KUALA LUMPUR: The former KL Plaza shopping centre in the heart of Kuala Lumpur is getting the final touches to its makeover. Renamed Fahrenheit 88 (pictured), it aims to offer a new retail experience to complement the retail belt of Jalan Bukit Bintang.

Fahrenheit 88 will be managed by Kuala Lumpur Pavilion Sdn Bhd for both management and leasing matters, the same company that manages Pavilion KL.

KL Plaza is owned by Makna Mujur Sdn Bhd, a subsidiary of Pavilion International Ltd who had acquired the property from Berjaya Land Bhd.

“Inspired by the fashion fusion culture of Tokyo, Fahrenheit 88 targets the vibrant, creative and stylish urban crowd with the hippest fashion, in-vogue tech gadgets and trendiest F&B outlets,” said Joyce Yap, CEO of Retail, Pavilion KL.

The target demographics will be the fashionable and tech savvy. The refurbished mall will have 280 shopping lots over five floors. It has a gross total floor area of about 511,000 sq ft, with approximately 300,000 sq ft of nett lettable area. The entire refurbishment costs RM100 million, said Yap.

KL Plaza is Now ‘Fahrenheit 88’

At the unveiling of its brand new name and logo today, the former KL Plaza is undergoing a RM100 million renovation and will open its door to the public on the 8th of August, poised to be a new hub for the hip, and KL’s capital for cool.

With tourist arrivals expected to grow at a healthy Compound Annual Growth Rate (CAGR) of 9% during 2009 to 2012, and shopping receipts from tourism expenditure topping 27% in 2008, Fahrenheit 88 appears set for a turnaround retail property scene this year.

“The sales growth in the Malaysian retail industry has certainly performed better in 2009 as compared to 2008 and with an estimated Gross Domestic Product (GDP) growth of 3.2% for 2010, the retail property scene will see a rebound in market sentiment in 2010. As such, we are confident that this is a great time for us to embark on this investment to transform the familiar KL Plaza into a ‘Hot, In and Trendy’ retail experience that reflects global trends and meets the shopping needs of the young urbanites,” said Dato’ Lee Tuck Fook, Director of Makna Mujur Sdn. Bhd., which is the property owner of Fahrenheit 88.

Fahrenheit 88 will consist of 300,000 square feet of lettable space spread over 5 levels of zoned shopping space.

Kuala Lumpur Pavilion Sdn. Bhd. will function as Fahrenheit 88’s management and leasing team, and they bring with them a wealth of experience and a proven track record as they also manage the hugely successful Pavilion KL.

“With careful market research and our ability to evolve with the retail market trends, we have found a niche for Fahrenheit 88. We will establish this mall as a mid range shopping center aimed at hip and trendy urbanites. Judging by the large number of enquiries and interest shown by prospective retailers, we’re certain that our concept has all the hallmarks of the perfect complement to KL’s shopping scene,” explained Ms. Joyce Yap, CEO (Retail), Pavilion KL.

Turning up the heat in Bukit Bintang

COME August, Bukit Bintang will welcome yet another mall on its shopping belt.

Keeping the latest trends and the hottest styles in mind, the people behind the mall have come up with a befitting name for it, Fahrenheit 88.

“We wanted a name that would reflect the position, so when we came up with the idea of Fahrenheit 88, we received good response to it,” said Pavilion KL (Retail) CEO Joyce Yap during the unveiling of the name and logo recently.

“Fahrenheit 88 is about the heat, and if you convert it to degrees, the temperature measures about the same as what we have now,” she said.

The mall which will occupy the space of the former KL Plaza is currently undergoing a RM100mil renovation and is set to open its doors on Aug 8.

“We are confident that this is a good time for us to embark on this investment to transform the familiar KL Plaza into a retail experience that reflects global trends and meets the shopping needs of trendy young urbanites,” said Makna Mujur Sdn Bhd director Datuk Lee Tuck Fook.

At the press conference, Wong exlained that the new mall will see changes in its physical structure, natural lights, retail mix to complement the other malls around the area.

The five-storey mall with 280 shopping lots spreading across 300,000sq ft retail area will feature special highlights such as a new sleek, glass facade which allows for the skylight to illuminate the concourse, giving a spacious and modern ambience.

New entrances would also be strategically placed for a smoother approach through important junctions within the Golden Triangle.

“We have already embarked on bringing some of the hippest, trendiest and fashionable local and international brands that will definitely interest our target consumers, which we will share with you in due course,” Lee said.

Flanked by well-established malls, office buildings, high-end residences and world class hotels, Lee is confident that Fahrenheit 88 would be able to cope with the masses and cater to both locals and foreigners.

