SDB set to make its mark on Batu Ferringi



PETALING JAYA: In its maiden venture into Penang, Selangor Dredging Bhd (SDB) is looking to develop boutique serviced apartments along the tourist belt of Batu Ferringi, Penang said SDB

“We may look into boutique serviced apartments and villas complimented by hotel and resort facilities, but this depends on what we find is best suited for the land. This is the last parcel of land on this stretch that has Batu Feringgi beach frontage, thus it has excellent potential,” said Teh.


Teh added that Batu Feringgi is popular with locals and foreigners and the purchase matches the company’s strategy of obtaining land in locations that will add value for future developments.


SDB, through its wholly-owned subsidiary Crescent Consortium Sdn Bhd had recently entered into a sale and purchase agreement with Alpine Accord Sdn Bhd to acquire three freehold parcels of land measuring a total of 4.7-acres for RM24.5 million or about RM120 psf.


The three parcels are situated on Batu Feringgi, with Jalan Batu Feringgi on one side and the Batu Feringgi beach on the other. It is also between two hotels — the Grand Plaza Parkroyal Penang and Bayview Beach Resort. Work on the land is slated to commence mid-2009 onwards.


On the purchase price, Henry Butcher Malaysia (Penang) chief executive officer Lim Ewe Tatt said it was a fair one. “SDB would have to build a highend development on the site to be able to recover the purchase cost. A highquality product with the right concept, preferably landed, would fare well.


However, supply for upmarket properties has been constant in that area, so there might be a need to look abroad for purchasers,” Lim told theSun.


ED Bid Properties Sdn Bhd executive director Edward Eow agreed, saying that the land was acquired at a reasonable price as a nearby plot of 32,000 sq ft was sold at RM150 psf. “SDB’s land is in a prime location with beach and mainroad frontage. It would be suitable for something tourism-related,” Eow said.


SDB started off as a tin mining company and is now focused on property activities such as property management and leasing, hotel and property development.

Belleview has Penang projects lined up

PENANG: The Belleview Group has lined up eight commercial and residential projects on the island with estimated gross sales value of RM1.2bil, to be launched in the first half of this year.

Belleview managing director Sunny Ho told reporters that the projects included an up-market shopping mall, which was a joint venture between the Belleview Group, Lions Group and a US-based investment fund company.

"The other big project for 2008 is Season Park, comprising 800 units of lifestyle condominiums in Air Itam.

"We plan to price the units from RM180,000 onwards, depending on the built-up areas, which range between 850sq ft and 2,000sq ft," he added.


The other projects lined up included the Palmyra Residences in Balik Pulau, comprising terrace and semi-detached houses; the 6 Western Avenue in Jalan Utama, comprising solely bungalow homes; Seasons Place in Air Itam, comprising solely commercial properties; Melody Homes in Air Itam, comprising apartments with recreational facilities; the Bukit Dumbar Residences in Bukit Dumbar, a landed residential project; and Moulmein Rise in Pulau Tikus, a luxurious commercial-cum-residential project. Founded in 1984, the Belleview Group has to date completed 4,238 units of residential and commercial properties located in Penang and Kulim, Kedah, with an estimated gross sales value of RM1.3bil.

Ivory Properties bangun projek terbengkalai di Tanjung Tokong



IVORY Properties Group akan membangunkan semula projek perumahan Fettes Villa di Jalan Mount Erskine di Tanjung Tokong, Pulau Pinang yang terbengkalai lebih 10 tahun lalu.

Pengarah Urusannya, Datuk Low Eng Hock, berkata proses pembangunan semula itu dijangka mengambil masa selama tiga tahun dan membabitkan kos sehingga RM70 juta, tidak termasuk kos pembinaan.

"Kami dalam proses menyiapkan konsep projek terbabit dan kos pembinaannya hanya diketahui selepas itu," katanya pada sidang media di Pulau Pinang.


Beliau berkata selepas majlis memeterai perjanjian membangunkan semula projek itu antara anak syarikat Ivory Properties - Ivory Villas Sdn Bhd, Malaysia Building Society Bhd (MBSB) sebagai pihak pembiaya projek dan Gewaris Sdn Bhd, bekas pemaju prorjek perumahan terbabit.

Hadir sama, Ketua Menteri, Tan Sri Dr Koh Tsu Koon; Pengarah Eksekutif Ivory, Datuk Nazir Ariff Mushir Ariff; dan Pengerusi MBSB, Tan Sri Abdul Hali Ali.

