I just want them to get rid of all the skanky shops in the base of this building. Thankfully that weird leather shop has gone. Next that cafe and the cheap tanning shop, they need replacing with something nice.

Least the units are being used. Last time I walked up there it wasn't bad at all. We can't have it all full of
nice shops as so to speak but every day type shops. Like the fact that the railway book and model shop is still trading there. And if more upmarket cafe experience is required there is the chains inside the station itself.
Think in all there is a good mix of businesses trading in the retail units.

I'd love it if the panels on the building had interchangeable coloured lights (close encounters stlyle) - would make a very dramatic entrance to the city in the dark!

I would hope a lighting scheme is incorporated on the building facade. It has a beautiful shape and is passed by millions of people each year.

The New 42 Studio in New York is clad in dichroic glass and changes colour depending on the angle of light. Gateway House would look spectacular from Piccadilly if something could be done.

According to the article on The Business Desk and Architects Journal it will have some form of artisctic presence.

Quote:
"The desire is for the façade to capture the dynamism of Station Approach, whereby over 20 million people pass every year. The proposal is to utilise LED lights that will create the largest piece of public artwork in the city."

With regards to the lighting scheme, they've somewhat rewritten the D+A statement for the new prop. In the previous app,
Quote:
The façade will be activated further by its lighting strategy. The desire is for the façade to capture the dynamism of Station Approach whereby over 20 million people pass every year.

Refer to separate lighting report.
...
Within the colonnade, strips of LED lights are proposed for the shops’ signage to further animate the development in a similar manner to the facade above.

http://www.publicaccess.manchester.g...2-dsx-0001.pdf (p.14)
Can't actually find the 'lighting report' attached to the app to see what was proposed.

Anyway, that becomes in the new design statement,
Quote:
Within the colonnade, strips of LED lights are proposed for the shops’ signage to animate the development at ground level.

http://www.publicaccess.manchester.g...1-dsx-0001.pdf (p.14)
Don't think there's any further details on possible illumination, might have missed it. Do hope something is planned.

Comparing the facade treatment,

Old - Hotel

New - Serviced Apartments

A very minor change with the new scheme, leaving a gap by the station, previously to be filled with additional retail. This is after comments from Ballymore.
Quote:
One change from the previous scheme however has been to remove the extended retail unit at the southern end of Gateway House that closed the gap between Gateway House and Piccadilly Station. This is in response to comments from Ballymore, a neighbouring property owner, during the public consultation associated with the previous application.

Interesting. I still believe the Piccadilly Tower proposal is not dead. Ballymore have just been developing in London during the crisis as the margins are higher and there is less risk.

Off to committee as well, recommended approve.

http://www.manchester.gov.uk/egov_do...eway_House.pdf

In the summary of an objection seemingly from Ballymore (p.2/3),
Quote:
They also contend that to approve this application in isolation would potentially result in a lost strategic opportunity which would create the opportunity to plan Grade A office accommodation from which many jobs would flow and create the opportunity for a first class business destination in this location.
