More developers keen on green
Written by E Jacqui Chan Friday, 04 March 2011 11:15 http://www.theedgemalaysia.com/prope...-on-green.html PETALING JAYA: The submissions of projects for Green Building Index (GBI) certification have jumped substantially in the last six months, indicating the rising interest among developers to build green. “From August 2010 until February, we received about 60 new registrations, bringing the total to about 150 projects. This is very encouraging as it is the highest number of registrations within a six-month span since GBI was launched in May 2009,” said Paul Lai, chief executive of the Malaysian Institute of Architects (PAM). GBI is a green rating tool jointly developed by PAM and the Association of Consulting Engineers Malaysia (Acem). Lai believed the collective efforts by the government, professional bodies such as PAM and the Real Estate and Housing Developers Association (Rehda), non-profit organisations such as the Malaysia Green Building Confederation, developers and the media are beginning to bear fruit. “I believe people are more aware and conscious of environmental issues and the role they play. As such, more developers are seriously considering getting their projects certified,” said Lai. The growing level of interest from developers could be seen in response to the Green Tour organised by Rehda Youth (an informal grouping of young Rehda members) on Tuesday. Chor (right) strikes the gong to officiate the Rehda Green Tour. With him are Yam (centre) and Tan. The Green Tour brought participants to visit four green developments in the Klang Valley, namely GTower in Jalan Tun Razak by Goldis Bhd, Challis Damansara in Sunway Damansara by Sunway City Bhd, Ken Bangsar in Bangsar by Ken Holdings Bhd and First Avenue in Bandar Utama by Bandar Utama City Corp Sdn Bhd, to enable them to understand and experience the workings behind the developments. Housing and Local Government Minister Datuk Wira Chor Chee Heung officiated at the event. Calling the response to the tour “tremendous”, Rehda president Datuk Seri Michael Yam said there were more than 170 participants, consisting of developers, consultants and architects. “In fact, we had to turn away quite a number of people because we do not have enough seats. I think this shows the amount of interest in green developments,” said Yam. Sam Tan, a Rehda Youth leader and executive director of Ken Holdings Bhd, was not surprised at the response. “We already knew there are a lot of people interested in green buildings. Contrary to popular belief, building green is not difficult to do. That is the idea behind this tour; to let people know that it is not so difficult to go green,” said Tan. Mindsets among developers are also changing, Tan said. “Traditionally, developers don’t share their knowledge. But the industry is starting to look at the bigger picture. “We need to elevate the standards of our developments if we want to attract foreign investors. And to do that, we need to share our knowledge and learn from one another,” said Tan. Lai noted that most of the projects seeking GBI certification are from the bigger developers such as S P Setia Bhd and Sunway. However, “if the big developers’ green projects prove to be successful, the smaller ones will have to follow or they will lose out”, said Lai. Meanwhile, Tan promised more Green Tours in the future. “We hope this tour will continue to gain momentum. We already have a few developers asking us to consider including their properties in the next tour and a few are even interested in joining Rehda Youth,” he said.

Katanya, bermula tahun ini sehingga 2020, Kumpulan Emkay akan membangunkan sebuah bangunan berkeluasan 5.8 juta kaki persegi. Pembinaan bangunan dengan nilai pembangunan kasar RM2.7 bilion itu akan disusuli dengan projek bernilai RM3.9 bilion berkeluasan 7.9 juta kaki persegi. "Pembangunan projek berkonsepkan teknologi hijau sememangnya menjadi fokus Kumpulan Emkay sekarang bagi memastikan pemuliharaan alam sekitar tidak akan terjejas dalam kita mengejar kemajuan," katanya selepas perasmian Bangunan Lestari Kumpulan Emkay (BLKE) di Cyberjaya semalam. BLKE yang memiliki nilai pembangunan kasar RM2.5 bilion itu adalah bangunan pertama di Malaysia yang berjaya memperoleh pengiktirafan LEED Gold sesuai dengan statusnya sebagai bangunan hijau pertama di Cyberjaya. Menempatkan ruang pejabat setinggi lima tingkat dan tiga tingkat tempat meletak kereta, penggunaan teknologi hijau ke atas BLKE adalah sebagai memenuhi kriteria ditetapkan Shell Business Service Centre selaku penyewa bangunan. Terdahulu, Pengerusi Shell Malaysia, Mohd Anuar Taib berkata, Shell telah melabur RM5.1 bilion dalam beberapa projek utamanya di negara ini. "Pembabitan Shell di negara ini bukan baru, ia adalah jalinan kerjasama yang berterusan yang membawa keuntungan kepada kedua-dua pihak," katanya. Mengulas mengenai penempatan Shell Bsc di Cyberjaya, Mohd Anuar berkata Shell BSC di BLKE adalah salah satu daripada enam Shell BSC yang terdapat di seluruh dunia. Perpindahan kakitangan ke BLKE katanya, akan dilakukan secara berperingkat bermula minggu depan. "Kami menjangkakan proses pemindahan atau pertukaran kakitangan ini akan selesai sepenuhnya menjelang pertengahan Jun tahun ini," katanya.