Fettes Villa dengan nilai pembangunan kasar RM247 juta, merangkumi tiga menara yang setiap satu setinggi 38 tingkat, selain 30 lot komersial dibangunkan di atas tanah seluas 5.4 hektar.

Projek yang bermula pada 1995 dan dijadual siap pada 1997, terbengkalai sejak 1996 akibat krisis ekonomi melanda Asia, sekali gus memberi kesan kepada 582 pembeli.

Sementara itu, Koh berkata, kerajaan negeri gembira kerana ada pemaju yang sanggup menghidupkan kembali projek ini, walaupun sudah terbengkalai lebih 10 tahun.

Penang island draws luxury home builders

THE most expensive landed residential properties on the Penang island today are located in Tanjung Bungah, Tanjung Tokong and Batu Ferringhi in the North-East district, and Sungai Ara in the South-West district.

These properties are three-storey terraced, three-storey semi-detached and three-storey bungalows, which are priced between RM800,000 and RM3mil.

The builders are reputable developers from Kuala Lumpur and Penang.

Henry Butcher Malaysia (Penang) Sdn Bhd director Dr Teoh Poh Huat said: “Generally, the value of landed residential properties in these areas have appreciated by about 10% yearly since the dawn of the new millenium.”

He told StarBiz that due to high land cost and rising building material prices, it was no longer profitable for developers to build double-storey houses.

“About two years ago, developers here started to build three-storey homes with larger built-up areas and higher selling prices.

“Presently in the market, the selling price for a three-storey terraced starts from about RM800,000, while for a three-storey semi-detached house ranges from RM1.3mil to RM1.8mil, depending on the size.

“The three-storey bungalow unit is priced between RM1.8mil and RM3mil,” he said.

In Tanjung Bungah, Chong Co Group, a reputable developer with good track record, is developing the Hill View Garden, comprising about 200 units of three-storey terraced and three-storey semi-detached houses on a 20-acre site.

“These properties, priced between RM800,000 and RM1.8mil, are over 80% sold.

“They are selling well because of their large built-up areas that can cater to the needs of families living with their grandparents,” Teoh said.

The Hill View Garden three-storey homes have built-up areas ranging from 3,300 to 5,000 sq ft, depending on the type that come with four to five bedrooms, and porches large enough to accommodate three cars.

In Batu Ferringhi, similar types of three-storey landed residential properties were being developed, said Teoh.

“Blossom Time Sdn Bhd is launching in mid-2008 some 129 units of three-storey landed residential properties comprising semi-detached and bungalow homes, which are part of a RM400mil development called Ferringhi Park.

“Again, the emphasis is on the large built-up areas of the units, which come with five to seven rooms, depending on whether it is a semi-detached or a bungalow unit.

“The semi-detached units are priced at RM1.2mil, and the bungalows at RM1.8mil,” he said.

The semi-detached units have built-up areas of 3,995sq ft, while the bungalows 4,300sq ft.

Teoh said the first batch of 57 three-storey semi-detached and bungalow houses, launched last year, were over 80% sold.

Hunza Prop sets sights on foreigners

The developer wants to promote the high-end 'Alila 2' residential project in Penang to buyers from Europe, Hong Kong, South Korea, Indonesia and Singapore



HUNZA Properties Bhd (Hunza) plans to launch a high-end residential project on Penang island in 2010 to capture demand from foreign buyers.

The new project, codenamed "Alila 2", is sited on a 4ha plot in Tanjung Bungah. It will be promoted to buyers in Europe, Hong Kong, South Korea, Indonesia and Singapore.


Hunza executive chairman Datuk Khor Teng Tong yesterday said the project, which is expected to carry a development value of between RM230 million and RM280 million, will be located next to its current "Alila" tropical-garden development.

It will be carried out with joint-venture partner Nilai Ariff Sdn Bhd.

"We want to continue with our strategy of tapping the strong international demand for iconic properties," he told a media briefing in Penang.

Alila 2 will comprise a mix of landed properties and condominiums and is likely to be more expensive than the existing project which is almost sold out.

It will also offer value-added services like concierge and limousines as part of the project.

Hunza's undeveloped landbank in Penang currently totals 200ha in Bertam in Seberang Prai.

