CIE prepare €750m Galway city blueprint

A MAJOR city centre retail scheme is planned for the 14 acre CIE Ceannt Station site at Eyre Square, Galway.

The scheme - which will be worth in excess of €750m - will also provide a new bus and rail facility to cater for planned transport improvement.

CIE has launched a competition for world class architects to lead the project.

The transport company will work closely with the City Council in order to prepare a master plan for the site in advance of making a full planning application in the early part of next year.

The project promises to provide major retailers with an unmatched opportunity to locate in the heart of Galway city centre where scarce shopping space has commanded premium prices in recent years.

Iarnród Éireann and Bus Éireann will use the development as an opportunity to enhance their facilities, including waiting areas and platform capacity, to cater for planned growth in services.

Dr John Lynch, chairman of CIE, commented: "The development of transport interchange and improved infrastructure will be a key element of this scheme.

"Bus Éireann and Iarnród Éireann are delighted with the opportunity that the development presents."

The site has the capacity to accommodate a major retail scheme of in excess of 50,000 sq m, making this one of the most important retail magnets in the West of Ireland. The scheme will thus further underpin the importance of Galway city as a retail location and provide an important jobs boost for the area.

It is expected that 2,000 jobs could be created as a result of such a scheme.

In the Galway context, Ceannt Station certainly represents an unrivalled location for additional retail floor space and a mixed use retail/residential development. The site also enjoys frontage onto Lough Atallia and the Fair Hill Road.

Direct and immediate links to the existing shopping areas coupled with a transport interchange and new city centre residential present a unique development opportunity.

CIE property manager Niall Grogan says that the station site is zoned for city centre uses in the Galway City Development Plan 2005 - 2011 and provides for a plot ratio of 2:1 or greater.

The way I see it that to go higher and appeal it to the highest appeals court they need permission.
If the permission is rejected there is nothing more they can go except swivel on it.
Or else where would it end? Appeal the rejection of the rejection of the appeal of the appeal that was granted that was original granted?

Now sources have told Independent.ie that Mr Cook stopped short of reassuring the Taoiseach the project will still go ahead. Plans for a similar plant in Denmark were also announced in 2015 and that centre is almost ready for operation. Apple is now expected to develop a second data centre in Denmark.
Every time Apple decides to expand the data centre, they could be facing a similar planning process so I am not surprised.

A clear and demonstrable case of the Irish planning system costing jobs and investment. They need to introduce some mechanism to allow large FDI investment and other large important projects to by-pass the planning system entirely, or at least make it impossible to appeal decisions.

I am reliably told that another very large company of Google/Microsoft/Amazon/Facebook scale is perfectly happy to step in if Apple pull out and that they will not expand the operation *beyond the single 10MW scale data hall that is currently permitted* until Datacenters with a firm Eirgrid Grid Commitment in writing and at least 5MW in size are classified as Strategic Infrastructure in future. Apple had not even taken full possession of the site from Coillte and Coillte are more than happy to offload to anyone at the exact same price.

In other words there will be a datacenter in Athenry but we have no idea whose datacenter right now but it will probably not be Alibaba and you heard that much here first. :) :)

If what you say is true, wouldn't the new competitor need to apply for planning permission?
Id take what you heard with a pinch of salt tbh, the display we put on with Apple didn't look too good for others.
Yes we finally got the go ahead but it took 2 years.

When does the madness stop? If this latest appeal is rejected do they have any further avenue?

Surely there should be a cut off point for these sort of appeals if they're repeatedly found to have no grounds? I know nothing about legal workings but why not just have one specialist planning appeals court who's decision is final?

There has long been a PRO Apple group in Athenry, they are called Athenry for Apple (A4) and are very well behaved .......but are frustrated that objectors seem to get interminable hearings while supporters are largely ignored.

But now there is a Provisional Athenry for Apple as well as an Official Athenry for Apple

The Provos are called Athenry Bring Back Apple (ABBA) and/or Future Looking Athenry Group (FLAG) depending on the day that is in it and they are now extremely hostile to the objectors. Anyway some TV crews showed up in Athenry early this week (French and Irish) to speak to the Objectors and the Officials at the proposed DC Site.

This is how the founder (Official) of the pro Apple campaign described that and also a meeting that happened a hotel in Athenry early this week with Declan Ganley speaking for the DC.

I have stood idle on negative comments, bullying tactics, aggressive behaviour and downright damaging actions, by groups and individuals that claim to be For the future of Athenry. I turned a blind eye when I've shouldn't. But Yesterday I witnessed something first hand and just have had enough.

French TV2 invited me to an interview at my house which I accepted. They explained they were meeting an objector to get a balanced view. Once they finished they went to meet the objector for an interview. A neighbour pulled in about 30 minutes later and explained TG4 wanted to meet so I went to the entrance of Derrydonnell Woods.

There, I witnessed members of a group currently identifying themselves as ABBA (aka FLAG ) bully and abuse the objector while a national broadcaster and a national French broadcaster pointed their cameras in wonder. While they shouted and bullied, the cameras looked on (as witness to what I am saying). The reporters looked on quite shocked at the aggression shown. I had a fear that violence was imminent so intervened, taking said objector down the track and away from the potential danger. Albeit the objector felt I may have been a threat due to my stance on Apple, I was quickly able to allay fears.

I am frankly disappointed, that despite our best efforts to show the community can stand together, we still have an element that believe a negative aggressive campaign serves Athenry best.

We had another incident last Wednesday at a large hotel in Athenry. Declan Ganley agreed to an Athenry For Apple press conference and flew in especially from the USA to show his support and allay any rumours that he backs the objectors. Unfortunately Mr. Ganley missed his flight but paid for another which made him late.

Meanwhile members of ABBA came into the hotel. I hoped they were there to support our campaign but when I approached them I quickly realised it was far from support they had on their minds. They abused me and one of our team members shouting and roaring. I was physically attacked by one of them. They made wild baseless accusations attacking my team member and I. All while the national and local media looked on. This is simply disgraceful.

Thankfully Mr. Ganley did not witness this and instead we were able to have him tour some of our biggest employers. He was very impressed giving the day a successful outcome.

However today was the last straw for me. I can no longer stand idle and watch ABBA/FLAG pretend they are for the good of our community when their destructive nature has a clear and present threat to what we all want to achieve. As founder of Athenry For Apple I am disassociating myself and the Athenry For Apple Group from FLAG/ABBA and any other other group that are formed by their members.

This farce has gone beyond a joke, far too little people should never have an opportunity to trip up a huge employment opportunity, if this was planned for dublin cork or limerick im sure the diggers would be in by now, things take too long to get through anything in this part of the country, just pass whatever legislation needed and build it!!
