Bit surprised at the amount of trees they have in these artist's impressions - looks more like a national park than a waterfront park. Seems the Maritime Tower will be kept as well, perhaps as another observation structure??

I have to say, I'm a little disappointed that there is no straight route from the Headland park right through to Barangaroo South. I feel like it would have been a nice spine to the whole development, and now the headland park is almost completely cut off.

I'm being picky, but I thought I'd voice my disappointment. Aside from that I think it's tremendous.

BAG has just gotten a foot in the door to understanding the development of waterfront sites in NYC. One includes the Riverside South site near Midtown Manhattan however most (in the article linked below) are from other sites outside of downtown NYC that cannot and should not be compared to Barangaroo simply because of their locations.

I tweeted this to BAG & also that BAG should not selectively choose these international developments to rant and rave about Barangaroo because they also like to say 'we are Sydney, we are unique.'

'Articulated' . . . Lend Lease has released the first drawings of Lord Richard Rogers's design for the main tower at Barangaroo, known as C4.

LEND LEASE has shaved the length and reduced the mass of the first of three giant office towers planned for Barangaroo in a bid to defuse opposition to the controversial development.

Plans for the 43-storey tower to sit in the middle of three commercial buildings at East Darling Harbour show 90-metre long walls have been trimmed by five metres and the building has been ''articulated'' to break up its bulk from having floors of 2500 square metres, bigger than almost all comparable buildings in Sydney.

Designs for the waterfront tower by British architects Ivan Harbour and Lord Richard Rogers from Rogers Stirk Harbour + Partners have been submitted to the Department of Planning for approval and will go on display today in a timetable that David Hutton from Lend Lease expects will see it approved before the March election.

''It could be approved by the end of the first quarter of next year … the reason we are doing this now is we are seeking to start construction next year to complete in 2014,'' Mr Hutton said.

A great deal of work had gone into designing an ''absolutely world-class building'' and especially into moderating the bulk or ''visual massing'' of the building called C4, as seen from the south, he said.

C4 would be the ''greenest business address in the world'' using 75 per cent less energy than the average Sydney office building, recycling all water and offering only 188 car spaces compared with parking for 708 bicycles.

Despite such credentials and design changes, the plans are unlikely to satisfy critics, including the City of Sydney which has called for the top third of all three office towers to be slashed in size with floors of only 1400 square metres to reduce bulk and the loss of winter sun at Darling Harbour.

Lend Lease has also irritated critics by lodging development applications for the earthworks and the tower before the Planning Minister has approved a separate application to vary the overall planning regime. Barangaroo needs the change to allow construction of a hotel in the harbour and 15 per cent more floor space.

The president of the Barangaroo Action Group, Ian Campbell, said it was absurd for the government to consider individual development applications before it had settled on the concept plan for the site and has already foreshadowed a legal challenge to the project.

Mr Hutton said there was no basis for a challenge and Lend Lease had spent a lot of time to ensure it complies.



Seriously how dumb is that? It has been made blatantly obvious that this building has been submitted for approval first because it ALREADY COMPLIES WITH THE EXISTING CONCEPT PLAN FOR BARANGAROO. Yet BAG still thinks it can go to court and take down Lend Lease...they are really clutching at straws if they think this is the case.

''We think it's a stunning building,'' he said.

Truely hideous - I dont like at all... it's all functional with not enough elegance or drama.. aesthetically I give it a 3/10. Very disappointing. What a huge mistake it would be to build this building in this spot.

mandlebrot. i think your wrong.
this is first of 3 large towers. this one contributes 100,000sqm to the site. will be hidden from south and north by larger towers
its the first of new generation of large towers for australia. time to build big ones!

^ Lets agree to disagree then... I've got nothing against its size, orientation or location - the design is just devoid of any grace, beauty, sexiness.. something I would expect for a premiere water side building in our harbour city.

rogers has his own style. puts everything on outside. we have to respect his style
first time in australia.
its setback 80m from shore, so not right on egde like hotel will be.

All the action will be inside the tower - meeting rooms in pods hanging over the edge of the building, skygardens and retail. Even the liftcores on the outer will show it alive.

The other week, I was in Phillip Street and it was interesting to stand across the road from DB Place and watched the lifts move up and down for about one minute.

I'd be good if they got some lights som you can see the lifts moving up and down at night.

Not bad, a very functional design but, I was expecting better aesthetics. Good to know that this building's going to be covered by two buildings behind and in front of it and partly by a hotel to the side of it. And I'm hoping the hotel would look different and truly remarkable.

Can we have a change please? Can Jean Nouvel work on Banga and Rogers work on Broadway? Rogers is a renowned architect whose work should be respected but I honestly think Nouvel would do a better job here. While Rogers does produce bold and pleasing buildings which would look great at places like the Broadway precinct, I feel that his style leans more towards functionality, whereas Nouvel can really produce iconic and aesthetically stunning designs, which is what we need at Banga.

Headland park is hideous. I really don't undetstand how so much money can be wasted on this ... recreating something that is perfectly usable and more easily developed into and urban park than this flight of naturalistic fantasy.

I'm actually starting to appreciate headlank park. A bit of nature and 'wilderness' in the city. What I don't like is that I think the central precinct is way too much park. Since central's supposed to connect the urban area with the park, why not make the open space 50% urban plaza and 50% park instead of 100% park? This is the CBD, and we already have all that park and wilderness at headlank park. And I'd also like see the Open House! What happened to it! It compliments the precinctly perfectly and IMO it Banga somehow doesn't feel complete without it...
