Another 577 units for Pentagon City, which has already seen more than 1,110 new units deliver in the past year.

22 Stories for Pentagon City?

This Saturday, the Arlington County Board will consider granting approval to a new residential building that would add 22 stories to Pentagon City.

Metropolitan Park 6 would replace the Pentagon Industrial Center warehouse and vacant parcels of land at 1400 South Eads Street. The project, led by Vornado and Charles E. Smith, will be the sixth phase of the decade-plus long redevelopment of the Metropolitan Park site just east of the Pentagon City shops and Metro station. If approved, the building would rise 22 stories and house 577 residential units and almost 10,000 square feet of retail.

Two major local players join Microsoft as partners in Washington area's first smart city

The master developer of a planned $500 million "smart city" in Ashburn has landed two key local partners who will help build the technological backbone on which the Gramercy District, and perhaps more places like it, will run.

George Washington University and the Center for Innovative Technology have joined 22 Capital Partners, the private equity firm behind the 2.5 million-square-foot, Metro-accessible Gramercy District, to create an "ecosystem" of smart city technology. Under the umbrella of a new entity, 22 CityLink, the partners will develop the "Smart City In-a-Box" platform, described as "the foundation for the development of smart cities by linking together all aspects of real estate development with a preconfigured, intelligent framework."

More redevelopment for Southwest DC:

Power team to remake the Coast Guard's former Buzzard Point headquarters

The Coast Guard's former waterfront headquarters south of D.C. United's planned soccer stadium in Buzzard Point is being primed for new life as a residential and retail development.

A powerful team led by Akridge and Western Development Corp. plans to convert the 609,265-square-foot Transpoint building at 2100 Second St. SW into a mix of apartments and condos above roughly 80,000 square feet of retail space. The team, 2100 2nd St. SW LLC, bought the building — to be called Riverpoint — for $49.3 million in a deal recorded Wednesday with the District.

National Bank of Washington Building | Metro Center

Project facts
  • Address: 619 14th Street NW
  • Status: Proposed
  • Developer: Lincoln
  • Architect: Shalom Baranes
  • Office/retail: 127,186 s.f.
  • Floors: 11
  • Height: 130ft (40m)

Quote:
Major addition proposed for historic National Bank of Washington building

Lincoln Property Co. has proposed a major addition to the historic National Bank of Washington building at 14th and G streets NW that would rise to more than twice the height of the 1920s-era Classic Revival structure.

The developer filed plans Aug. 26 with the Historic Preservation Review Board calling for an 11-story office addition topped by an amenity room and penthouse along the G street side of the property. The proposed addition would rise to 130 feet, stepping down as it approaches 14th street. The HPRB has not yet announced a hearing date for the proposal.

Lincoln and Shalom Baranes propose preserving and restoring most of the historic landmark's exterior as well as its ground-level entrance hall, elevated banking room and mezzanine overlooking the banking room, per the concept submission. Other parts of the building, such as the basement, lower floor and upper levels are not "specifically protected by the historic designation," though their architectural character would be retained where possible. Some parts of the building would be demolished, including sections of its interior-lot line facade.

The roughly 127,186-square-foot addition would continue to use 14th Street as the building's main entrance, leading up an existing set of stairs into bank's main hall, which would serve as a lobby leading to the addition. The concept, Lincoln and Shalom Baranes assert in their HPRB filing, is crucial for the preservation and restoration of the the historic structure, including its grand entrance and brass pocket exterior doors.

Behind the scenes at Capitol Crossing's construction
Property Group SVP of development Sean Cahill sees Capitol Crossing not as one development, but as a combination of several projects that would each be considered major on their own. The first building going up is 200 Massachusetts Ave, a 414k SF office building with ground-floor retail slated to deliver in 2018. Next, developers are embarking on the adjacent 250 Massachusetts Ave, with 559k SF combined office and retail. After that they will build another office building, 200 F St, on the other side of the site, followed by a 180k SF residential building on the plot where Sean and Billy are standing.
