RESIDENTS of Perdana Heights in Shah Alam have been assured that no hillside development will take place in their area, in accordance with the Selangor state policy to ban such projects.

Shah Alam mayor Mazalan Md Noor, who gave the assurance, also said the rumour that a natural lake in the area would be developed was not true.

According to Mazalan, in line with the Selangor government’s policy to ban hillside development, no applications on such projects would be entertained.

“The residents do not have worry about the possibility of the green hills being taken away,” he said.

“The state government is serious in its policy to preserve and conserve the green areas, especially the hills,’’ Mazalan said during a recent visit to the area.

On the natural lake in the area, Mazalan said the lake served as a recreational area for the residents and it would remain that way.

According to Mazalan, the residential area comprising bungalow lots has become a settlement for retired people. It will be provided with improved maintenance service from October.

He said the Shah Alam City Council (MBSA) had received several complaints from the residents association on the lack of service in the area.

“I have toured the residential area and will give my word that the council will ensure that the best possible service will be provided to the residents,’’ he said.

Mazalan promised that all the complaints to the MBSA would be attended to promptly.


Serene: This natural lake at Perdana Heights will be retained as a green lung.

He said the previous problems were caused by the lack of coordination between the authorities since the area was new.

On the request from the residents that the name of the area to be officially changed from Puncak Perdana to Perdana Heights, Mazalan said the MBSA had no objection provided the developer made an application requesting for the change.

Association chairman Datuk Noor Azmi Ibrahim had earlier requested that the name to be changed to Perdana Heights as stated on the signboards in the area.

“Perdana Heights sounds more glamorous than Putra Perdana. We prefer the place to be called Perdana Heights. I hope the MBSA will officially rename the place Perdana Heights,’’ he said.

Seeing red over plans to develop greenery

SHAH ALAM: They were promised an eco-friendly environment with lush flora and fauna when they purchased their double-storey bungalows three years ago.

But now the residents of Perdana Heights in Shah Alam are piqued to find out that the existing green areas in their neighbourhood will soon be developed.

They say that the surrounding hills and forest reserve around the housing project are to be converted into a mixed residential and commercial area.

Perdana Heights Residents' Association chairman Datuk Dr. Noor Azmi Ibrahim said he and other house owners were kept in the dark about the plans to develop these areas.


"We recently found out about the development and we are unhappy about it. From our homes we have a great view of the lake and forest reserve. Now they want to take that away," he said.

Noor said when buyers purchased their houses, the developer promised that the green pockets around the area will be maintained.

"The surrounding green areas were the main selling point," he said.

Noor added that the RA has submitted a letter to Shah Alam City Council (MPSA) objecting to the development.

"We lodged our complaint with MPSA two weeks ago and we hope that they will get back to us soon," he said.

Noor said the state exco had passed a ruling no development is allowed on all hillslopes (category 3 and 4) with a gradient of 25 degrees and above.

Shah Alam Mayor Mazlan Mohd Noor, who visited the RA said he would look into their grievances.

"They have recently submitted their complaints. MBSA will have to first study the matter before a decision can be made,"he said.

Mazlan also said that the developer will have to hire a consultant from the geoscience and mineral department to study the hillslope.

"They will have to present a report before approval is given for development," he said.

Mutiara Goodyear Development Bhd is spicing up the shopoffice complex in Dataran Prima, Kelana Jaya — which was completed almost a decade ago — with Prima Avenue, a RM120 million project launched recently.
Prima Avenue, located on a 3.41-acre tract within Dataran Prima, features two office towers. On the first two levels will be 33 double-frontage shopoffice duplexes housed in a retail podium called The Tube. Piling works commenced in early July, and the whole project is expected to be completed in three years.
According to the developer, it has received "overwhelming response" for the duplex units at The Tube while interest in the office suites has been "very encouraging".
In fact, Mutiara Goodyear CEO Kee Cheng Teik feels there is no reason why Prima Avenue will not be a success with the catchment as well as existing businesses at Dataran Prima. The fully occupied Dataran Prima comprises 675 shopoffices housed in 10 blocks with varying heights of between five and nine storeys.
"The main challenge at the Dataran Prima development is the lack of business lifestyle and vibrancy. There is a shortage of food and beverage options as well as other amenities to support the offices," says Kee.
With Prima Avenue, the developer believes it will be able to create a modern environment and inject a more vibrant atmosphere into Dataran Prima. For the shops at The Tube, the developer will be identifying the types of businesses that ought to be there in order to provide support for the office suites, such as convenience stores and food and beverage outlets.
There are 33 duplex shopoffices at The Tube for sale and the developer is targeting business owners-cum-operators. With two sizes to choose from — 20ft by 60ft and 20ft by 70ft — the duplex shops have built-ups ranging from 1,692 to 3,504 sq ft. Prices of the intermediate units start at RM700,000 while corner units are from RM1.2 million. The maintenance fee is set at 30 sen psf.
The existing shoplots at Dataran Prima and the nearby Dataran Sunway, as well as Aman Suria, are generating rent yields of between 8% and 10%, says the developer. This works out to a monthly rent of between RM2,800 and RM3,000. According to the developer, the average rent rate of the offices at Dataran Prima is RM1.80 psf.
For Prima Avenue office suites, the developer is offering flexible and modular sizes to suit the needs of its buyers. Boasting a low entry price point from RM170,000 for a 603 sq ft unit, the developer is targeting small enterprises and young professionals who want a business address in an established location.
The single-level executive suites come with built-ups of between 603 sq ft and 1,635 sq ft while the duplex business suites have built-ups from 1,186 to 3,250 sq ft. These are priced at an average of RM280 psf while maintenance fee is 25 sen psf.
Buyers can expect rent yields of Prima Avenue office suites to appreciate in time due to its modern concept and design, says the developer. The developer will also be providing ample parking space at Dataran Prima, which already has an existing 1,600 parking bays. There will be an additional 1,300 covered parking bays at Prima Avenue. It will also feature 24-hour security and broadband services.
Meanwhile, the developer has also invested more than RM2 million to revamp the existing Dataran Prima shopoffices to be in line with Prima Avenue's design. Apart from repainting the façade and redoing the basement, it will also be changing the street lighting and landscaping.
To promote nightlife at Dataran Prima, the developer plans to maintain control of the car park, and will offer free parking after 7pm. The whole freehold Dataran Prima commercial development is expected to be fully completed by 2011.

hi ive heard about the new kelana jaya line and the government plan to built a new station in subangjaya.
