Sarovar Hotels to add 18 properties
![]() Sarovar Hotels, the Delhi-based hospitality management services provider handling 42 properties, including two overseas, is set to add around 18 properties next financial year. The company is scouting for opportunities to enter into deals for hospitality projects in Special Economic Zones, along manufacturing clusters and growth corridors, according to the Executive director of Sarovar Hotels, Ajay K Bakaya. “In addition to developments of properties in India, after two successful associations abroad, we are exploring opportunities to work on projects in the Middle East, and South East Asia in particular,” said Bakaya. “The expansion process will help sustain the growth plan initiated by the company. During 2009-2010, we have added nine properties and plan to add about 18 more during 2010-2011. This will take the total number of rooms under management to close to about 5,000,” Bakaya added. Sarovar is set to add a 230-room property in Hyderabad at the Gachibowli IT hub by the end of the year, marking its entry into Andhra Pradesh. ![]() Sarovar Hotels expects to close next year with revenues of about Rs 800 crore. |

Hotel Leela to develop five more luxury hotels by 2014
Hospitality major Hotel Leela Venture will own, develop and operate five more luxury hotels with a total project cost of over Rs 3,000 crore by 2014. The investment for this expansion is a mix of debt and equity. “We will be opening five new luxury hotels called ‘Leela Palace’ with a total of 1,300 rooms in next 3-4 years. Out of these five hotels two hotels will be operational by next year,” said Vivek Nair, vice chairman and managing director, Leela Venture. The Leela Venture has already spent Rs 1,400 crore for the same, Nair added. The venture is also opening up two new hotels in New Delhi and Chennai with an investment of Rs 300 crore each. The hotel in New Delhi will be operational by September this year, while Chennai will start from early next year, said Nair. The Leela Palaces, Hotels and Resorts, which is an expanding chain is one of the finest five star luxury resorts and business hotels in India, is also planning to open up three more luxury hotels in Agra, Hyderabad and Pune by 2014.“We have already acquired land for Rs 150 crore in three cities and total project cost for developments will be around Rs 800 crore. The development work for this project will start from next year onwards,” said Nair. The company bought back foreign currency convertible bonds worth $25-million due for maturity in 2012 impending to increase the promoters shareholding from current 52 per cent to 53 per cent by March 2011, Nair added. |

Daspalla's Hyd hotel to be ready by June

The group, which operates three 3-star hotels in Visakhapatnam and Kakinada, has taken 30 per cent stake in the project. The total cost of the project is about Rs 32 crore. While the Daspalla group has invested Rs 11 crore, the remaining amount has come as loan from the state finance corporation and Andhra Bank, M Raghavendra Rao, chairman, Daspalla group, said. The project will have 110 rooms, two restaurants and two conference halls. During the financial year 2009-10, the group’s occupancy rate dropped to 75 per cent. “Last fiscal we did not hike room rentals while food and beverages prices were increased marginally by 5 per cent. At the same time, food provisions purchasing prices were raised by 15 per cent and salaries by 10 per cent in 2009-10. This impacted our margins significantly,” he said. Daspalla group achieved a turnover of Rs 34.5 crore in the financial year 2009-10 as against Rs 33.86 crore in the preceding year. |

