Estimate ng Phinma, mga October or November ma ti - take out Pag-Ibig Loan ko. And as far as I know, I can move in any time as soon as ma take out. But my plan is mga early next year na mag move - in, mejo madami pa dapat i handa. although kanina nung na visit ko unit, parang gusto ko na matulog dun...hehehehe (RFO na kasi) out of excitement.

Premium is on top of Selling price, 10K for middle unit, 15k for corner. they've mentioned above that move in fee id 25,500.00. Part of it is refundable Construction Bond.

Note: Anyone can respond to this, please.

Thanks Wilmarxtian.... I spoke to a Phinma lady on the phone and she said that apart from the corner and middle unit, there is another type also. This is like the corner unit, too, but it is the type attached to the next cluster...so in essence, ito yung tabi ng units that share the "emergency ladders" (see pictures).

This unit daw does not need to pay the "premium fee"....

May ganun pala? wasn't aware of that, kung nabanggit ng agent sakin toh? I might consider that. sayang din 10k. hehe

But then again wilmarxtian, di pa rin ako 100% on this...that's why I would like to get as much comments as possible to confirm this...tanong mo naman yung ibang kakilala mo...

I am a prospective owner as well...made reservations and halfway through the docs and requirements already...just wanna ask kung kamusta mga dinaanan mo? saan ba yung most challenging part? thanks

javp_wmtp, The whole process was challenging! Our equity was supposed to be 48k, but only to find out last minute that it is 180k. The agents don't tell the whole picture and if I found out earlier.. ang Phinma na lang mismo ang tinanong ko ng mga inquiries ko para walang surprises. Dapat kasi dun sa slots ng Building 2 or 5 dahil gusto ko ng 5th Floor para mura. May nag-open ng slot sa Building 7. Sabi ng Phinma and agent eh 'yun na lang daw kunin kasi old price so meaning maliit ang equity so took their words. Only to find out later na 180k nga. Kung alam ko lang na ganito mangyayari sana dun na lang ako sa Building 2 or 5!

The documents request was unreasonable, in my opinion. If I knew it will just sit on their table for four months, I could have taken my time in providing them. May mga times rin na iba ang sinasabi ng Pag-ibig sa sinasabi ng Phinma, so I had to correct ang Phinma and sabihin kung ano sinabi ng Pag-ibig.

'Yung loan take out kay tagal ng processing. I think that's due to Phinma holding back the documents. I believe they sent my documents early August tapos it came out last week. Dapat nung July nila sinend para August processed na at makapagmove-in na as soon as the unit is ready.. To think ang turnover dapat ng unit ay 2Q of 2010. Parang 4Q na makakapagmove-in.

In my opinion, parang hindi sila organized. 'Yung pag-release lang ng NOA, bakit ang client ang kailangan mag-inquire? Yung status ng condo, bakit ang client mag-informed sa agent? It's strange! Parang self-service ang nangyari.

Wow..it seems like you had a rough time...pero was it worth it? How did you find your unit and your move-in process?

In terms of the processing of papers and docs, ano ang advise mo sa aming mga nagsismula palang?

Yeah, it was rough. I'm not sure if it's worth it. I guess only time can tell saka hindi pa nakakapagmove in. Orientation pa lang next week. Ayoko lang i-waste 'yung reservation fees kaya I went ahead with it. If you ask me kung I'll go ahead with it had I known ano mangyayari? Maybe.

I recommend to research, research, research.. dahil kahit ako na sobrang research na ginawa ganun pa rin pangyayari. If you don't understand something and it does not make sense. I suggest you question it. ie/ signing 3 times on a blank piece of paper

To wilmarxtian:

The corner unit with a premium fee is the cornermost unit of the entire building, the actual premium is the provision of a third window, and a bathroom window. The middle units only have two windows. So you pay extra for the third window, Php15,000.00.

The third type, being a corner unit but is adjacent to another corner unit, does not have a third window.

Hi,
I might move in with only minor renovation. Then unti untiin ko na lang renovations eventually. For now, what I think primarily important is Partitions to make at least one bedroom. And some appliance & Furnitures. Most likely, parang gagayahin ko yung ayos or lay out ng model unit. Any idea about accordion wall partition? or movable / fold able wall?

Ahh I got it! The Corner unit with no premium is the corner unit of the cluster not the corner unit of the Building which has extra windows.

But archnap; why is that there's a premium for Middle units (10K) like mine unit No. 3. What's the rationale of PHINMA for this? supposing you'll still have 2 windows therein.

Ang reservation ko dun sa bldg 1 na ang construction completion ay sa December pa. 1st payment ko ng equity was scheduled October 15, nasa completion ng documents stage palang ako. buti mabait yung nakakausap ko sa Phinma pag may mga clarification ako.

Hmmm that I do not know...my wife and I was immediately (and fortunately) offered a corner unit with a third window when we walked in, and we fell in love with the third window because it allows flexibility in layouting and has nice ventilation.

Maybe the windows of the middle unit are larger?