He believes that the collective expertise behind Fahrenheit 88 would be able provide optimum returns for all stakeholders and also bring a breath of fresh air to urbanites who frequent the shopping streets of Bukit Bintang.

The former KL Plaza (rest in peace!) is currently undergoing a RM100 million redevelopment and it's sporting a new brand logo name and logo. Owned by Makna Mujur Sdn. Bhd,. Fahrenheit will be managed and leased by Kuala Lumpur Pavilion Sdn. Bhd., which manages Pavilion KL.

A trendy lifestyle mall, targeting both local and foreign urbanites, Fahrenheit 88 will have 280 retails shops offering "the hippest fashion, in-vogue tech gadgets and the trendiest food and beverage outlets". Inspired by the fashion fusion culture in Malaysia, Fahrenheit 88 will feature a new sleek glass facade, a skylight above the concourse area, dynamic advertising panels on the exterior and new entrances. Architecture aside, it's been reported that many brands are looking for the opportunity to come in, including retailers from overseas. It will all be unveiled in March. Where exactly is this in relation to Pavilion KL? I have probably seen it before but I don't remember!!

UNIQLO Plans To Open First Store In Malaysia In Fourth Quarter

KUALA LUMPUR, July 28 (Bernama) -- UNIQLO, Japan's number one fashion brand and a worldwide leader in casual wear, plans to open its first store in Malaysia in the fourth quarter of this year.

In a statement Wednesday, UNIQLO said it would be making its debut as an anchor tenant at the newly renovated Fahrenheit 88 shopping centre located in Bukit Bintang, Kuala Lumpur.

"Our foray into the Malaysian market 18 months after the debut of UNIQLO Singapore seems natural as it is in line with our effort to globalise and accelerate our expansion into the South-East Asian market," said Satoshi Onoguchi, managing director of UNIQLO (Malaysia) Sdn Bhd and UNIQLO (Singapore) Pte Ltd.

For the Malaysian store, UNIQLO entered into a joint venture with DNP Clothing Sdn Bhd, a subsidiary of Wing Tai Asia, with a capital of RM18.8 million.

The Japanese company owns 55 per cent of stake while DNP Clothing owns the remaining 45 per cent.

UNIQLO currently has a total of 944 stores worldwide, with 809 of them located in Japan.

The company aims to open more stores in all major cities around the global and will continue to establish itself as a global brand.

Its expansion to Singapore in April last year marked UNIQLO's entry into the South-East Asian market.

KUALA LUMPUR: The 27-year-old KL Plaza will be opening for business on Sunday after a refurbishment of more than RM100mil.

It will be officially launched next month, mall manager Kuala Lumpur Pavilion Sdn Bhd said.

Its chief executive officer for retail Joyce Yap yesterday unveiled two of the anchor tenants for the former KL Plaza, which has been renamed fahrenheit88, at a press conference.

These are Japan’s top casual wear brand UNIQLO and Malaysia’s Signature IT.

Both of them will be taking up 23,000 sq ft and 75,300 sq ft of space respectively in the mall, which has a net lettable area of about 300,000 sq ft, about a quarter the size of Pavilion KL.

Yap, who will be managing both malls, said there would be more homegrown brands in fahrenheit88.

“Unlike other shopping malls where the average outlet is about 2,000 sq ft, about 50% of the stores in this new mall will be between 200 and 500 sq ft. Many of them will be small and medium-sized businesses,” she said.

Yap, who is also managing Kuala Lumpur Pavilion, said fahrenheit88 would have a different appeal.

Its main target will be those aged between 18 and 35.

UNIQLO is making its debut in Kuala Lumpur after entering into a joint venture with DNP Clothing Sdn Bhd, a subsidiary of Wing Tai Asia, with a capital of RM18.8mil.

UNIQLO owns 55% while DNP the remaining 45%. The brand entered the Singapore market 18 months ago.

DNP operates more than 50 retails outlets in Malaysia carrying various brands such as Dorothy Perkins, Miss Selfridge, Top Man and Top Shop.

UNIQLO managing director Satoshi Onoguchi said there were plans to open more stores in all major cities around the world.

The expansion into Singapore in April last year marked its entry into South-East Asia.

There are currently over 900 stores worldwide.

Fahreheit88 is owned by Makna Mujur Sdn Bhd, which is owned by Pavilion International Development Fund Ltd.

The principal of this fund is Qatar Investment Authority (QIA). QIA also owns 49% of the Pavilion KL shopping mall nearby.

Fahrenheit88, formerly known as KL Plaza, was acquired by Makna Mujur for RM470mil in 2007. KL Plaza was previously owned by the Berjaya group. - AP
