Family Housing Project - Egypt

The project scope of work: building 3000 housing units, 63m² for each unit. 500 housing units were built with a total cost EGP 30 million. It was executed within 6months. The second phase comprises 2100 housing units with a total value is EGP 200 million and its execution period is 18 months.

Housing for Most Favored Families - Egypt

Urban Planning Philosophy:
Planning for each site were open to the surrounding areas through many roads and entrances leading to it, making it interactive communities affected by the behavior of the surrounding communities and integrated with it, as well as facilitate the presence of security control and services. It is a comprehensive planning giving people a sense of security and stability and order. All services are available in every site; such as: the schools - health units - shops - Mosques - governmental administrative buildings. Consequently; these communities do not constitute a burden on the surrounding areas’ services.
In terms of the spaces have been recruited to promote social ties among the inhibitors and improving their social level where possible exploitation of these spaces as green areas, gathering places and safe playgrounds for children.
All this was through total commitment to the requirements of the Authority of New Urban Communities, as follows:
- 50% housing from the total land surface
- 50% buildings from the housing land area
- 12: 8% services from the total land surface
- The width of the internal roads not less than 9.5 meters Asphalt
Design Philosophy
1 - the building consists of a simple typical units, its area ranging from 17.7m² to 23.4m² (room and bath) and 40.2m² (room and living room) and 42.5m² to 43.0m² (two rooms and living room)
2 – The typical unit gives flexibility in design where different models of housing units stemmed from the main building composition.
3 - All the units are provided with adequate lighting and natural ventilation.
4 – The building is consisting of a ground floor and two floors for small spaces and four floors for the largest space sites. Thus the number of the inhibitors will be appropriate with the site area.
5 - A study for the tracks to meet the requirements of security and safety in emergency cases (Emergency Exits).

I really like it it looks very green and luxurious... but it's again a very expensive housing project for the rich and famous . I would like to see more new neighborhoods with cheap houses.

Dubai's Arabtec signs $136 mln Cairo building contract

Dubai's Arabtec signed a 500 million dirham ($136 million) contract to build a 23-storey hotel and residential complex in Cairo, the major construction firm said on Sunday.
The Nile Towers, to be built in the Maadi suburb of south Cairo, will include a Hilton Hotel with 256 guest rooms and suites plus other facilities, Arabtec said in a statement. An adjacent tower would contain 114 luxury residential apartments.

Arabtec and its joint venture partner SIAC Industrial Construction & Engineering Co were initially awarded the contract in July last year by developer Saudi Egyptian Construction Co.

The Dubai builder has gradually shifted its focus from its home territory since Dubai's real estate market collapse in 2009, and focused on new markets such as Egypt, Saudi Arabia and Abu Dhabi.

Arabtec said last week that it would raise $650 million through a rights issue before the end of June to help fund its expansion. It replaced its chief executive last month in a shake-up led by Abu Dhabi state fund Aabar, its top shareholder, which has been tightening its grip on the group.

The company said Nile Towers was its third project since it entered the Egyptian market. It has a 174 million dirham contract from Dubai developer Emaar Properties to build the Al Marassi villa project on the coast at Alexandria, and a contract to build a 726-apartment residential development on a cliff top at the town of Sokhna.

Holy crap, there are WAY too many Nile towers. I did google it but the only project that came up was the completed one. Is that a residential complex?

Arabtec-SIAC JV a joint venture between Arabtec Egypt for Construction SAE (55%) and Industrial Construction and Engineering Company SIAC (45%), one of the leading private construction firms in Egypt has been awarded a contract to build the SECON Nile Towers project located at Maadi Nile Corniche in Cairo by the Saudi Egyptian Construction Company SECON,valued at AED 570 million.

The scope of work includes the construction of two towers, a luxury Residential Tower and a Hotel Tower, each comprising of 22 floors with 2 basements and 2 podium levels and will take 36 months to complete.
