Hotel Leela finds more room for managed assets

Hotel Leelaventure, which runs the Leela Palaces, Hotels and Resorts, is keen on expanding its management contract portfolio. It currently has one property in Gurgaon under this model, which the company says seems ideal for its overseas expansion plans.

Till recently, Leela used to believe in build, own and run model. It was only in the previous financial year that the company commenced its first managed property in Gurgaon.

Talking to FF, Rajiv Kaul, president of Hotel Leelaventure, said: "We have tested our hands with management contracts at Gurgaon and feel we can do it and expand further with it." He said the company wanted to expand the brand overseas and was looking for opportunities. Jaipur and Kolkata are among the domestic locations the company is considering for management contracts.

Park Hotels opens first luxury resort in Kerala

Apeejay Surrendra Park Hotels has launched its first luxury resort in the country in Kerala at Muhamma on the banks of Vembanad lake in Alapuzha. The resort set up with an investment of Rs 15 crore has 10 luxury rooms, a suite, two tented spas offering Ayurvedic and contemprary treatments, a gymnasium and Hyacinth restaurant. The group has also launched an eight cabin lake cruiser ''Apsara'' which will take the guests to the tranquil waters of Vembanad lake.

The Park also plans to invest Rs 1,000 crore in the next 10 years and is aiming to build 20 hotels by 2020, including three in Pune, Kolkata and Jaipur, which are expected to be ready by 2013. The resort at Vembanad is the ninth property of the group.

Tulip Hospitality to expand footprint

Netherlands based Golden Tulip Hospitality Group plans to invest over $200 million (approx Rs 900 crore) by 2013 to expand its footprint in India.

The brands that the group is likely to launch in India include its four-star offering Golden Tulip and three-star brand Tulip Inn. It intends to introduce Campanile and Premiere Classe in the budget and mid-priced segments.



plans are afoot to set up hotels in Hyderabad (Andhra Pradesh), Kolkata (West Bengal), Chennai (Tamil Nadu), Jabalpur and Indore (Madhya Pradesh), Shimla (Himachal Pradesh), Chandigarh, Udaipur (Rajasthan), Ranchi (Jharkhand) and Raipur (Chhattisgarh).

Rossell to raise hotel presence

Kolkata: Rossell Tea (RTL), is looking for 4-star hotel properties in Mumbai, Kolkata and Chennai. Harsh M Gupta, executive chairman, said it has tied up with the Lemon Tree group for setting up a chain of 4-star hotels in India. RTL has already invested over Rs 300 crore for acquiring hotel properties in New Delhi, Bangalore and Aleppi.
“We have up to 40% stake in the hotel properties with Lemon Tree and the day-today management of these properties is with them,” Gupta said. Construction of its Delhi property is nearing completion.
Gupta said that the firm would consider acquiring tea gardens in Africa, although there are no such plans within India. At present, RTL has five tea gardens, all situated in Assam with about 80% of its annual production constituting orthodox tea. TNN

Bypass hotel boom feels downturn jolt

Three hotels — Hilton, JW Marriott and Holiday Inn — have been shelved. Another — The Park — is on a go-slow mode. Liquidity crunch in the real estate sector following the economic meltdown and negative business sentiment in the wake of Tata Motors Nano project pullout and flux in the political scenario, halted the progression of EM Bypass into a hospitality expressway.

But one project is going ahead with the expansion plan, bucking the trend. ITC Welcomgroup has quietly begun work on the second phase of ITC Sonar. “Construction has commenced on the 30-storey tower that will house 450-500 rooms. When complete, ITC Sonar will be one of the largest properties in the country, offering nearly 700 rooms,” said Ranvir Bhandari, who has been associated with ITC Sonar since inception.

The second phase, pegged at around Rs 800 crore, will take the total investment in the hotel property opposite Science City to beyond the Rs 1,000-crore mark. In the first phase, ITC had pumped in Rs 275 crore to create the property.

For Bhandari, it is deja vu of sorts. He faced similar questions in 2002 when the first phase of the project was under way. “Many felt the 238-room property was not feasible at the time. Some even ridiculed its prospect. The result is now for all to see. The hotel did not just sent new standards in luxury, it became so popular that we achieved operational break-even in a year,” said Bhandari.

The property defied industry trends, registering 70% occupancy in the lean season (April to September) against the historic data of 40-50% occupancy. In the busy season (October to March), the hotel does over 90% with 100 days sold out in a year.

“We need more rooms because for nearly a third of the year, we have to turn guests away. There is an existing demand for hotel rooms that will only increase by the time ITC Sonar-II opens,” he said.

While the first phase of ITC Sonar took just 18 months to execute, the second phase will take 30 months as construction activity will happen alongside a functional hotel.

He though, will not be as closely associated with ITC Sonar II, having passed on the general manager’s baton to Zubin S Songadwala and moved to The Maurya in Delhi as general manager.

“Since Kolkata is my home, I will be dropping by every now and again. But it will be Songadwala who will get to execute Sonar II and set new benchmarks in super luxury hospitality,” he added.

Songadwala, whole acknowledging the challenge of slipping into Bhandari’s shoes, said the new hotel would be an iconic structure in the city.
