But still I cannot understand how come Tvm became so late in this aspect only? Because there are lots of techies which form the prospective crowd. It would have been a success.

Even Kollam has two malls. Smaller towns like Muvattupuzha has one.

Iam sure that Tvm is not smaller than Kollam or Thrissur or Muvattupuzha or Kozhikode.

Is Tvm the only Tier II city in South India which do not have a mall. The major Tier II cities I believe are Tvm, Kochi(5 no's), Coimbatore(2 no's), Vizag(3 or 4 no's), Mangalore(3 no's), Mysore(2 no's), Madurai(1 no) and Vijayawada(3 no's). I hope the list is complete. All these have minimum one or two malls except Tvm. That is really strange.

No idea why someone did not think of constructing one much earlier.

Its not as if malls weren't planned till now. In fact almost a dozen of malls (small and big) were in pipeline including biggies like Plaza centres and Hansa Plaza. Some of smaller ones were bought by retails giants like Pothys, Jayalakshmi, etc, while some others remained in papers.

Also Thiruvananthapuram corporation played the role of a villain by rejecting mall projects sighting that it would create traffic jams, heavy crowd, blah blah blah. Trust me if the same people were in Cochin corporation, Centre Square mall will never break grounds!

Details of the SPV company registered for implementing Lulu's Trivandrum project. It shows that they have spent 156 crores already.

I understand the term.Two weeks before its was 72 crores which was mainly the value/cost for Parthas land. Now it has been raised to 156 crores mainly the valuation for Plazacenter's land which they sealed off last week. 1 sqft engilum koduthal venam...allengil njangalkku urangan pattilla...

On a serious note ...mall culture seems stagnant... In Mumbai I never seen any new mall in recent years..a couple of them got closed after grand opening. Buyers pattern is changing...

KMC,

You are correct, e-commerce platforms are more attractive for buyers now. Regarding the lulu mall whether it comes or not is an issue. Already MoT is under construction and Taurus Downtown Mall to start construction march next year is going to be a bigger mall is size and standards.

I think it has reached stagnancy in metros but not in Tier II cities like Kochi. Mall culture has just started picking up here and people still consider a visit to a mall as an outing.

Two or three malls are under construction here. And every mall is crowded here. Even Gold Souk in which many shops are yet to occupy have a good number of visitors to Big Bazar , food outlets like Pizza Hut, Subway, KFC and cinema

TDF never does something like that. It only promotes Trivandrum but not by degrading other cities. Yes, TDF will try to bring in as many projects as possible to Trivandrum.

I heard they are planning to start Trivandrum project before Calicut. Not sure about the planned completion date though..

Actually,Kollam owns two more malls that are opend to public before but multiplex works are going ony.Eye mall and I mall.The malls in Kollam

1.RP MALL-Carnival cinema
2.H&j MALL-Carnival Cinema
3.Eye mall-PVR Cinema(ongoing)
4.I mall-Multiplex works are going on.Will be cinepolis or inox.
Upcoming mall at Kottiyam,Building work completed.
5.Safeer mall-Carnival Cinema(not confirmed)

So Kollam will be the second city in Kerala after Kochi where there are national brands in multiplexes like Inox, Cinepolis and PVR. Because Muvattupuzha Cinepoint and RP mall film city Kozhikode are local brands and even though existing Carnival is a national brand the owner is a Malayali.

But what is the viability for 4 malls in Kollam

Its not the number of mall, but the size of its GLA matters. Now their is trend in Kerala where people build 20,000 sqft shopping complex and mention it as a mall.
