If you click on 'see location on map' on the planning ref it highlights a plot on Grand Canal Place bordering the Guinness site. I'm not familiar with that area at all so not sure what's there at the moment or what the area's like.

The renders are suspiciously nice though, hard to believe DCC would actually approve something aesthetically pleasing??

Thanks for the email. I understand that initial works have started at the site that will likely include elements such as demolition and archaeological excavation. There is a 10-year permission for development of this site in place as you surmise (granted in 2011). The site is now owned by Marlet. I understand that they are implementing the permission.

Excellent news

On closer inspection I see the site is right next door to the Storehouse and the huge proposed redevelopment on the Guinness site. Could be a real game changer for the whole area

Really surprised they are building those big fancy buildings there? Looks like an absolute dive
And you'd think maybe its happening in co ordination with the james gate redevelopment, and thats why its happening there, but this was granted planning permission long before guinness announced this development.
Regardless, going to help the liberties area a lot

They had applied for two “landmark” buildings, Building 1 and 4. However the LAP stated only one was allowed so they reduced Building 1, which was further reduced to 35m. Residential building 4 is still 41m, 11/12 floors.