Marriott bullish on India MUMBAI, India—Marriott International’s strategy for India includes a heavy emphasis on the Courtyard by Marriott brand, according to the company. Courtyard, Marriott’s “upper moderate” product, is critical to Marriott’s growth in India, said Rajeev Menon, Marriott’s area VP for India, Pakistan, Maldives & Malaysia. The Courtyard by Marriott Hotel Hyderabad lobby Four Courtyards recently opened in India: The 164-room Courtyard by Marriott Hyderabad; the like-sized Courtyard by Marriott Ahmedabad in Gujarat; and the 199-room Courtyard by Marriott Gurgaon each opened in November. The Gurgaon property is Marriott’s first foray into the National Capital Region of Delhi. The 299-room Courtyard by Marriott Mumbai International Airport opened a month later. Mumbai, the nation's economic heart, features the highest concentration of Marriott product. It is Marriott's Indian analog to Washington, D.C. “Due to the global economy shift, upper moderate products are becoming increasingly popular in India,” Menon said via e-mail. “We currently have four Courtyards in India with 12 more in the pipeline.” These hotels suit primary and secondary markets and “provide full service, offer meeting spaces and all the other amenities at a lower price,” Menon said. They also differ greatly from their select-service U.S. parent, which doesn’t feature restaurants like the MoMo Café, a full-service eatery featuring Western and Indian cuisine. The economic downturn has prompted Marriott to offer Indian Courtyard guests a special promotion through 31 January. “You Stay, We Pay” gives customers INR3000 (US$64.36) in credit redeemable for hotel services such as the all-day restaurant MoMo. The introductory rate at the Courtyard in Hyderabad, through 31 January is INR4499, or about US$96.50. At the Gurgaon Courtyard, the “You Stay, We Pay” rate is INR9500, or nearly US$204. Gurgaon is the center of business process outsourcing in the country. Rajeev Menon These Indian Courtyards also provide roomservice and meeting space: The Courtyard in Hyderabad, a center of information technology in the south, offers seven meeting rooms with nearly 7,000 square feet of space, with full catering services and staff. It is located next to the Hyderabad Marriott Hotel & Convention Centre, so the two hotels, connected by a bridge, can offer one of the largest convention spaces in town and open 350 rooms to residential conferencing at one time. In addition, rooms at these Courtyards are oversized: 32 square meters, or about 344 square feet. The Courtyards also offer recreation facilities and, in primary markets, an additional specialty restaurant: Red Zen, at the Mumbai and Gurgaon Courtyards, spotlights Asian cuisine. No master franchisor Viceroy Hotels Limited, one of several developers and investors in India with whom Marriott has a relationship, owns the Courtyard Hyderabad and the Hyderabad Marriott Hotel & Convention Centre and is developing a JW Marriott in Chennai, a Marriott Executive Apartments in the Jubilee Hills section of Hyderabad, and a Renaissance in Bangalore. Other Marriott developers own similar, multiflag portfolios. That’s the way Marriott likes it, Menon suggested, noting a country of such size and diversity doesn’t lend itself to a master franchisor. Viceroy's seven-star, 387-room Chennai project is expected to cost RS620 crore, its 300-room Bangalore project RS311 core. The respective US figures are about US$130 million and US$66.6 million. Both projects are due to open in December 2010. Viceroy is trying to raise about RS150 (US$32 million) through private placement. Budget hotel chain under PPP mode planned
Hyderabad, June 11 ![]() After tasting success with the public-private partnership (PPP) mode-based tourism projects in the State, the Andhra Pradesh Tourism Ministry is planning a chain of budget hotels in all the district headquarters in the State. Officials in the State Government and Tourism Department believe that there is “untapped potential” for quality basic-amenities hospitality. The demand-supply gap in this sector can be bridged by encouraging PPP projects in the State, according to the Tourism Minister, Ms J. Geetha Reddy. Speaking at the launch of Expotel Hotel here, Ms Geetha Reddy, said that the Tourism Ministry had offered around 33 projects for development under the PPP mode, so far. Among those who had signed MoUs with the State, 18 projects have been completed. Expotel Hotel was the 19th project of this kind. Two more hospitality projects - one at Jubilee Hills and another in the beach city of Visakhapatnam - will be ready later during the year, officials said. ![]() “These three hospitality projects, coming up through the PPP mode, demonstrate the opportunity and also potential for business. On similar lines, we propose to develop budget hotels in all the district headquarters under the PPP mode,” she said. Investments The Chief Minister, Mr K. Rosaiah, said that the State continues to attract investments, contrary to recent reports that there has been a slowdown in investments coming into the State. Referring to a World Bank report, which has rated Andhra Pradesh as the second most preferred investment destination, Mr Rosaiah said, “Due to the recession, there have been some concerns of slowdown in the real estate sector and also lower recruitment in the IT sector, as they have become cautious. However, while the real estate has begun to show signs of recovery already, the IT sector has also started recruiting, showing that business climate is already in the growth path again.” Industrial policy He said that the State expects to “go all out” to attract investments and will shortly unveil the new industrial policy. |

These hotels will be clean, crisp, with basic facilities and convenient for the business traveller,” said Ty Collins, General Manager, Hyderabad Marriott Hotel and Convention Centre and Courtyard by Marriott. Speaking to The Hindu, Mr. Collins said Hyderabad would also have its first JW Marriott property soon. The new JW Marriott hotels in Delhi, Chennai and Bangalore would be open by mid-2011 and the one in Chandigarh should be ready by the year-end. The Marriott added five Courtyards (four-star category), including the one in Hyderabad, during the last 17 months. After subdued business over few quarters, the hospitality sector was bouncing back with hotel chains expanding their inventory, he said. After taking a hit due to the economic downturn, Delhi and Mumbai recovered faster than Hyderabad as the State had to contend with political uncertainty too following the death of Chief Minister Y. S. Rajasekhar Reddy and political agitations. Marriott is working on a project in Visakhapatnam.

