Location is probably the lot at the right side marked as for future development if directly infront of Dusit Hotel.

Please bear in mind that NO SPECIFIC DETAILS have yet to be announced regarding Ayala Land Premier's next development in the Park Terraces area. The main reason is that there is no License to Sell yet so NO PUBLIC ANNOUNCEMENTS should be made unless LTS has been released. Otherwise, ALP has the risk of losing its LTS or getting sanctioned with a delayed launch because of this. To alvin.ayalaland, please be responsible of your posts, otherwise ALP will be at risk. Let us not wait for ALP officials to take notice of your posts and be sanctioned. The entire company will be at risk.

If there are any inquiries or requests for advance information, kindly message me in private. It is best to converse about these matters privately.

if we end up buying a property at ALP which is still on pre-construction phase, can we make some changes to the unit? eg., instead of having two adjacent bedrooms, we'll have one big bedroom & one less t&b? or move the kitchen to a different section of the unit?

also, what are the required documentation or IDs do we have to present when buying condos in the philippines?

Was at the Park Terraces showroom om Tuesday Park Square is in the final model on display but the other development is shown as "future"

Combining adjacent rooms into one seems possible but moving kitchen around is unlikely because of all the plumbing, electricals and maybe even gas pipe that go with it. It would be hard for developer to keep track of all nuances of each unit if they so allow it and most likely it won't be perfect which could lead to lawsuits. Just my 1cent.

I can’t speak for ALP, but I can relate to you what happened to our pre-selling 2 bedroom condo that we purchased from Megaworld. We bought it 2 years before the start of construction or 4.5 years before scheduled turnover. They agreed to remove the maid’s room to make the space for the kitchen much bigger; remove the maid’s washroom and replace it with a washer/dryer/storage room; transfer the door of the 2nd bedroom to the other end of the wall; move the master bedroom door midway of the hallway so the door swing does not take room space of the master bedroom; move the ensuite door to the other wall perpendicular to it so it doesn’t face the closet; move the door hinge of the common washroom to the opposite side of the door frame so it opens the other way.

Now that’s a lot of changes, but I was able to convince them because there was no movement of pipes nor any additional cost involved, and it was done early enough to allow their engineering department to make the changes in their plans. It will really depend on the developer and if sufficient notice was given.

i agree...it's time to bring this stretch of Arnaiz Ave. up to par with all the construction and modernization happening around this area...but the business establishments will be affected by all the digging and construction work...but it would be great if they can do something to improve it...
