it seems like with the kind of pricing per sqm (400k - 500k per sqm), it is going to be very exclusive as not much people can afford.

According to sulit, it is ranging between, 270k per sqm to 330k persqm.

As many knows the prices at TTM has doubled since its launching oct 2011 (still 2 year till turnover). Some units even more. This as same as many of the projects in CC.

Even the Gram/Knightbridge is now listed at 200K. The Spire 350K. But, in the secondhandmarket in any categories you can always find desperate sellers.

The Trump will be the most expensive/exlusive in CC and also Makati. The prices propably will increase even much more to the turnover according the limited access, overall market and meeting the Phil-election 2016.

Highend real estate not only seek local clients, it is global - as some succesfull investors has their "NEED" to get to rid away their money even across their borders. People with much money has their "problems". The market has last couple years changed, highend real estate is worldwide hot as ever. Branding is also more important. Like it or hate it.

Still, prices in Makati is quite decent compared to HK, Tokyo, Paris, Oslo, London, Singapore etc... Also, some even collect's Trump's.

Non-investors/consumers having hard time to understand this "hype". Investors always seek different ways where the most people not understand/believe in. Buying a Trump or similar highend condo proves to be a vehicle for wealth.

I guess the brand "TRUMP" really adds a lot of value, if its only the Location, Building & Units hands down the most exclusive and upscale for me is Discovery Primea. 2 Units per floor where every unit has their own private elevators leading to their unit. No 1 Bedrooms plus unit sizes are so much more bigger.

In most markets (e.g. stock market, bond market, real estate), market values are determined either by "done" transactions or if there are no recent transactions, the best "bid".

In this case, the above prices are "offered" prices, NOT market prices. Any seller can offer his unit at P2,000,000 per square. That doesn't mean it is the going rate.

What is the current market value of Trump? Best way to find out:
1) Average the last few done sales in the property
2) Survey how much people will be willing to pay, and get the highest (best bid)
3) Survey how much similar developments are selling (e.g. Two Roxas Triangle, Proscenium)

Sometimes, developers could purposely jack up the list price of the last 1-2 units, with no intention of selling. This artificially makes the project look more successful than it was and justifies the selling of the next project at a premium.

Ideally you want to be the first few investors to get faster ROI if its investment wise. If you enter now knowing prices have gone up around double then for me its entering the Trump market a bit too late. Imagine when all units are turnover those who got at initial price can easily out price you on the resale market and still get good profit out of it.
