17 New Wakefield Street | 106m | 33 fl | T/O



To be built on a vacant brownfield plot close to Oxford Road station, at the corner of New Wakefield St / Great Marlborough St, the block is composed as a cluster of four towers, staggered in height, set on a street-level podium.

With a height of 106m, over 33 storeys(with a further over run of 2.5 floors), the building will provide accommodation for postgraduate, mature and overseas students, also key workers.

Accommodation consists of 404 self contained studios, and 34 cluster flats, with a total of 520 rooms. At ground floor level there is also a concession/common room(A1, A2, A3, A4, and A5 use).

Elevation materials will include; anodised silver and bronze metal panels to the podium; and clay rainscreen in four varying shades of blue/grey and aluminium infill panels.

Due for completion in 2012, for the start of the academic year in September.

Planning approved July 2010.

PS. How high is that hill leading to Oxford Road station? It should give the tower another 5-10m in height looking from a distance. (just a wild guess)

Aye so shouldn't be raised. The older design is nicer, but nevertheless it's nice to see a big new proposal.

Yep, working now.

But blocky, bit grey, but I've seen worse in Leeds, and it looks like it could be quite nice if these use decent materials and keep it restrained.

Will that fit on the New Wakefield Street site?

No doubt they've looked at Parkway Gate(3 towers, Mancunian Way) and thought we'll have a bit of that as well.

It's alright, like a watered-down version of Sky Plaza in Leeds i'd say.

No eye-catching colour. Without the bit at the back it looks pretty similar. It being a student residence also helps.

Fair enough.

Tbh though I'd say the eye-catching colour of Sky Plaza, and Opel Tower for that matter, is part of what makes it look cheap.

Good to see a new proposal and a big one too. It reminds me of something from the 50's/60's, can't think what though. Does it start 2012 or will it be finished 2012?

I make this 4th proposal for the site almost as many years? I wonder what that says about the schemes viability; an awful lot of land speculation has been going on anyway.

You certainly would think there were easier parcels of lad to build not very far away. We do seem to get the majority of our proposed towers on really very awkward plots.

No I don't think they were, but it still points to an inherent difficulty in making schemes on the site pay. My guess being because of the price that is being paid for the site, as well as planning demands for such a highly visible location.