Though I have never lived in Hyderabad, I have always associated it with jewels and spicy food. That was my brief to everyone working on the project — to take these as the starting point and do their own take, according to their sensibility. What was your idea in terms of structural impact? Because of the hotel’s location by the Husain Sagar lake — central to the city and so visible — I wanted the architecture to be iconic. Also, this is the first hotel that I have really built. Though we have been on this (design) journey over the last five years, all the other hotels were either owned by the family or bought as existing structures. You brought in many different designers... It was a deliberate strategy. I wanted the hotel to be a sort of modern maharaja’s palace and palaces usually have rooms and spaces dating back different centuries and periods. Obviously, this is a commercial hotel. The rooms, for instance, have been done by a solid ‘hotel’ designer, but we had him think afresh. The hotel showcases a lot of Indian design. Yes, Indian design has come of age. We have special pieces by Gunjan Gupta and Viya Home; Preksha Baid has created a beautiful jewel-like piece in the Ruby Lounge. The entire roof was painted in Kalamkari style by a master craftsman — but it is not in the traditional style. It’s contemporary, edgy and contextual at the same time. |

There are media reports that the company is planning an acquisition. In an interview with CNBC-TV18, Indira Krishna Reddy, MD, Taj GVK Hotels spoke about the company's business and their plans going ahead. Q: Could you tell us how Q1 is shaping up for you especially for your Hyderabad property? Could you tell us how ARRs have been and the occupancies? A: The Hyderabad properties have improved on both counts when you compare with the last financial year, which is Q1 of the last financial year. Our occupancies have improved to 70% from 58% last year. The ARRs are almost stable but there is about 5-7% increase. Q: What about your other two properties in Chennai and Chandigarh? A: Chandigarh is doing extremely well. It is like a pleasant surprise for us and Chennai is stabilizing now. Chennai is around 50-52% occupancy on a month-on-month basis, and it is improving. Chennai is touching above Rs 2.5-3 crore per month. Q: Could you give us an update on your current capex plans; you have around two hotels which are expected to start in FY12 and one in December 2010 as well? A: Taj Vivanta Hyderabad in the last quarter of this financial year, which will be in December or January some time around that with about 189 rooms and costing about Rs 120 crore for us, apart from the building that we have taken on lease for 90 years. ![]()

Is the construction in progress or are they on hold? Plus is LANCO building a hotel on their site?? Grand Hyatt was supposed to open by2012.. Is the construction in progress? Indian hotels face off with foreign majors

Indian hotel chains, all set for an expansion drive, are likely to face stiff competition from well-known global chains that are aggressively making inroads into the widening domestic market. Analysts say in a few years competition could jump to levels that could put pressure on Indian firms' room rates as they face-off with global giants, but will still manage to grow on rising demand for rooms in Asia's third-biggest economy. A recovery in the global markets and a booming domestic market have pushed up business and leisure travel in the country, driving up demand for hotel rooms. Demand for hotel rooms far outstrips supply in India, and this has attracted global players like Starwood Hotels & Resorts, Marriot International, Hyatt Hotels, InterContinental Hotels and Accor Hospitality. ![]() Starwood is aiming to expand its local portfolio by 60 percent by 2013, while Hyatt has earmarked about one-fourth of its global pipeline for India. IHG has 41 hotels in the pipeline. Oberoi Hotels plans to double room capacity
Four more projects coming up in next 18 months. New Delhi, July 9 Fresh after winning the award for the best hotel in the world from Travel and Leisure magazine, Oberoi Hotels and Resorts is moving ahead with plans of doubling the group's room capacity to over 6,000 in the next five years. “The Oberoi in Gurgaon will open later this year or early next year. This will have 200 rooms. The Oberoi in Dubai will also open around the same time. Also in the next 18 months, two hotels would come up in Hyderabad,” said Mr P.R.S. Oberoi, Chairman, EIH Ltd, at a press conference here. The two properties in Hyderabad will be developed with partner Jubilee Hotels and Oberoi Group's share of investment will be Rs 44 crore. The total cost of the project is around Rs 650 crore.

