UNIQUE The Location

Situated in the heart of vibrant Cape Town, literally adjacent to the HQ of Cape Town Tourism, Oscar Pearse offers an amazing location. With a wonderful array of restaurants, bars and nightlife on its door step.

Cape Town boasts year-round sunshine cooled with a temperate sea breeze. Africa’s most desirable tourist location showcases the famous Table Mountain as its core, surrounded by endless beaches, the world-renowned Cape Winelands, dramatic scenery, access to the wild outdoors, gourmet restaurants and a pulsating nightlife.

UNEQUALLED The Market

Cape Town is the most acclaimed tourist market in the world over the past five years. As tourism increases the world will discover one of the most unique locations of the 21st century, with a multi cultural society that is English speaking and renowned for its friendly welcome. Tourism is growing at a steady pace off a very low level. The World Travel Tourism Council forecasts growth for 2006 at 6.5%, with growth from 2007 to 2016 expected to grow by 4.8%. This is significantly ahead of most other international tourism markets. Local analysts believe that the 2010 World Cup will have a huge impact on South African Tourism and anticipate growth at double that forecast.

Irish investor makes his mark on the Cape Town skyline

Irish Independent

Wednesday, July 5, 2006

IRISH businessman Paschal Phelan is developing a €30m hotel in the heart of Cape Town in South Africa.

The 200 bedroom 5 Star Oscar Pearse hotel is scheduled for completion next January and will be a new landmark on the Cape Town skyline.

The project involves the refurbishment/conversion of an existing office building in the city's central business district and qualifies for special local tax incentives.

Phelan Holdings has appointed Golding Hotel Investment Consultants (GHIC) to facilitate the management contract with the selected hotel operator.

GHIC is the leading facilitator in the hospitality and leisure industry in South Africa.

A number of international operators are competing to secure rights to operate the de luxe hotel.

Earlier plans by Mr Phelan to develop a six star hotel in Cape Town using the Claridges name were subsequently changed from hotel to luxury apartments. The former Irish meat magnate is currently nearing completion of 100 apartments on this site.

Investors are now being offered fully furnished luxury suites at the new Oscar Pearse Hotel via Dublin-based Seamus Keating Investments.

"This investment provides a guaranteed income without any of the costs associated with traditional ownership", investment expert Mr Keating comments. "A minimum return of 7.5% is guaranteed by Barclays Bank.

"Individual suites are available at a pre-launch price from €135,000.

"Full title ownership is provided with legal fees less than 1% and Section 23 type relief as the hotel is in a designated area.

"The package also provides for a free stay for owners for 28 days per year.

"From a property investment, current political and economic factors provide a highly positive background for accelerated demand and capital growth.

"There is a major hotel room shortage in the peak seasons. It is expected that increased tourism, and the unique property opportunities available, particularly in the Western Cape, will drive prices in the luxury end of the market closer to international standards in the short to medium term."

Based in Dublin, newly formed Seamus Keating Investments is initially concentrating on property investment opportunities, but will extend to other investments also in due course.

A qualified accountant, Mr Keating has over 15 years experience behind him, working with AIB and Citigroup.

NH Hoteles is the operator for the Oscar Pearse Hotel

Hotel Operator:

This Hotel will be operated and managed by NH Hoteles, a leading 5* Hotel Operator. www.nh-hotels.com is the third largest hotel group in Europe and has been the fastest growing brand in this market for numerous years. The group, after the latest acquisitions in Italy, has 333 hotels with 48,466 rooms in 21 countries. Destinations include Europe, Latin America and Africa. Presently there are 29 new projects for NH hotels under construction, offering an additional 5,000 new rooms. NH Hoteles have been carefully selected as the operators of Oscar Pearse as the group has traditionally been the owners of the hotels they operate rather than operating properties owned by third parties. NH have the highest gross operating profit percentage of any hotel chain in the world at over 40% making their focus on profitability apparent. Given that the NH Oscar Pearse is primarily an investment this provides an outstanding platform for future profitability.

Oscar Pearse will be third NH Hotel in SA

That is good news to hear. NH Hoteles is not new to the SA hospitality scene. They currently manage the NH Lord Charles in Somerset West and the NH Plettenberg Bay which are graded four stars by the Tourism Grading Council. NH Hoteles worldwide portfolio also includes five star hotels, which is what the Oscar Pearse will likely become.

What is development status?

Mo Rush,

What is the status on this hotel development?

Are they working on modernizing and upgrading the existing 12F building in the first phase?

What about the second phase which will be a new wing?

The website at http://www.oscarpearse.com indicates that the hotel is scheduled to be completed in early 2008 (originally projected for early 2007 when the project was announced a year ago).
