JOHOR


is a Malaysian state, located in the southern portion of Peninsular Malaysia. It is one of the most developed states in Malaysia. The state capital city and royal city of Johor is Johor Bahru, formerly known as Tanjung Puteri (Malay for Princess' Cape). Johor is surrounded by Pahang to the north, Malacca and Negeri Sembilan to the northwest, and the Straits of Johor to the south which separates Johor and the Republic of Singapore.

  • Iskandar Development Region
    Iskandar Development Region (IDR) (Malay: Wilayah Pembangunan Iskandar). is the new main southern development corridor in Johor, Malaysia. The IDR was established on 30 July 2006. It is named after Sultan Iskandar of Johor. It was formerly known as South Johor Economic Region.

    It is against this backdrop that in July 2005, the Government of Malaysia had tasked Khazanah to conduct a feasibility study for the development of a special economic zone in South Johor in what was then referred to as the Southern Belt Economic Zone (SBEZ).

    Physical Development Strategies
    It is targeted that developments within IDR will initially focus on the medium term in the Nusajaya-Johor Bahru-Pasir Gudang corridor. The corridor is an established area of development with two major ports, Port of Tanjung Pelepas and Pasir Gudang, and a third oleo-chemical port at Tanjung Langsat. The area also has two major links to Singapore, the Causeway and the Linkedua (Second Link). Many of the new catalyst developments are expected to be in the relatively new and greenfield area of Nusajaya. Nusajaya houses the new state administrative centre and has been identified as an area to house several targeted new growth sectors including in education, healthcare and tourism, among others.

    The JB City Centre’s New Financial District and the upgrading process on the Central Business District is poised to attract foreign direct investment (FDI) from all over the world. With its close proximity, good connectivity and relationship with neighbouring Singapore and Indonesia, it is obvious JB City Centre is a great choice of investment.

    Customs, Immigration and Quarantine (CIQ Complex ) :
    The GSB Project involves the relocation of the existing Customs, Immigration and Quarantine ("CIQ") facilities to the present Johor Bahru railway station at Bukit Chagar and to replace part of the Causeway with a road bridge and a rail bridge, including the construction of other related infrastructure and amenities on a fast-track basis. GERBANG has been appointed by the Government of Malaysia (the "Government") as the Design & Build contractor for the GSB Project.

    The Johor Causeway (the "Causeway"), built in 1920 and officially opened in 1924 is frequently congested and no longer adequate in catering to the increasing level of traffic between Malaysia and Singapore. The Causeway suffers from traffic congestion during peak hours, public holidays and festivals. The main focus of the road network in Johor Bahru is in the Johor Bahru Central Business District ("Johor Bahru CBD"), which has evolved around the Causeway linking to Singapore. Thus, the traffic pattern in Johor Bahru CBD is very much connected to what happens at the Causeway.

Puteri Pacific Johor Bahru undergoes RM40m refurbishment

JOHOR BARU, Nov 30 (Bernama) -- After over two decades in operation, the Puteri Pacific Johor Bahru hotel is undergoing a RM40 million major upgrading and refurbishment exercise.

Its general manager Mohamed Mazlan Ali said the upgrading, to be completed by next March, will enhance the hotels facilities and services to meet growing local and international demand.
"The first stage of the refurbishment to be completed this month focuses on the Puteri Sky Lounge, guestrooms, the lobby, meeting rooms and the food and beverage outlets.

"The second stage will proceed with the upgrading of the remaining rooms and mechanical components, comprising the air conditioning and lifts system," he said in a statement today.

The Puteri Pacific, which started business in 1991, offers 425 guest rooms, including 19 suites and 21 villa-style rooms.

Mohamed Mazlan said the refurbishment is part of Puteri Pacific Johor Bahru's commitment to be the leading accommodation provider in the city and to transform it into the "Preferred Hotel". -- Bernama

TAN Sri Lim Kang Hoo was beaming with excitement to show off his grand plan for the makeover of Johor Baru when StarBizWeek met him for an interview recently.

He had just got the plans approved for the makeover of the central business district (CBD) and the eastern side of the tip of Johor Baru (JB). The makeover of the CDB will change the face of several streets such as Jalan Wong Ah Fook, Jalan Segget, Jalan Ibrahim, and Jalan Meldrum which now house buildings that have been abandoned for a long time.