SANYO completes solar panel installation for Hotel Penaga

It is the first heritage restoration in Malaysia to receive the Green Mark Certification from Malaysia's Green Building Index. According to the statement by SANYO on Friday, Mar 18, Hotel Penaga would set the stage for heritage buildings in Malaysia to undergo green facelifts as part of the town's environmental preservation work. The installation of the 96 HIT photovoltaic (PV) modules, on the roof of Hotel Penaga, will be able to generate a total output of 20.79kWp and not only generate clean energy but also facilitate in the reduction in carbon dioxide emission of up to 17,500kg annually. SANYO energy systems and solutions sales division president Dr Hiroyuki Kuriyama said that Malaysia has always been an important market for SANYO: "It is a great privilege to contribute to Penaga Hotel to receive the Green Mark Certification. With a positive outlook towards the future and with a high level of confidence in Malaysia's market, SANYO is focused on expanding its business in Malaysia and aims to become the No 1 Green Innovation Company in the electronics industry as part of the Panasonic Group." Working with Ditrolic Solar, a specialist in building integrated solar PV technology, SANYO has successfully managed to seamlessly integrate part of the PV system into the roof of the hotel itself. Part of the PV system was mounted on the original timber structure of the building while another part was retrofitted onto the back of the roof that is nicely concealed from public view. Meanwhile, the construction of Hotel Penaga involved other green efforts such as the use of recycled materials in its prior refurbishment. Avid environmentalist Angela Hijjas — who is also the wife of Hijjas Kasturi, the owner and main architect of Hotel Penaga — hopes that its investment would inspire its guests to be more responsible in their energy consumption, particularly with air-conditioning. Green buildings improve quality of life, says Chor
Wednesday March 30, 2011 http://thestar.com.my/news/story.asp...840&sec=nation KUALA LUMPUR: The construction of environmentally-friendly townships and neighbourhoods is important to provide a high quality of life for the public, said Housing and Local Government Minister Datuk Chor Chee Heung. He said the introduction of the Green Building Index (GBI) Township Tool and Residential New Construction (RNC) Tool (Version 2) was timely in achieving this goal. “More than 150 projects have applied for GBI certification from the GBI Accreditation Panel and 20 of them have received the GBI provisional certification,” he said at the launch of the GBI Township Rating Tool and RNC Tool (Version 2) here yesterday. Out of the applications, 38% were new residential buildings and 60% new non-residential buildings with another 2% existing non-residential buildings. Buildings will be awarded the GBI rating based on six key criteria – energy efficiency, indoor environmental quality, sustainable site planning and management, material and resources, water efficiency and innovation.

PROPERTY developer Emkay Group celebrated a new achievement with the opening of Bangunan Lestari Kumpulan Emkay (BLKE) in Cyberjaya — the first building in Malaysia accredited with the Leadership in Energy and Environmental Design (LEED) gold certification. LEED is an internationally recognised green building certification system developed by the US Green Building Council. It is a third-party certification programme and a widely accepted benchmark for the design, construction and operation of high-performance green buildings. The LEED green building rating features four levels of certification — Platinum, Gold, Silver and Certification. he BLKE, which was launched by former prime minister Tun Dr Mahathir Mohamad, will be occupied by Shell Business Service Centre Sdn Bhd under a 10+five-year lease agreement. Emkay Group director Fazwinna Mustapha Kamal said the BLKE marks the group’s move from low-cost development to high-end development with Grade A buildings purpose built green building. Joyful Gateway Sdn Bhd project coordinator R. Balasundram highlighted that the building was designed to conserve energy and natural resources, provide for a healthier and safe environment, improve the quality of human life, and increase the productivity of its occupants. ![]() Nature inspired: The form of the building capitalises on the natural terrain of the land. “The LEED rating system is based on six design categories — sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality, and innovation in design,” he said. The BLKE was developed by Emkay subsidiary Joyful Gateway, a joint venture company between MKN Embassy Development Sdn Bhd and partner Lucky Cottage Sdn Bhd. Construction of the building located at Jalan Teknokrat 3, Cyberjaya, commenced in October 2009 and was completed within 12 months. Its gross development value is approximately RM255mil, with an average yield of more than seven per cent per annum over its 10-year lease period. The BLKE houses five levels of office space and three levels of sub-basement car parks. In addition to the nett lettable area of 337,000 sq ft, there is a provision for additional office space of 23,000 sq ft on the fourth floor. The form of the building capitalises on the natural terrain of the land, which slopes down the back, allowing the sub-basement car park levels to be naturally ventilated and minimising energy usage. Among the BLKE’s green features are use of materials with higher recyclable content and energy efficient equipment, enforcement of water efficiency strategy through a rainwater harvesting system, as well as control and management of the environment which was monitored during construction. Balasundram said: “Other key features include accessibility via public transport, a stormwater management plan, reducing the heat island effect by painting heat-reflective paint and having a roof garden, having high-efficiency flush and shower fixtures, maximising open space, providing dedicated recycling collection and storage area (during construction stage). “The BLKE consumes 50 per cent less energy compared to the average building, and incorporates a host of designs and fixtures that are energy-efficient.” Fazwinna said the Emkay group has a dedicated team of consultants, contractors, engineers, suppliers and other technical staff to focus on Purpose Built Green Building projects. “A lot of development is heading towards green development now due to factors like social responsibility in protecting the environment, and for economic reasons like saving energy cost,” she said. “We are adapting green features into projects under MK Land Holdings, and the BLKE will serve as a benchmark for us to move forward towards a greater and greener group. “The green features will be extended across the board to all our projects, including houses, apartments and hotels, like the Rafflesia semi-D houses in Damansara Perdana.” Setia Haruman Sdn Bhd chief operating officer Lao Chok Keang, whose company is the master developer of Cyberjaya, noted that more multinational corporations require Green Buildings or green features incorporated into their building premises. “It is easy to develop green technology so long as one adheres to keeping the construction site neat, ensuring proper garbage disposal methods, educating the construction workers, and employing other proper safe and effective construction method,” said Fazwinna. “There is much more that we can learn in terms of improving building efficiency and green technology.”

