KUALA LUMPUR: fahrenheit88, the building formerly known as KL Plaza, has achieved 92% tenancy as of today, said Kuala Lumpur Pavilion Sdn Bhd retail chief executive officer (CEO) Joyce Yap on Thursday, Aug 5.

She told reporters after unveiling the mall's tenants that 20% to 30% of fahrenheit88's tenant mix would comprise of food and beverage (F&B) and entertainment outlets, in line with the trend in central business districts (CBD).

"The rest of the mall will contain IT and fashion outlets. This mall will have a statement floor featuring women's wear, the first in the country," she said.

Located on Jalan Bukit Bintang, fahrenheit88 will have a total gross floor area of about 511,000 sq ft as well as a net lettable area of around 300,000 sq ft, comprising about 200 retail areas across five retail floors and two entertainment floors.


Yap said all the retail spaces would have been taken up if not for Pavilion Kuala Lumpur's selective criteria in choosing tenants.

She added that 70% of the future tenants of fahrenheit88 will not be replicated in Pavilion.

Pavilion Kuala Lumpur is in charge of the retail planning and management of Pavilion, and will assume the same responsibilities in the refurbished mall.

Yap, however, declined to reveal the exact range of rental rates for the new shopping complex but said that rent rates would be determined based on a fraction of sales and occupancy costs, with the former also subjected to cost margins.

About half of the mall will comprise shops that are 300 sq ft to 500 sq ft wide, she added.

The anchor tenants are Japanese casual wear brand UNIQLO and Signature IT, a one-stop digital centre. They will occupy 23,305 sq ft and 75,305 sq ft within fahrenheit88 respectively.

UNIQLO's store in the mall marks its first foray in Malaysia, and its performance will help determine the group's further expansion plans into Southeast Asia, said UNIQLO (Malaysia) Sdn Bhd and UNIQLO (Singapore) Pte Ltd managing director Satoshi Onoguchi.

"We believe that our success in Japan and worldwide will reflect strongly in Malaysia as long as we can clearly communicate UNIQLO's stengths, which is providing high-quality clothing at affordable prices and also focusing in individual style," he said,

Meanwhile, Signature IT director Lai Yew Weng said the company had found a suitable location in the new retail centre.

Yap said the mall was positioned at the middle-to-slightly upper-middle income level, and is targeted at the 18-to-35-year-old 'young and fashionable urbanite crowd.

She added that the mall hopes to tap into the approximately 1.2 million to 1.5 million visitors to Jalan Bukit Bintang per month, and is aiming for a mix of 25% tourists and 75% locals, given that tourists typically spend five times more than local customers.

Meanwhile, mall owner Makna Mujur Sdn Bhd's director Datuk Lee Tuck Fook said the company was looking at expanding in China, but declined to go into detail.

The mall, which had undergone a RM100 million makeover, will sport a new glass facade and a skylight above the concourse area.

farenheit88's will be open to the public on Aug 8, with a soft launch ceremony scheduled for Sept 15. Its official launch is expected to be held on Nov 23.

KUALA LUMPUR: The 27-year-old KL Plaza will be opening for business on Sunday after a refurbishment of more than RM100mil.

It will be officially launched next month, mall manager Kuala Lumpur Pavilion Sdn Bhd said.

Its chief executive officer for retail Joyce Yap yesterday unveiled two of the anchor tenants for the former KL Plaza, which has been renamed fahrenheit88, at a press conference.

These are Japan’s top casual wear brand UNIQLO and Malaysia’s Signature IT.

Both of them will be taking up 23,000 sq ft and 75,300 sq ft of space respectively in the mall, which has a net lettable area of about 300,000 sq ft, about a quarter the size of Pavilion KL.

Yap, who will be managing both malls, said there would be more homegrown brands in fahrenheit88.

“Unlike other shopping malls where the average outlet is about 2,000 sq ft, about 50% of the stores in this new mall will be between 200 and 500 sq ft. Many of them will be small and medium-sized businesses,” she said.

Yap, who is also managing Kuala Lumpur Pavilion, said fahrenheit88 would have a different appeal.

Its main target will be those aged between 18 and 35.

UNIQLO is making its debut in Kuala Lumpur after entering into a joint venture with DNP Clothing Sdn Bhd, a subsidiary of Wing Tai Asia, with a capital of RM18.8mil.

UNIQLO owns 55% while DNP the remaining 45%. The brand entered the Singapore market 18 months ago.

DNP operates more than 50 retails outlets in Malaysia carrying various brands such as Dorothy Perkins, Miss Selfridge, Top Man and Top Shop.

UNIQLO managing director Satoshi Onoguchi said there were plans to open more stores in all major cities around the world.

The expansion into Singapore in April last year marked its entry into South-East Asia.

There are currently over 900 stores worldwide.

Fahreheit88 is owned by Makna Mujur Sdn Bhd, which is owned by Pavilion International Development Fund Ltd.

The principal of this fund is Qatar Investment Authority (QIA). QIA also owns 49% of the Pavilion KL shopping mall nearby.

Fahrenheit88, formerly known as KL Plaza, was acquired by Makna Mujur for RM470mil in 2007. KL Plaza was previously owned by the Berjaya group. - AP

It is still shut. I was in the area yesterday and what an utter mess. Sigh.

Starhill has expanded its construction area for Sephora and F88 has done nothing to help pedestrians crossing over from Pavilion. I must say I am disappointed. Besides, this is our peak tourist season. Why is anyone preempting or evaluating any of this?

if they want to do construction and obstruct the pedestrian walk, why not close the road. prohibit cars/taxis from entering, so that ppl can walk on the street..

You should have seen the tired faces of parents with children in prams and flustered tourists who have no idea how this semi-cosmo looking city is behaving so out of sorts.

F88 looks nice.... it gives a excitement feeling for Bukit Bintang... Starhill and Pavilion is now quite dull..... haha

Starhill has chosen the worst time to construct Sephora. No one cares about the pedestrians safety. If you walk closely, the pedestrian light facing Mcdonalds and Giordano never works, and the landing platform in the middle of the road is just astonishingly small. It's time for us to elect our own city government and dispose the smelly trash.

All the shops are still under renovation. Went it from the side to take a look.

The interior looks like a bigger version of capsquare with escalators on each side and skylight in the middle. Quite plain and boring

Saw shops for Larrie, pasta zanmai, subway.

Wait till the soft launch then maybe the stores will be ready.
