MASTERPLAN | Nydalen

Nydalen is one of the oldest and most successful transformation areas in Oslo. Back in the days Nydalen was a concentrated area of about a dousin factories around the river Akerselva furthest north in Oslo; of which a spike factory is most well known. In September 1990, Oslo city council voted on a new city plan for the area, and in the following 10-15 years a metro station, multiple media companies and other IT-businesses moved in. In 2005 the BI university college moved to Nydalen, making Nydalen campus for about 10.000 students.

Today the 1990 masterplan is deemed outdated. Avantor, a company started to organize/spur development at Nydalen, is working on a new plan including both a larger area, as well as redoing some of the oldest building mass. Other property owners in the area are also working on their own plans. For this reason it will be hard to set a clear border for what's Nydalen and what's not. This map shows the area of the 1990-plan, which it will make sense to expand eastwards towards Grefsenveien/Ring 3 and northwards towards Nydalsdammen for the purpose of this thread:




A cooperation between COBE and MAD architects has shown how a much denser and more urban Nydalen could be developed. The plan includes new areas to the east and north as well. This render shows two main axis for development:

Rebuilding of Torgbygget starts February 2nd. The building will get a new facade, and the metro station will get a much more open and accesible western entrance with both stairs, escelators and elevator.

The project is expected done early next year.

Jeg har et spørsmål ang Sandakerveien 113-119. Har prøvd å se i papirene, men forstår det ikke helt. Lurer på hvem som eier eiendommen og hvem som bestemmer over utviklinga (tenker da ikke på reguleringene). Noen som kan hjelpe meg?

SF wants to build Norway's largest cinema facility at the Plantasjen-plot in Vitaminveien. IMAX-technology and room for 2000 people will surely draw people from quite a large area.

Finally we'll have IMAX in Oslo again! And I think a cinema will fit in nicely in the Storo/Nydalen area. Looking forward to it.

Should make it about 350 apartments if average is 70 sq.m and one would guess that most of 1st floor is for shops.

Nydalen, Løren/Hasle and Økern will certainly be one of the absolute most populated areas in Oslo in 5-15 years i would think.

The pic of the old design look ofc better with the summer contrasts. Not a fair comparing imo. That being said, the new one dont look good either.

I think the top looked more "modern" with the cornice and the outer-glass gave it a more interesting look than the bare, black walls imo.

Indeed, the simplification here is far from great. While it looks cleaner as a whole, the sleek part of the "tower" just looks boring now. Not sure what they were intending to accomplish with this, really, as there was nothing wrong with the building to begin with.

The old one had a office-look, now it looks like a 3-star hotel. Agree with mjoks007 that a summerphoto could make it more appealing.

Any highrise news in Nydalen? I guess not..

No, just 5-8 stores, with balconies and in front a tiny lawn that separates the building from the pedestrians.

The demolition of Vitaminveien 11 has begun.
Afaik the plot, including the neighboring Plantasjen, will be turned into Norways largest cinema with 11 halls and 2000 seats. To open next year.

Thon is really going all in at Nydalen. Hopefully, they won't make it too much of a suburb, I'm not that big a fan of Storo senteret. Nydalen needs more street life activity, and hopefully Nydalen 2.0 will leave more space for that.