In his opinion, and that of others, JB has not recovered from the property glut after the 1997 Asian economic crisis.

On the eastern side or the Tebrau coast, he wants to create a lifestyle haven similar to that of the Gold Coast in Australia. He is hoping to attract expatriates who are going to work at the oil and gas hub that is taking shape in Pengerang to reside at the Tebrau coast.

Combined with the Danga Bay development which is located at the western side of the southern tip of JB, he has over 1,619ha that will be developed into an waterfront city fronting Singapore over several years.

The land is parked under Iskandar Waterfront Holdings Sdn Bhd (IWH), which is the master developer of parts of JB city. He owns 60% of IWH via Credence Resources Sdn Bhd and his partner in this venture is the Johore state government via Kumpulan Prasarana Rakyat Johor (KPRJ), which holds the remaining 40% stake in IWH. Both EPF and Khazanah Nasional Bhd has indirect stake in IWH held via Iskandar Investments Bhd.

IWH's over 1619ha forms part of Iskandar Malaysia's 221,707ha and Iskandar is being built into a metropolis of the south. With the developments taking shape in Iskandar from theme parks to an edu-city and a water front city, investors are trickling in.

Singapore has shown its willingness to participate in the development but there is a need to really change the CBD into a more vibrant city to attract more investors from across the causeway and other countries. The other developer of plots of land in Iskandar Malaysia is Khazanah.

Why are they doing up the sultan Ibrahim building when it is not in the urgent need for refurbishment? Same as the Kota iskandar administration center - like a deserted place. Revitalizing the street scape and the retail in conjunction to it as well as connecting the current fragmented parcels of developments is the upmost critical works now. And of course.. The abandoned projects..

Pulling the plug on the Changi Motorsports Hub was a huge disappointment for motoring enthusiasts in Singapore. However, they now have reason to cheer as Singaporean billionaire Peter Lim has officially announced the plans for Motorsports City, an integrated multi-purpose motorsports hub in Gerbang Nusajaya.

The joint-venture agreement between FASTrack Autosports Pte Ltd and UEM Land Berhad for the development of Motorsports City was officiated this morning at the 8th World Islamic Economic Forum, witnessed by The Honorable Prime Minister of Malaysia, Yang Amat Berhormat Dato' Sri Mohd Najib bin Tun Abdul Razak.

Mr Lim, who is also a shareholder and director of McLaren Automotive, said, "This is an interesting project and something I love. The main reasons why I think the Motorsports City project will take off here in Malaysia is because of the availability of labour in Malaysia and also, the costs of doing business in Singapore are getting higher."

FASTrack Autosports is a Singaporean company controlled by Mr Lim, in partnership with the Johor Royal Family, with Barry Kan as the CEO. Kan is a 30-year veteran in Singapore's automotive industry and the former managing director of the Prestige Division of Wearnes Automotive.

Situated just 10 to 15 minutes from the Tuas second link, the Motorsports City will span across 270 acres of land and is designed with the 4S in mind — Sales, Service, System and Spare. Featuring a 4.5-kilometre Grade 2 GT double loop circuit, the integrated multi-purpose motorsports hub will have a 1.2-kilometre go-kart circuit and off-road circuit for drag racing, motorcycling, truck racing and off-road expeditions.

There will also be car showrooms, a driving school, bonded warehouses and garages, motorsports R&D centres, museum and collector storage facilities, weekend homes, a clubhouse, a car bar and other F&B and entertainment outlets.

This means motoring enthusiasts can race, repair and store their cars; learn and test drive the latest models from showrooms, while manufacturers can showcase and test their products. Driver training and research facilities are included too. The 8.5 million square feet of gross floor area will cater for corporate events, conferences and motoring exhibitions.

Promising over 5,000 job opportunities, land will be allocated over time for the construction of a mini-township comprising houses, apartments, shopping malls and other amenities to cater to those living and working in the Iskandar region.

Two of the world's leading designers of motor circuits have also been approached for the project. Herman Tilke, German engineer and racer who has designed numerous Formula One circuits, expressed excitement when he saw the topography and instantly saw the potential of a 'Nurburgring of Iskandar Malaysia'.

It was revealed that a top kart manufacturer will set up a plant and sales centre at the Motorsports City and a driving school will be run by a well-known race-car manufacturer with classes on safe driving, circuit and mechanical conditions, control of car in slippery conditions, demonstration of braking and weight transfer, and autocross laps.

