That´s it. Unlike other metropolises Berlin needs money from other cities and federal states instead of being a wealthy motor for the whole country or just the greater hinterland.
Imagine London or Paris were the poor houses of Britain and France.

Same thing goes in Italy. Roma is not the first, not the second, financial and industrial center. Or Australia.

Maybe when BER open, Air Berlin can become a world airline, ordering many large planes like A350, B787 and maybe some A380.

And how is that related to Frankfurt and Köln companies to be relocated to Berlin?

It's even more puzzling as Berlin just can't to have this airport done and Frankfurt, München, Düsseldorf terminals can always be turned into a "world-class premiere airport" for whatever that means.

Berlin needs an airline that makes it a global hub. A global airline hub helps businesses a lot. Else, Berlin might be on the category of major European cities that aren't that well connected, in the sad company of Milano and Barcelona.

Lufthansa won't make BER a major hub, so let's cross fingers for Air Berlin.

Again, I fail to see how well-established companies with HQs in Frankfurt and Köln are any how related to that.

Let's make it short: they don't care as much as yourself about the wide avenues of Berlin.

Until yet, Air Berlin had a multi-hub-strategy. I guess the main hub is PMI. But there is a lot of other ones. That's why i think that FRA and MUC will stay clearly the big hubs in Germany. Let's first look at the year when the new BER-airport will open ;-)

There are plenty of countries where the capital is not the most economically most powerful city. US, Canada, Switzerland and Brazil just to name few. There are no detrimental effects to that. Although in the case of Berlin I think it will gradually become more important in this aspect as well.

I seriously doubt that Air Berlin will still be around by the time BER opens.

I don't think any airport would propel Berlin into greater political or economic significance, while of course having insufficient capacity is a handicap.

Leaving aside the airport for a moment, the economic density (economic product per area) of the former DDR is low. Not only are there less people per km2, these people are relatively poorer than the rest of Germany. The same goes for the neighbours Poland and the Czech Republic. On the other hand these countries have higher economic (but not population) growth than the European average. Berlin is also as close as Hamburg to Copenhagen and Scandinavia (by air closer, to get back on topic).

As mentioned earlier Berlin is strategically placed relative to Russia, China, Japan, and the Koreas. A transfer via Berlin would save significant fuel and time relatively to a transfer viaFrankfurt or Munich. As long as the airport is capacity constrained (for our life times, by the look of it), that won't matter that much, besides direct routes are getting more popular than hub-and-spoke.

High-speed rail will also eventually let Berlin take advantage of its location in Europe. It wouldn't make Berlin the new Frankfurt, Frankfurt is the new Frankfurt, but Berlin has growth potential.

True. The special thing about Berlin is, that the biggest city is that economically weak.
Even though its function as capital involves ministries, administration and embassies with amounts of high salaries as well as conferences and - at least symbolic - headquarters or subsidiaries of companies questing to be close to politics or adorning themselves with a capital address.
