Former Clarion Hotel site of $90 million, 725-room hotel expansion

The convention center district in Miramar will get a much-needed infusion of 725 new hotel and condo-hotel rooms when the former Clarion Hotel gets a two-phase, $90 million expansion as part of the Vistas de San Juan master plan. The existing two tower structures of the former Clarion Hotel on Fernández Juncos Avenue are being remodeled and refurnished for conversion into a 48-room, corporate-type hotel and a 197-room condo-hotel.

According to David Santiago of Golden Triangle Realty, the developing firm behind the Vistas de San Juan project, work on the existing structures is 90% complete and the hotel should be operational by May pending final approval of the project’s draft by the Regulations & Permits Administration (ARPE by its Spanish acronym).

The second phase of the project, to be developed by Full House Development Inc. and begin construction in May, will consist of two towers comprising 480 hotel rooms plus amenities including a 684-vehicle parking structure and 307,335 square feet of commercial space.

Negotiations are underway to select a local contracting firm to build the new towers. Construction is expected to take two years. It is anticipated that the entire project will generate some 600 jobs during the construction phase and create another 500 positions when the hotel is fully operational, Santiago said.

“We’re in talks with several hotel chains to establish a three- or four-star franchise to manage the hotel. The new towers will follow the extended-stay concept and will be more family-oriented,” Santiago said.

The project has been endorsed by the Puerto Rico Tourism Co. and is eligible for tax credits from the agency and the Housing Department, plus an exemption from property and nonproperty taxes from the Municipal Revenue Collections Center (CRIM by its Spanish acronym).

Selling prices for the condo-hotel units start at $146,000. They include high-quality finishes and equipment such as stainless-steel appliances, mirrored closet doors, Italian bathrooms with high-efficiency Australian toilets and ceramic tile throughout.

Construction and permanent financing is provided by R-G Mortgage. Buyers who close on a unit before April 15 will receive a $10,000 bonus from the developer, which can be used as a down payment for the purchase of electric appliances or for closing costs, Santiago noted.

RPR Hotel Group develops 1st Regent property in Caribbean; slated for late 2011; includes 150 luxury rooms, 100 Regent residences; Solarea’s first phase nearly final

RPR Hotel Group (RPR), local developers of the Regent Palmas del Mar Puerto Rico, has secured financing for the first phase of the $400 million luxury hotel and Regent-branded residences, CARIBBEAN BUSINESS learned. Moving full speed ahead with construction, the luxurious Regent Palmas del Mar is scheduled to open in late 2011.

First phase Solarea, including the delivery of luxury residences, will be available for delivery next month. Financing for the Solarea project was provided by Westernbank. Phase I also includes construction of the Regent Palmas del Mar Puerto Rico, at a cost of $185 million, including financing from the Hotel Development Corp. (HDC) and the Tourism Development Fund (TDF), with a guarantee from the Government Development Bank.

In addition to the HDC and TDF for the hotel development, project developer & engineer Luis F. Muñiz, president of RPR Development LLC and owner of the Punta Candelero site, is in final negotiations with a local bank to secure the remaining financing required for the luxury property scheduled to begin operations in 2011. CARIBBEAN BUSINESS learned FirstBank is one of the financial institutions being considered as the lead bank on this project.

Phases two and three of the mixed-use development will begin construction after the hotel is finalized at a cost of $145 million, Muñiz explained, adding he expects the project to generate about 1,200 direct jobs once fully operational and another 1,500 jobs during construction.

Regent Hotel & Resorts introduced its first luxury hotel in 1970 with a focus on local culture, lavish surroundings and highly personalized service. There are two Regent properties in North America; seven in the Asia Pacific, four of which are nearing completion; four in Europe; and one in the Middle East that opens in 2011.

The one-of-a-kind luxurious Regent Palmas del Mar Puerto Rico property will include 100 guestrooms and 52 suites as well as a world-class 5,500-square-foot presidential suite and a presidential beach cottage, featuring views of the Caribbean, the neighboring island of Vieques and the towering El Yunque Rain Forest to the north.

