I don't get this superstition.. Whether they re-label that as "14th Floor", everyone knows that is still 13th because that is next to 12th.

May I ask if I buy a unit here, will it still be mine after 50 years?
May nabasa kasi ako na the land is not owned by ALI but NHA.
Pls. explain na lang po in details. Thank you.

Hi ABG0217, as far as I know, Vertis North is owned by ALI. Therefore, when you buy a property here it will be under perpetual ownership. Regarding with the 50 year lifespan concern, it is not like that your property will be gone after 50 years. Let's say that you bought a condo unit and the building has turned 50 years old already, the condo corporation will then vote and decide to:

1.) Demolish the building and sell it to make way for a new development. Should you opt for this option, you as a unit owner will get a portion to the proceeds of the sale. OR,

2.) Maintain the property if the tower can still pass the building standards and not sacrifice the safety of the owners/tenants.

Since you are a unit owner, you are one of the members of this "condo corporation" so you have a say and choose either of the 2 options.

Need to make a clarification with regards to the highlighted phrase. Vertis North is owned by a Joint Venture of Ayala Land Inc. and the National Housing Authority. The ownership split is 72% Ayala Land Inc. and 28% NHA. Some of the parcels of land in Vertis North are titled under NHA, most of the parcels of land are titled under ALI. One such plot which is titled under NHA is the current location of the Alveo and Avida showrooms of Vertis North. This plot of land was sold by the NHA to Bloomberry Resorts, owner of Solaire Casino and Resort. Bloomberry plans to put up a luxury hotel in that plot, which will still be part of Vertis North.

As for your question, inertial is right. Since the land where Avida Towers Vita and other condominium developments of Ayala Land is titled under Ayala, the unit ownership is perpertual. Condo owners are protected by R.A. 4726 or the Condominium Act of 1966