The Motorsports City will be the third permanent circuit in Malaysia, after Sepang International Circuit and the J Circuit at Pasir Gudang.

"We never intended to compete with Sepang. We are different from them. We intend to use different terrains and we are targeting drivers who enjoy trunk roads and B-roads. We will concentrate on GT cars and motorbikes, as well as go-karts, and not specific to single-seaters," said Mr Kan.

Dato' Wan Abdullah Wan Ibrahim, managing director of UEM Land is keen to get this project started, which is only one of the many developments planned for Nusajaya, located in one of the five flagship zones of Iskandar, Johor.
He said, "The next step is to submit detailing plans to the authorities. We foresee that work on the ground should commence in three to six months' time. The Phase 1 completion period is expected to take about two and a half years and we target Motorsports City to be operational by 2016. We certainly want to do this fast."

The Motorsports City is Mr Lim's second project in the Iskandar region after Vantage Bay, a RM10 billion integrated development in Johor Bahru. The waterfront Vantage Bay is a gated city with its own hospital to be managed by Singapore's Thomson Medical Hospital, as well as apartments, hotels, shopping malls, convention centres and office buildings.

Former Formula One World Champion Lewis Hamilton appeared briefly at the press conference before heading back to Singapore with Mr Lim for a student interaction session with ITE College West.

THE chief of Iskandar Regional Development Authority (IRDA) said Iskandar Malaysia will develop into a metropolis of international standing.

“To grow into a metropolis, you need the right ingredients and we have it all in Iskandar,” IRDA chief executive Datuk Ismail Ibrahim said after a media briefing here yesterday.

Cumulative investments in Iskandar have breached the RM100 billion mark and key players in the region like IRDA and Iskandar Investment Bhd are expecting a new wave of development next year, led by domestic interests and Singapore.

Iskandar, three times the size of Singapore, was launched in 2006. From then up to September 30 2012, cumulative investmentshad reached RM99.79 billion where 63 per cent was domestically-driven.

Thirty-seven per cent was foreign investments and from that amount, 42 per cent had come from Europe, 44 per cent from Asia including Japan and South Korea, and 14 per cent from the Middle East.

According to Ismail, there is rising interest from bigger Singapore companies that are looking to invest in Iskandar.

He said the Khazanah Nasional Bhd and Temasek Holdings Pte Ltd partnership to develop parcels of land in Iskandar has spurred interest among Singapore investors.

The two sovereign wealth funds plan to build RM3 billion worth of properties in Iskandar through their partnership called Pulau Indah Ventures Sdn Bhd.

Ismail said the project showed the confidence from Singapore, which would lead to more investments from the country and other global investors.

“Previously, we had small- and medium-sized companies from Singapore that wereinvesting in Iskandar. Also, with improved bilateral trade between Malaysia and Singapore, we anticipate bigger companies to arrive here.

“We recently had Fastrack Autosports Pte Ltd of Singapore which said it wanted to build a RM3.5 billion motorsports city in Gerbang Nusajaya. All these are good for Iskandar,” Ismail said.

The 108ha motorsports city is a joint venture between UEM Land Bhd (a unit of UEM Land Holdings Bhd) and Fastrack, controlled by Singapore billionaire Peter Lim who has also indicated his interest to venture into real estate development in Iskandar.

Last year, Lim had announced a plan to develop a RM200 million healthcare project at Stulang Laut in Johor Baru.

“We expect the proposed high-speed bullet train from Kuala Lumpur and Singapore and other infrastructure developments here to further spur growth in Iskandar as we move forward,” Ismail said.

KUALA LUMPUR (May 30, 2013): Shangri-La Hotels and Resorts will have its third hotel in Malaysia, with the opening of Traders Hotel, Puteri Harbour in Nusajaya, Johor on Saturday.

The hotel is a four-storey tower with 283 rooms.

"With the state administration centre and two theme parks practically at the hotel's doorstep, we are set to be the new business and leisure hub in Johor," said Traders Hotel, Puteri Harbour, Johor general manager Sigi Bierbaumer in a statement today.

As an opening promotion, the hotel is offering an overnight stay in a deluxe room at RM380, which is subjected to prevailing tax and service charge and a buffet breakfast for two people.