PETALING JAYA: DiGi Telecommunications Sdn Bhd’s new technology operation centre (TOC) has received a Provisional Gold Certification from The Green Building Index (GBI), making it the first data centre in Malaysia to be awarded the standard. GBI is Malaysia’s industry-recognised green rating tool for buildings to promote sustainability in the build environment. The 2.11-acre (0.85ha) development in Shah Alam opposite DiGi’s current headquarters has a built-up area of 141,500 sq ft. The TOC was completed last July and has a gross development value (GDV) of about RM73 million. DiGi’s head of corporate affairs Zaiton Idrus said the company is proud of the achievement as environmental sustainability is part of DiGi’s business fundamentals. Through its company-wide “Deep Green” initiative to embed environmental conservation into everything it does, DiGi aims to cut its business carbon footprint by half this year from 2008’s level. “With the TOC, we saw an opportunity to take our commitment even further. Green Building
Hotel Penaga, Penang ![]() Green Building The restoration and redevelopment of Hotel Penaga has used recycled materials wherever possible. The roof tiles have been salvaged from demolished buildings in Penang. The timber for structures and floors has been sourced from demolished colonial period buildings throughout the Peninsula. The reconstructed 'antique' furniture is from southern China where bits and pieces of old pieces are refabricated. Elsewhere new materials are generally handmade, like the encaustic cement patterned floor tiles from Vietnam and Indonesia, where they still use 80 year old presses and techniques. Carpets are either handmade bamboo mats from east Malaysia, patchwork kilims from Turkey, patchwork cow skin from China or sisal from India. The garden is planted with mostly indigenous Malaysian species, and planting is designed to reduce heat and glare, increase soil permeability and provide as much greenery as the space would accommodate. The swimming pool is salt water to reduce chemical use. Water for the garden and some toilet flushing comes from roof runoff. Our tank capacity is 10,600 litres stored under the garden. The kitchen will separate biodegradable material for composting. ![]() Water is heated using a combination of Solarmate MMS60 solar panels (Transfer only) http://www.solarmate.com.my/product.html and Seers Hybrid Hot Water System (Hutton). This is a new Malaysian product that activates heat exchange from the immediate environment to heat water. http://www.seers.com.my/comparison.html We have five heaters, model number SI-500l. Clarke uses standard coil heater tanks. Every room has a choice of ceiling fan or inverter air-conditioning, for guests to make their own choice. We have 99 solar photovoltaic panels from Sanyo (Model: HIP-200NKHB5) that can generate a total output of 20.79kWp that will be sold back to the national grid. Wherever possible, lighting is from LED bulbs to reduce demand and rooms are served by a system that automatically cuts off power if guests are not on the premises. On completion the hotel will be given a green rating by the Green Building Index that also takes into account social factors like living conditions and safety on site for building labourers, for whom we have provided humane conditions. We have had up to 100 labourers and tradesmen on site at any one time, under the expert guidance of our contractor, Mr Ooi Ban Huat of O&N Trading and Supply.
