The incentive is that people will be able to keep their expensive cars cleans and safe underground and not on the roads.

Dude do you really think people living in say south extension would let even that space( Basement) go waste in parking....they will use it for lease or renting it to CA's or Docs or Advocates....etc etc...

i know it very well as i my house too is in South Extension hehe...

Not possible.The flats coming in this category are few.Most are dda flats ,builder floors,society flats and kothis.Now its not possible in dda flats or say logical because that would mean creating so many parking lots and also access would a problem.In dda colonies either underground parking below the parks or automated parking is possible.
Second,in case of builder floors the basement goes to the ground floor owner and he would never use it for parking.
Third,bunglows already have adequate parking.

The only answer to Delhi s parking problem is either underground parking under the existing parks or automated parking lots in residential colonies.

Ahh i see.
In central london they have created parking lots under most parks or garden squares and it works quite well ! only about 5% of the park is actually lost due to ramps...

The main roads should get the highest FSI and the inner roads should get the least, but still a decent amount. A reasonable range for residential colonies would be between 2.5 and 4 depending on the plot size and road width.

E.G plots on 60 feet roads will get 20% more FSI than base, plots on 80 feet roads will get 30% more FSI than base, plots on 100 feet roads will get 40% more than base etc.

Larger plot sizes would have to keep greater 'green' area but would be allowed to go higher.

2 side corner plots would be given further FSI perhaps to the tune of 15% and would also be allowed to construct higher.

3 side corner plots would be given perhaps another 10% and 4 side corner plots a further 10%.

In Delhi at the moment as plot size increases FAR decreases. This is completely wrong. FAR should if anything increase, but ground coverage should decrease with height increasing.

So let's say the base is put at 2.5

100-485 Square Yards : FAR 2.5, Maximum G+4

486-999 Square Yards : FAR 3.0, Maximum G+6

1000-1499 Square Yards : FAR 3.25, Maximum G+8

1500-1900 Square Yards : FAR 3.5, Maximum G+10

1901+ Square Yards : FAR 4.0, No height restriction

All FARs subject to bonuses depending on road width and frontage ( how many sides corner )





Just some thoughts...

Larger plots tend to be on paid roads so everything should work out...

At present, we only have good architecture in posh colonies such as Vasant Vihar and Shantiniketan.

there are thousands of villas like these in Delhi....you go to Def Col.., WESTEND( THE BEST), PAnchsheel enclave..anandlok, Greater Kailash, Pamposh, Civil Lines( North Delhi),My Fair Lady Garden, Gulmohar park...amrita shergil marg, prithviraj road, new frnds colony..etc etc...but westend wins it hands down.......

In south Delhi's posh colonies like westend vv south ex, have most of the kothis now become flats or are there quite a few independent bungalows left outside lutyens zone ?

And re. the matter, i'll be in touch soon ! thanks for your help...just need to sort out some funds first !

Are Jor Bagh, Golf Links and Sunder Nagar in Lutyens Zone i.e. can you construct there the same amount as normal colonies ?

i dont really think if Jor bagh, Golf links and Sunder nagar falls in lutyens zone...

humn...you are partially right abt South Extension....partially because only south X -part 1 has got apartments and most parts of south x -II i still made up of those big size expensive kothis and villas...

about westend ...trust me boss they have some of the most beautiful kothis and villas and number of apartments are very less,..!!!

it depends on the location...the range starts from 400 sq yards and goes upto 2000 sq yards...sooo