TajGVK to go slow on B'lore luxury hotel
Pushing forward, though, with budget hotels; says wide demand for that. TajGVK, a joint venture between Tata-owned Indian Hotels and the Hyderabad-based GVK group, is going slow on its earlier plan to put up a luxury hotel in Bangalore. The construction of this hotel has been deferred by four years. The company had acquired a part of the land near Yelahanka, on the road to the city's international airport. The airport is being maintained by a group company, GVK Infrastructure. "We have acquired about six acres of land in Bangalore. There are a number of hotels coming up in the city. Competition will grow as a result of it and it will remain so for the next two years. We will begin construction once competition settles down. That could take another three to four years," G V K Reddy, chairman, TajGVK Hotels and Resorts, told Business Standard. Industry experts agree Bangalore has seen an oversupply of hotels in the past two years. "Occupancies and average room rates (ARRs) in the market have not seen a bounce-back as sharply as they have in Mumbai and Delhi. ARRs in Bangalore are in the range of Rs 7,000, while in Mumbai and Delhi, they are close to Rs 9,000. Earlier, ARRs in Bangalore were in the range of Rs 9,000-12,000," said Himani Singh, analyst, Elara Capital. Analysts also feel a bounce-back in occupancies and room rates might not be possible in this financial year. TajGVK owns and operates four luxury hotels — Taj Krishna, Taj Banjara, and Taj Deccan in Hyderabad, and Taj Chandigarh. The company is also planning to commission a hotel in Chennai. While GVK will oversee the construction, management and development of these hotels, Indian Hotels, being a hospitality major, will oversee the maintenance. Budget brand plan GVK is planning to take its association with Indian Hotels further, as it is partnering with the company's budget hotel brand, Ginger, as well. The company plans to open a chain of six Ginger hotels across Andhra Pradesh and has started construction on the first 250-room property near the new international airport in Hyderabad. Each of these hotels will typically attract an investment of about Rs 15-20 crore each. Analysts feel budget hotels have a lot of potential demand, as India has an under-supply of fairly priced rooms. Most of the demand for these hotels could come in Mumbai, Delhi, Hyderabad, Chennai and Bangalore. "The only alternative is guest houses, which are low in hygiene," said Singh. In addition to Ginger, hospitality companies like Tune Hotels and Lemon are some other chains eyeing this opportunity. TajGVK believes budget hotels have a lot of potential, in spite of many hotel chains looking at the low-cost sector. "We will see a lot of demand for budget hotels. The typical room rent is around Rs 2,000 per night in these hotels, with all sorts of amenities. The economy of the country is growing and more people are travelling, resulting in the need of these hotels," said Reddy. TajGVK’s stock traded flat on the exchanges on Friday and closed at Rs 159 per share. |

Hotel Leelaventure's Q1 profit rises 786%
![]() BS Reporter / Mumbai July 14, 2010, 12:14 IST Hotel Leelaventure Ltd, a premium luxury brand hotel group, has posted 786 per cent rise in net profit at Rs 9.24 crore for the first quarter ended June 30, 2010 as against Rs 1.04 crore in the corresponding period last year. The company’s income increased 25 per cent at Rs 105.81 crore in Q1, 2011 from Rs 84.71 crore in the comparable quarter of the previous year. Vivek Nair, vice chairman and managing director termed the income and net profit growth as a “turnaround in the fortunes” of the hotel industry. With a view to capitalise on the existing land parcel in Pune and due to the lagging Pune Hotel scenario, the company has also decided to enter into a joint development agreement with a reputed local builder for the development of the said land into high-end residential commercial property. The Leela Group has a pan-India presence with six hotels, namely Mumbai, Bangalore, Goa, Kovalam, Udaipur and Gurgaon with over 1600 guest rooms. The hotel at the seafront facing Adyar Beach in Chennai with 332 guest rooms is likely to commence operation by mid 2011. Apart from this, the company owns plots of land in Agra, and Hyderabad and the projects in these locations will be taken up in due course. ![]()
