Kohn Petersen Fox (KPF) was selected as the master plan architect for Songdo International Business District in August 2001 and in February 2002, the first master plan is submitted to the city of Incheon. The master plan for Songdo IBD was approved by the city of Incheon on November 5, 2002 and was completed in 2003.

Songdo IBD parcels target certification under the LEED-NC and/or LEED-CS rating system. Third party development land sale agreements will contain language mandating that buildings erected must pursue LEED Certification.

Songdo IBD is being developed on 1,500 acres of reclaimed land in South Korea along Incheon's waterfront, 40 miles from Seoul and just 7 miles from Incheon International Airport. Transportation


Songdo IBD will support mobility needs with efficient transportation systems: short-haul flights access to other major Asian finance centers; express bus networks that facilitate access to the airport as well as to surrounding smaller cities; and linkage to the existing Incheon subway system, the Seoul Metropolitan Rapid Transit (SMRT), with connections to the National Railroad network.

Other significant infrastructure investments include the 7.6 mile Incheon Bridge, expected to be complete in October 2009, connecting Songdo IBD to Incheon International Airport in a short 15 minute trip. Songdo IBD will be linked by subway and highway to Seoul, just 35 miles away. Plans are in place to upgrade the road network to greater Gyeonggi province, downtown Seoul and areas south of the Han River in Gangnam.

Within Songdo IBD, The Incheon subway line will be extended through Songdo with several stops servicing Songdo IBD. This in turn will link to all the major business and residential areas of the Seoul Metropolitan areas, as well as the AREX Express train to Incheon International Airport.

International Plaza is one of Songdo International Business District's high-concept, Rockefeller Center-inspired complexes. Along with Gateway Center, International Plaza will form the heart of the city's commercial district. International Plaza will cover three city blocks and incorporate six commercial buildings linked by low-rise retail options. Its innovative design, state-of-the art facilities and close proximity to Central Park will make it one of the most desirable office locations in Songdo IBD.

This 5-million-square-foot mixed-use development is located on the western edge of Central Park, the main open space of Songdo City. This development consists of six separate tower buildings that sit on two adjacent north south running blocks separated by a 20-meter public road.

One key to the design is creating an internal public space that all six buildings share, a sort of city within a city. Our strategy is to integrate the 20-meter public road into the landscaped plaza like a stitch. Drop-off areas and parking happen at a sunken sky lit level so that pedestrians may cross at grade.

As the road gently rises it crests two meters above the ground plane and the plaza dips gently underneath. The public road becomes a significant element within the overall plaza design. The bringing together of these public and private urban activities will create a very dynamic and memorable place. Another key to the design is the degree to which the six buildings relate to each other and to the future context of Songdo City. A spiral progression sets the general massing of the composition with the shortest building on the south west corner of the site and the tallest on the south east corner, moving clockwise around the site.

The buildings are conceptualized as a series of north / south "plan" layers much like the layers of mountains and valleys in the Korean landscape. As a datum, we've kept an ideal planning dimension from the core to the perimeter glass wall and have allowed the ends of these layered slabs to curve and twist vertically. Adjacent buildings create a figural space between them and lock them together much like dancers create space on a dance floor.

At key moments within the design the massing of the individual buildings is broken down with reveals and interlocking edges conceptualized as ancient wood joinery. These joints and reveals offer connections to various urban scales that happen naturally throughout a city.

The long facades of the buildings are alternating panels of clear low iron, high performance glass and glass layered with copper mesh. The edges of the buildings consist of a high performance reflective glass heightening the curvature of their forms. Water harvesting, planted roofs and walls, efficient planning and use of materials, and solar energy collection comprise some of the strategies that will make this a "LEED" rated and sustainable design.

The Songdo Convensia Convention Center is the first project completed in Songdo IBD and opened for business on October 7, 2008. Its innovative design by KPF and Baum elicits thoughts of the Sydney Opera House and is already a landmark structure in Korea. The main exhibition hall has one of the largest column-free spans in Asia.

Donated to the City of Incheon by Gale International and POSCO E&C and managed by Incheon Tourism Organization, Songdo Convensia now hosts international conferences, trade shows and meetings, and has even become a popular filming location for commercials and music videos.

Facilities available at Songdo Convensia include two main exhibition halls, 23 conference rooms and 3 ballrooms. Some of the support facilities at Songdo Convensia include wireless internet capabilities throughout the entire convention center, RFID card systems, voice recognition cameras, and interpretation in 8 languages.
