9 December 2011, Johor Bahru, Malaysia – Premium Outlet opens its 70th outlet in its portfolio in Johor Bahru, Malaysia on 2 December 2011. Johor Premium Outlets is the first in South East Asia.

Spanning 175,000 square feet, Phase 1 of this outdoor, upscale outlet centre will feature more than 80 designer and name brand stores, offering factory direct savings of 25 to 65% every day.

You may even have visited Premium Outlet’s other locations including Woodbury Common Premium Outlets near New York City and Desert Hills Premium Outlets near Los Angeles, California. Premium Outlets portfolio features 69 other Premium Outlet Centres including 57 in the United States, one in Puerto Rico, eight in Japan, two in Korea and one in Mexico.

JOHOR BARU: Prime Minister Datuk Seri Najib Tun Razak said the Genting Group will invest RM1 billion on new attractions in phase two of the development of Johor Premium Outlets (JPO) in Kulaijaya.

Najib, who launched JPO early today, said the new attractions include a water theme park, convention centre and 2,000-room hotel.

"The Genting Group will also spend RM100 million to build 60 more outlets at JPO, which are expected to be completed in a year," he told reporters at the media conference after Iskandar Malaysia's fifth anniversary celebrations at Puteri Harbour, Nusajaya today.

Also present were Johor Menteri Besar Datuk Abdul Ghani Othman and Khazanah Nasional managing director Tan Seri Azman Mokhtar.

JPO is the 70th Premium Outlets megastore in the world and the first in Southeast Asia. It features some 80 brand names at discounts of 25 to 65 per cent every day.

JPO is a joint venture between Genting Group and the Simon Property Group of the United States. -- Bernama

JOHOR BARU: The Johor Premium Outlets (JPO) here is also a hit among celebrities.

Miss Malaysia-Universe Kimberly Leggett, who was among the crowd yesterday, said JPO was a great place, especially for students like herself to shop.

“Even though the items are a season late, there is no compromise in quality and the discounts are just too good to resist,” she said, adding that she was planning to make a second trip to JPO with several friends and her mother soon.

Another celebrity, Deborah Henry, who was also spotted shopping at the outlet, said she was pleasantly surprised as the layout was similar to other Premium Outlets overseas.

“I like the mixture of branded items and the food and beverage areas, which create a pleasant shopping experience,” she said, adding that the layout was also a great way to enjoy the Malaysian weather.

She said that this time around, her main aim was to shop for Christmas presents.

Leggett and Henry had travelled from Kuala Lumpur with fellow celebrities Andrea Fonseka and Amber Chia.

Meanwhile, most of the high-end outlets revealed that they were receiving more than 200 to 300 visitors daily.

Salvatore Ferragamo regional general manager C.S. Fan said the highest accumulated amount in a single receipt that they had issued was about RM5,000.

“We get many local and Singaporean shoppers who are willing to splurge on branded items, buying bags worth RM4,500 and other items as these are cheaper than the latest collections,” she said.

ONE month into its opening, Johor Premium Outlets (JPO) - a shopping haven joint-venture project between Malaysia’s Genting group and the US’ Simon Property Group - has been attracting strong crowds, especially during weekends.

This spells good news not just for Johor’s tourism industry, but also for the development of Iskandar Malaysia.

Iskandar Malaysia, which aims to be the most developed region in the southern peninsular, needs something to get the average
Malaysian excited about it and JPO is one of few projects that help provide it, analysts say.

“Malaysians are shopaholics, so something like this stirs their adrenaline,” one remarked.

JPO, Southeast Asia’s first premium outlet, located in Kulaijaya, is a project earmarked under the country’s Economic Transformation Programme to boost tourism.

It is expected to attract some three million visitors in its first year of operation.

About 90 per cent of its Phase One’s 70 branded/designer stores, including Coach, Ferragamo, Burberry, Levis and Guess, are
already operational.

The rest, which include Polo Ralph Lauren, Tommy Hilfiger and Brooks Brothers, are being fitted out, according to a property research report by HwangDBS Vickers Research on January 16.

“Discounts range from 30 per cent to 60 per cent, a tad better than Singapore sales,” its analysts Yee Mei Hui and Quah He Wei said, noting that the “strong” crowds comprised both locals and Singaporeans.

“We believe JPO will likely attract shoppers consistently, particularly from residents within the Johor state as well as visitors from Singapore, given its location that already has
captive shoppers of 8.3 million (3.1 million population in Johor and 5.2 million population in Singapore) and ample car park
space,” Hong Leong Investment Bank (HLIB) Research said in a recent report.

While JPO’s size may pale in comparison to similar outlets in the US, Japan and Hong Kong, Phase Two of its development could
see another 60 outlets come up, bringing the total number of outlets to 130.

Future development may also include a 2,000-room hotel and water-theme park.

JPO, officially launched by Prime Minister Datuk Seri Najib Razak on December 11 2011, is a 50:50 joint venture between Genting Plantation Bhd’s Azzon Ltd and Premium Outlets, the outlet division of Simon Property Group.

HLIB Research estimated that JPO could contribute some RM11 million a year in net profit to Genting Plantations, a mid-sized
plantations firm, from this year onwards.

From an equity investment standpoint, HwangDBS believes that Genting Plantation, which owns 5,500 acres of land in Kulai,
could be JPO’s largest beneficiary.

“Every RM5 per square feet increase (from RM10 per square foot assumed) would raise its sum of total parts value by 10 per cent,” it said.

It had a “buy” call on the stock with a target price of RM9.60 a share.

Genting Plantations’ stock, which fell by 2.3 per cent last year, last traded at RM9.28 on Friday, up 13 sen.
