Cebu Holdings borrows P2.8B to fund shopping mall expansion
03/21/2011 | 11:42 AM http://www.gmanews.tv Mall developer Cebu Holdings Inc. is borrowing P2.8 billion from the Bank of the Philippine Islands to partly fund the second phase of Ayala Center Cebu, one of the largest shopping centers in the province. Eleanore Tomaneng, Cebu Holdings chief finance officer, said in a disclosure to the Philippine Stock Exchange the development of the shopping mall in Cebu will cost around P2.97 billion. The expansion of Ayala Center Cebu will begin in March of this year and will be completed by the third quarter of 2013, the official said. Upon completion, the expansion of the mall will bring in an additional 36,300 square meters of gross retail leasable area, according to Cebu Holdings. “The planned expansion will complete the circular design of the mall which also serves as the centerpiece of the mixed-use development within the master plan of Cebu Business Park," Tomaneng said. ENERGY CONSERVATION To take advantage of natural light during the day, the four-level structure will have clerestories. In contrast to the usual skylights, clerestories are windows at the side of the structure to avoid direct sunlight from coming thus requiring less air-conditioning to keep the area cool. The expansion will also use green roofs for passive cooling. Landscaping will be created on the roof to provide insulation against the heat of the sun. This provides helps regulate building temperatures and reduced urban heat-island effects. The design also incorporates a district cooling system, the centralized production and distribution of cooling energy. Chilled water is delivered via an underground insulated pipeline to cool the indoor air of the buildings within a district. Specially designed units in each building then use this water to lower the temperature of air passing through the building’s air conditioning system. This district cooling is a suitable solution for mixed-use developments. WASTE SEGREGATION AT SOURCE As with the existing mall, the retail outlets at the expansion will be practicing waste segregation at source. This lessens the amount of residual waste brought to the landfill and provides materials for recycling for the neighboring communities of the mall and Cebu Business Park. ![]() The budget for this expansion will play around 2-3 Billion Pesos. A lot of brands from Greenbelt 5 and Glorietta 4 will be making their debut in Cebu. Ayala pledges to bring in more investments to Cebu
03/22/2011 SunStar Cebu Daily Property developer Ayala Land Inc. (ALI) said it will bring in more investments to Cebu to contribute to its goal of being the next business hub after Manila. ALI senior vice-president and head for corporate sales and marketing Rex Mendoza told reporters that the strengthened commitment can be seen in the projects being developed in the Cebu Business Park (CBP) and Asiatown IT Park (AITP). He said they are currently developing the two locations after Ayala's development in Makati City and Bonifacio High Street in Taguig. "This can be done with careful master-planning with the interplay of mixed-use developments," Mendoza said. Mendoza noted that the company's plan for the CBP, with Ayala Center Cebu as its anchor, is to be the next 24/7 and nightlife location with integrated developments like corporate, retail and residential. He said they can also create a Makati-like development here, where there can be an art district and an evening and early morning options for the Cebuano populace. "We have a lot to offer to Cebu," Mendoza said. Aside from the company's plan of helping Cebu become the preferred business location, he said the company is also aggressive in bringing in their residential brands. ALI recently brought to Cebu its three residential brands, the Avida Towers Cebu in AITP, Alveo's Sedona Park and Ayala Land Premier's 1016 Residences, which are both located in CBP. Relocation Mendoza reported a faster sales take-up of these brands. He attributed the surge in sales to the growing preferences of locals and those in the overseas market to relocate here. For ALP in particular, Mendoza said they are very positive abou the overseas market, especially those in the United States, Australia and Europe. "We have not conducted roadshows abroad yet but we are receiving so many inquires from the overseas market looking for properties in Cebu. We feel that inquiries will surge further with the roadshows, especially with Filipinos married to foreigners," Mendoza said. Aside from its residential brands, Mendoza also reported that the company will be aggressive in addressing the needs of the tourism industry, through their hotel business. He said they are currently looking at adding new facilities for new hotels either in AITP or CBP. "We are not yet sure of this but we are studying both locations considering the high occupancy rate of Marriott Hotel," Mendoza said. ALI recently announced the construction of a 150-room hotel in Cagayan de Oro City, the third of the planned nationwide boutique hotels across the country. Mendoza said there is no target yet for a boutique hotel for Cebu, but the company will be looking at possible locations here. ALI's boutique hotels will be operated by its subsidiary Ayala Land Hotels and Resorts Corp. to cater to both businessmen and tourists in key "underserved" areas in the country. i think ang usa sa nakapa-mahal sa project is ang 2-level underground parking...right? ..plus of course, ang mga nice details sa interior which is way better than the old building

funny how some people compare the old section of ACC with the newer ones. as if the old section is ACC's main draw today, when in fact its actually the terraces. its one thing that newer ayala malls lack. the sophistication and cosmopolitan feel of the terraces... and im not yet even talking about ACC's phase 2B yet.
what more if natapos na ang phase 2B?

I guess, Ayala and CHI will also renovate the main mall section, kay bakikaw kaayo tan-awon nga ang Terraces, Rustan Expansion ug ang Phase 2B expansion kay dili mo-match sa main mall section.

for sure same ilang buhaton sa gi buhat nila sa SM City Cebu and Northwing... For sure after the Phase 2B with an impressive interior and exterieor, ila sang i renovate og balik ang main mall og ipareha nila sa Phase 2B. Reason nga upto now, wala gihapon sila nag renovate sa main mall kay gihuwat nila mahuman ang Phase 2B. Same as sa pagkahuman sa Northwing, gi renovate dayon nila ang main mall og gipareha nilag design sa Northwing...
