Abenobashi Terminal Building Complex Project

Abeno district, is where the Abenobashi Terminal Building stands, a terminal with railways such as Kintetsu and JR and the subway (Midosuji and Tanimachi lines) entering into the district , and boasting 800,000 passengers who get on and off each day. Within the premises of our largest scale terminal, we plan to build a complex building called “Tower Annex” (tentative name) the highest-rise building of its kind in Japan-with 62 stories above the ground and 6 underground stories, comprising approximately 210,000m2 of total floor area and approximately 300m high. The facility consists of a train station, department store, offices, hotel, art museum and observatory. It is a big project combining our four core businesses including railway, retail, real estate and hotel & leisure facilities. We aim to complete the project in the spring of 2014.

This is just the start of the demolition, so it will probably take a while for the actual construction to start so that this thread can be moved to the U/C section.

I also found a more detailed picture of the footbridge over the crossing at the foot of the tower, it looks quite nice.

In the article that confirms the start of construction is focused mainly on the height restrictions because of Osaka Airport (not Kansai International Airport in the bay). There is a 16,5 km area around the airport with a 295m height restriction for buildings. Abenobashi Terminal Building Tower is just outside this area, but only since 2007 when the restricted area became smaller. This was also the moment the height of the project was increased to 300m, earlier heights have been 270 and 295m

talk about the versatility of a building... I think its not only the first kind of building in Japan but the world as well. Is looking massive and well deserved for Osaka.

While I love big projects like this, I really think it's a poorly-conceived plan. Osaka is already suffering from massive over-supply of large office buildings, centered mostly in Umeda, and Kintetsu is constructing Japan's tallest office building in .... Tennoji?? No office market to speak of exists there. This will unfortunately be a failure for them on the scale of the WTC building on Nanko which Osaka City was just forced to sell for JPY 8.5 billion (after construction costs of JPY 120 billion).

Keep in mind that this a multipurpose building, so the total floorspace will be divided up for several purposes. Nonetheless you raise a fair point. If Osaka is indeed over-saturated with office space as you are suggesting then why have the developers chosen to dedicate a reasonable portion of floorspace to office? You would think the location would be attractive with Abenobashi station right there but that would probably be more beneficial for retail anyway.

Yes, it is multi-purpose but unfortunately those "purposes" are also under pressure. The top portion is supposed to have a hotel (Kintetsu are targeting foreign luxury brands); unfortunately, Osaka will see the St. Regis open in downtown Osaka this Autumn and the Intercontinental is scheduled to be in the Umeda Kita Yard project (2013). The Ritz Carlton is struggling (as are all luxury hotels in Japan these days), and by the time this building is completed the Hyatt Regency (Nanko) will probably no longer be operating. The problem is -- it's always a mistake to put such a hotel in a marginal location like Abenobashi/Tennoji.

The office portion is extremely large for that market -- with so much new supply completing in Umeda (more than 600,000 m2 from 2010~2013), who can they expect to lure to Tennoji? And what discount to rents will be required to get them to come?

The Kintetsu Department Store and retail at the base will probably fare the best, but even this will come under pressure from the brand-new Isetan located in JR Osaka Station (2011), new Hankyu dept. store (2011), expansion to Daimaru Umeda (2011).

I want this project to succeed but I'm not sure how it can.