Resort amenities will include a signature restaurant from a renowned culinary operator, which is still in negotiation. Also included are three private pools, preferred tee times at Palmas del Mar’s nearby championship golf courses, superior multisurface tennis facilities and an 18,000-square-foot spa that features five overwater suites that overlook a five-<I>cuerdas</I> lake (one <I>cuerda</I> equals 0.97 acres). An onsite ballroom and chapel for destination weddings and events are also planned.

El edificio feo se quedó igual de feo, y las dos torres nuevas no son nada del otro mundo, solo dos cajas más de fósforo en San Juan ....

Dios queira que nunca haya un Gran incendio de San Juan como el de Chicago, por que con tanta caja de fósforo ......

Esperemos que, como ha pasado con otros proyectos, se re-diseñe el edificio y la popeta fea esa que está ahí afeando el distrito de convenciones le hagan algo para mejorarla.

El siguiente paso en el plan de mejoras es un rediseño total del Gimnasio y Fitness Center, incluyendo la instalación de nuevos equipos. Mejoras en los Baños de Coamo

La hospedería Baños de Coamo construirán nuevas estructuras y se mejorarán las piscinas de aguas termales con una inversión de $2 millones.

Según explicó el alcalde de Coamo, Juan Carlos García Padilla, las instalaciones, que son muy frecuentadas ante el alegado poder curativo de las aguas termales de sus piscinas con un alto nivel de azufre, se están remodelando con nuevas tuberías, piscinas y áreas de descanso.

El sector de la nueva construcción, que tardará alrededor de seis meses en completarse, tendrá un nuevo edificio con oficinas, baños, “lockers”, duchas y una tienda para la venta de alimentos y refrigerios. También se mejorará la iluminación, se construirán dos plazas con áreas de descanso, además de rampas y accesos para que las personas con impedimentos físicos puedan entrar en sus sillas de ruedas a las piscinas.

“Las aguas termales de los Baños de Coamo tienen un potencial de desarrollo único. Esta inversión será para mercadear las facilidades y sacarle el máximo potencial turístico y curativo, ya que hay muchos testimonios de curación mediante las aguas termales”, aseguró el Alcalde.

También se informó que como parte del nuevo concepto turístico de los Baños de Coamo, se regulará el tiempo de uso de las aguas termales, ya que las recomendaciones médicas son que el usuario no permanezca dentro de las piscinas por más de 15 minutos seguidos. En cuanto a mejoras del hotel, García Padilla indicó que se está negociando el arreglo de estas instalaciones y espera puedan llevarse a cabo en un futuro cercano.

Complejo millonario para Cabo Rojo

El Lighthouse Tourist Complex costará $60 millones

Con una inversión de $60 millones de dólares y la creación de 750 empleos indirectos y 500 empleos directos, se construye Lighthouse Tourist Complex, un moderno complejo turístico localizado justo en la entrada del casco urbano del municipio de Cabo Rojo.

Según se informó en comunicado de prensa,el complejo turístico, incluirá 200 nuevas habitaciones, un centro de convenciones con capacidad para 2,000 personas, un amplio casino y estacionamiento multipisos.

A estas instalaciones se suman otras amenidades tales como restaurantes, piscinas, un golfito de 18 hoyos y u n parque acuático.

Se proyecta la apertura de las instalaciones para diciembre de 2009, a tiempo para satisfacer las necesidad de habitaciones con motivo de la celebración los juegos Centroamericanos Mayagüez 2010.

Con la creación de 30 nuevos empleos directos, Lighthouse Tourist Complex, inauguró Jet Dance Club, una moderna discoteca con capacidad para 300 personas localizada en los predios del hotel en la PR- 100 en Cabo Rojo. Estas instalaciones forman parte del plan de expansión del complejo turístico.

La discoteca de 54,00 pies cuadrados, inspirada en el tema de la aviación, incluye área de seguridad y registro, una amplia barra, dos torres de control una para el sonidista y otra para el disc jockey; pista de baile, dos pantallas gigantes, una tarima para dos espectáculos, un amplio estacionamiento y un sistema integrado de seguridad que incluye: cámaras, personal de seguridad y rondas motorizadas.
