IJM launches Platino luxury condos

PENANG: IJM Properties Sdn Bhd on Wednesday launched the Platino luxury condos here.

“Since the soft launch in September, we have already sold about 35% of the 228 units. The response is extremely encouraging so we expect to have an additional 30% snapped up by the end of the year.

“The balance units are reserved for Bumiputra purchasers,” said IJM Properties Sdn Bhd managing director Teh Kean Ming.

He was speaking to reporters at the official launch of the project at the E&O Hotel on Wednesday.

Piling work on the RM191mil development has started and the project is scheduled for completion by mid-2010.

Teh said that Platino was about lifestyle.

“Platino is a luxury condominium which is within the reach of local purchasers. Luxury need not be exorbitant. Platino offers owners the luxury of space because the concept was to build ‘bungalows in the sky’.

“The really unique thing about this project is the ‘four-season’ garden, which was landscaped with a variety of plants reflecting the four seasons,” he said.

The units of the 1.4 hectare Platino project, located next to the Penang Bridge in the south-west district, range between 1,819sq ft to 6,400sq ft.

Prices start from RM718,000. The most expensive units are priced at RM2,627,000.

Located on a 12-hectare site, Platino is part of the MetroEast mixed-development scheme. It is about 60% completed and includes Tesco, e-GATE and Bayswater.

PENANG: In the face of inflation and escalating prices, invest in property, advises IJM Properties Sdn Bhd managing director Teh Kean Ming.

“Some units of our Bayswater resort condominium which was completed this year, were selling at RM288,000 three years ago but after the OC was obtained, these units were re-sold for RM455,000. That’s an appreciation of about 20% per annum.

“That is just one example. The return on investment for property is very good so we are optimistic that response will be equally good for Platino, our newly launched project at Jalan Udini.

“With building materials cost escalating, property developers will be under pressure to increase their selling prices eventually so it makes sense to invest early,” he said.

He also noted that feedback from property agents showed that Bayswater was doing well in the sub-sale market.

“Some purchasers who missed out on Bayswater do not want to make the same mistake with Platino. And there are also those who bought Bayswater and are now investing in Platino,” he said at the project launch on Wednesday.

Since the soft launch in September, about 35% of the 228 units had been sold and IJM expected a further 30% to be snapped up by year-end, Teh said.

Branding approach for property project

PENANG: Developer Nusmetro Venture (P) Sdn Bhd is adopting a different approach to market its latest apartment project, The Oasis.

Just like branded merchandise, the RM150mil project on Penang island is being marketed as a brand.

Sales administration senior manager Lee Phoy Yeong said the most important thing in a branded product was its “look''.

“To make ours unique, we are putting in architecture lines that wrap around the building’s facade. Part of this concept is based on that of Horizon Towers in Sydney, Australia.”

He also said instead of the usual multi-storey apartment car parks, The Oasis’ three-storey car park would be located under the building. Other facilities include a three-tier pool with a waterfall, a jacuzzi, a gymnasium and squash courts.