"We are looking to expand our landbank in the Klang Valley now that our Mutiara Seputeh project is almost sold out. We want to continue maintaining our presence there," Khor said.

Hunza is likely to announce a land acquisition in the Klang Valley soon, he added.

JM’s new unbilled sales in Penang at RM160mil

PENANG: IJM Properties Sdn Bhd has about RM160mil of unbilled sales from its new property launches in Penang since November 2007.

The amount was part of its total unbilled sales of some RM580mil, managing director Teh Kean Ming told StarBiz.

“In Penang the contribution comes from Nautilus Bay, a landed residential scheme located off the Jelutong Expressway, and Platino, a luxurious condominium project in the MetroEast mixed-development scheme next to the Penang Bridge,” he said.

The RM190mil Nautilus Bay project, completed recently, comprises 78 three-storey terrace houses with built-up areas of 2,600 sq ft.

Priced between RM780,000 and RM1.2mil, the Nautilus Bay is about 85% sold.

“The buyers are mainly locals and Singaporeans,” Teh said.

He added that Nautilus Bay was IJM’s first project in Penang to employ build-and sell concept and having obtained certificate of fitness.

On Platino which was launched last November, Teh said the scheme comprised two tower blocks of 228 detached condominiums.

“There are five units on each floor with built-up areas ranging from 1,800 to 2,800 sq ft.

“We have sold about 60% of the units, which are priced from RM700,000,” he said, adding that the project was scheduled for completion in 2010.

Malton going into more high-end projects

MALTON Bhd is making efforts to further strengthen its branding in the residential and commercial property segments with a line-up of more exciting projects over the next two to three years.

The company is looking at adding more value to its land bank of more than 600 acres in various parts of the country.

“At present, some 70% of the company's projects are high-end while 30% are projects in the various existing townships, including in Puchong and Bukit Rimau, Shah Alam,” chief operating officer Yeoh Teng Tatt told StarBiz.

He said that having multiple projects at the right addresses would drive the company's earnings over the next three to five years.

“We are moving into more prestigious developments and will offer more superior and higher end products as part of our brand-building initiatives,” he added.

Malton director of sales and marketing Tracey Lai said the company had RM2.1bil worth of new projects lined up for launch in the next two to three years, including the unveiling of new phases in existing developments.

“For the current financial year ending June 30, Malton is targeting sales of RM400mil compared with RM120mil recorded last year,” Lai said.

Niche developments to be launched this year include Ukay Springs, an upmarket residential enclave on 56 acres in Hulu Klang, comprising 150 units of 2½-storey semi-detached house and bungalow.

In Sungai Long, Malton will build high-end residences on a 67-acre site worth a gross development value (GDV) of RM330mil, while in Taman SEA, plans are afoot to build 35 bungalows, semi-detached houses and zero lot residences.

A mixed commercial development on 2.7 acres in Taman Maluri, Cheras, will comprise service apartments, office suites and a retail mall worth a GDV of RM195mil.

In Penang, a 36-storey condominium block on 0.7 acre along Cantonment Road will mark Malton's maiden entry into the state's property market. The RM47mil project will be launched later this year.

Malton's recently launched projects include Pearl Villas, comprising 42 units of 3-storey semi-detached villa and two bungalows on 4.8 acres in Petaling Jaya's Section 16, with a GDV of RM110mil.

Another flagship project is Amaya Saujana @ Saujana Subang in the vicinity of the Saujana Golf & Country Resort comprises three blocks of 13-storey residential suites. The project has a GDV of RM250mil.

Planned as a resort lifestyle development, Amaya offers generous spaces in its unit layout and its surrounding landscape. The initial soft launch of phase one has attracted 80% take up rate so far.

Meanwhile, an integrated commercial project is underway on a 2.6-acre plot in Jalan Utara, Petaling Jaya, which used to be the site of a Lutheran Church.

V Square (VSQ) features two blocks of corporate tower, a block of corporate business suites, and two blocks of corporate offices, with retail space on the ground floors. The project will have a GDV of RM207mil.

“Vibrant, vital and visionary, VSQ is designed to offer a stylish working environment in a prime location,” she added.

Lai said Malton was also the project development manager for The Pearl @ KLCC, which comprises a high-end condominium project along Jalan Stonor in Kuala Lumpur.

The 41-storey block of 177 luxurious condominiums is located on a 1.8-acre site, opposite the Embassy of Vietnam, within the KL City Centre enclave.
