This tower is part of a major redevelopment scheme around the new "Loop Line #2" road between Toranomon and Shiodome. On completion it will be Tokyo's 2nd tallest tower (official height) after the Mid-Town Tower in Roppongi. Demolition has recently started in order to start the construction in November 2011, it will take 4 years to complete.

Another update for this tower today and not a small one. Yesterday we already saw the progress with the demolition of the old buildings on the site and today the construction notice board has been put up on the fence with some interesting news.



And here we see that the roof of the building is still on 247m, but the highest point is 255m . And that means that it will be the tallest Skyscraper in Tokyo on completion!!

In an earlier design the maximum height was 250m, that was taller then the 248.1m high Tokyo Midtown Tower but after a redesign the height was reduced to 247m with the possibility that the actual height would be a bit higher. And with the announced of the structural height on the notice board it's now official, it will be the highest.

A large tower like that with an accompanying "avenue" looks like it has involved demolition of numerous small buildings over the last year.

Mori released a press release about the start of construction.

Today Mori building held a safety prayer for the start of construction. It should start this Spring and since the meteorological spring will start on the 1st of March this should be considered U/C as of today (it's already Tuesday in Japan). The construction already started anyway because the road that will go underneath this tower was already U/C, they must have already done some work on the joint foundations.


And in the press release, some new stats and measurements were also announced.

The announced that the total number of floors was reduced from 53 to 52 was a bit misleading. The office floors and the residential floors have remained the same. The difference in the floors is all in the hotel floors at the top of the building. The number of floors for the hotel was reduced, but it seems to been compensated with an increased floor height. Therefor the total height of the building hasn't changed, for what it's worth the architectural height even increased by 0.5m.

It's still going to be Tokyo's tallest tower upon completion and it's starting now!

A bit artsy picture of the site but it's recent.

At the bottom of the picture you can see the long steel beams with white tents around them, here the steel beams that will go down in to the ground are welded together. This means that they will be using top down construction method on this tower, in a way that is very common in Japan.

Just curious: do those affected residents push back on these kind of projects as much as other countries?

Local residents, especially the actual owners of the land/buildings are more then most other countries protected by the law against the government that wants to buy up properties for redevelopment or new infrastructure. It can take years to buy up all the properties that are needed. Protest against projects are numerous and sometimes even effective. You sometimes see old houses in the middle of a road, other parts of town are basically ghost towns because most of the properties have been bought up except for a couple of houses that the owners don't want to sell.

This is reflected in the usual long period between the first plans and the start of construction. For this project the first plans to construct the new ring line road that runs underneath this tower are from 1996 and the construction started in 2005. The 1st plans for the tower are from 2004, it took 7 years until the construction started.

So yes, local residents have the law on their side to push back projects.

The tower will be above the entrance of a ring line road tunnel that actually runs underneath the new avenue that will be used for local traffic.
