SOUTHBANK > 141-155 City Road > 43L / Resi
Central Equity have lodged an application for a 43-storey tower @ 141-155 City Rd, which they recently purchased from Crown.
Existing buildings will be partially demolished which I take to mean that they're keeping the City Rd frontages. No other details as yet.

Thanks - sounds interesting
Do you know who owns Hanover House? I always wonder why that doesn't get redeveloped. It isn't part of the Prima site, right? (Sorry, I know... don't mention the war... )

sorry that last line could be misinterpreted.... i would like to see Prima developed if that was unclear
I meant don't mention sites that have taken long time to get anywhere (or no where)

Positive, yet slightly disappointing at the same time.
Positive another high building is going in, disappointing that it's nothing particularly impressive height-wise, and with it being CE I have no doubt it'll be a very plain design with no flair or style. Would have liked to see something bigger and better go in on this good site - nice to hear they may be keeping the city rd frontages though. I'm making all these assumptions, without even seeing a render (could eat my words and hope I do on the design) - Archi, do we have any images? |

SOUTHBANK > 141-155 City Road > 130m > Residential (CE) > proposal
Some further news on this site - expansion from the Southbank <100m thread.
there will only be a single tower on the site as the proposal is very bulky. Tower is about 45m east/west and 25m north/south. central core (balconies/windows all round) 7 level podium (4 of which will have an apartment wrap), then a 34 level tower above that. 130m total building height (ground RL of 2m, top of roof RL of 132m). 513 apartments, 464 car spaces. 1385m2 of retail on the ground floor which fronts all 3 street frontages. The City Road facade is retained as part of hte proposal, as is the brief return of about 20 metres up Power Street. the rear facade of the factory, being the rest of the Power Street frontage and the Fawkner Street frontage, are being demolished they have a slightly different window layout to the City Road frontage and are probably later additions but still a little dissapointing to demolish it... The design does 'talk' to the factory in that their is a 4 level apartment wrap around the podium which will have a brick finish to break up the bulk of the facade. doesn't look uber fantastic but better than nothing. The 4 levels are about the same height as the 2 levels of the existing factory just as a point of interest. in summary - a pleasent surprise for a CE project but not the most exciting building you'll ever see. was goign to say Potential for Fawkner Steret to be a nice little Southbank Laneway with the 2 retail tenancies coming off it but the 464 carparks are accessed from Fawkner so a little less desirable in teh end. hoepfully some pics to come. the site
http://maps.google.com.au/maps?hl=en...02406&t=h&z=19 below you can see the change in building type for the factory. the part on the left (2 window bays abutting city road) will be retained as facade for the building the part with the taller ground floor windows fronting the rest of power street is demolished. plans show a return to brick for hte factory facade. http://maps.google.com.au/maps?hl=en...8.09,,0,-14.26 |

my apartment looks directly at this site. will be interested to see what it looks like.
though i do loose some of my view i'm not objecting out of principal. i hate objectors so much and have to deal with there nonsense every day at work...i wont become what i hate. 500+ apartments, good sign that developers have faith in the market again and can secure finance for such projects too. Will imagine we might see a few more apartment towers going up around Southbank in the not so distant future....all we need is a good super market here. |

geez total lack of architectural integrity, at least there's retail on ground floor, the area needs it desperately
three towers in the first pic yet to be built, wonder where wrap southbank is at?

i don't mind it. Its dark and foreboding (in a good way) and the herritage retention is very pleasing. Better thn some of the shit around
