McAlpine beats Mace to £150m Heron apartments

In addition to 284 highly specified suites, apartments and penthouses, the development will incorporate a landscaped roof garden, a residents’ club lounge, gym, screening room, and valet parking.

The lower floors of The Heron will provide a new home for the Guildhall School of Music & Drama.

Lisa Ronson, Commercial Director of Heron International, said: “The Heron will offer residents a rare opportunity to live in the Square Mile, in apartments that will redefine City living.

“We look forward to working with Sir Robert McAlpine Ltd to bring this exclusive development to life, ensuring that the quality of the build and finish is as exceptional as the building’s unique location.”

Vince Corrigan, Regional Director of Sir Robert McAlpine Ltd, added: ”Sir Robert McAlpine Ltd is delighted to be working with Heron International on this exciting and prestigious project.”

Good to see work progressing quickly.

It suits the area, it's a not a major tower but still quite a tall building to the City.

And what I like most about The Heron: It looks high-quality and black and white is a smart colour combination. Everything depends on the materials used for the facade now.

‘Almost half’ flats at The Heron sold three years early


High flying: penthouses at The Heron are expected to fetch into the millions

Nearly half the flats at the flagship Heron development in the City have now been sold — three years before building will be completed.

Heron International, run by Gerald Ronson, today said “over 40%” of the 284 apartments in the 36-storey tower — The Heron — have been pre-sold.

The smaller one and two-bedroom flats have fetched between £415,000 and £800,000. The penthouses are expected to fetch into the millions.

The update came as Heron International, which is also building the nearby Heron Tower office block, secured a £115 million loan facility for construction of the tower, the biggest residential development in the City for 30 years.

The deal, with Santander, HSBC and Investec, was the first of its kind since the credit crunch.

Jonathan Goldstein, deputy chief executive of Heron International, said: “The financing is a validation of the progress we are making.”

Strong Sales Drive The Heron Upwards



The housing industry may be down in the dumps but one development that's definitely not affected is The Heron in the City of London, a tower that takes its name from the property company developing it.

The first phase of the apartments for the residential building, the largest to be built in the City since the Barbican that it stands next to, have seen sales of 45% so far representing 128 units out of the 284 it will have. This phase however does not include the upper six floors of the building that will have the 11 premium apartments and penthouses.

The sales no doubt have come in so fast compared to other developments thanks to the prime location that the tower has. Despite accommodating hundreds of thousands of office workers, the City of London has about 8,000 residents in it meaning almost everyone has to commute so residential space is at a premium.

In addition to the apartments in the building it will also have the Guildhall School of Music and Drama along with associated teaching facilities and performance space located in its base as a replacement for their previous building which also stood on site, Milton Court.

Construction work on the David Walker Architects designed project has been underway now for several months. Once complete it will stand at a height of 111.98 metres creating a mini-cluster with Citypoint and Ropemaker Place both literally next door.
