But rent an appartment at Paris is very expensive ! So, every month, all money will be "eat" by rent. Especially arount big city like Paris. So, it is not easy to save money fast.

Sorry, it was not my question . I meant if I want to buy one unit for example, can I go in an agencies in Phnom Penh or I must go to GPP city headquarter companie (they are the sole agent to sell unit)?

What is the more safe ?

Yes, I'll regret it a little bit. It would be better if each house could be customize 10 to 15% different for example. The results would be each house is different and have the identity of the owner but all respecting in the same time the architecture of the city.

Of course buying at the Headquarter/Sales office of Grand Phnom Penh International City.

You don't want to pay commissions to the agent, right?

No no But some companies made a big project and ask real estate agency to do the business for them : CBRE for example.

Grand Phnom Penh International City

Grand Phnom Penh International City is a joint venture between the Cambodian YLP Group Co Ltd and Indonesia’s Ciputra Group. The $600-million project is being planned on a 260- hectare site in Russei Keo district, northwest of Phnom Penh.

Including a 70-hectare golf course and driving range, Grand Phnom Penh International City would be the most extensive of the planned satellite cities, according to the project’s sales manager, Teng Rithy.

The development would be fully self-contained, with residential areas, schools, a hospital and business, shopping and recreational areas.

The project is to include up to 4,000 residential units, on lots of 140-600 square meters, with prices ranging from $98,000 to $600,000.

He said at least 300 villas in the first phase had already been sold to luxury-oriented buyers, and 80 shops sites had also been sold. Initially planned for completion by 2018, the city would be developed over a period of 8-10 years depending on market demand.

“We have already sold 300 villas and 80 shophouses for the first phase,” Teng Rithy said.

The company has also completed the first nine holes of the 18-hole international golf course, opening them on September 18 this year and hopes to complete the other nine holes in February 2011.

The first and the biggest international city is now developing. The 260 hectares new town development is just 7 kilometres North West of the city of Phnom Penh. This development will soon be the icon of Phnom Penh. It is situated between the National Road 5 and Russia Boulevard, heading to National Road 4. It has an easily accessed from or to city centre, Which the location is only 15 minutes from the Phnom Penh International Airport and 15 minutes from Wat Phnom, the city landmark the city centre.

This new town development project is a joint development between of Ciputra Group - Indonesia and YLP Group - Cambodia. Shopping centres are conveniently located near the neighbourhood areas to provide for various family necessities as alternatives for business and family travellers.

In addition, inside this new town development, Grand Phnom Penh Golf Course will be constructed. The golf course will create a green ambience for the residential & commercial area.

Entertainment facilities include 18 -- holes of International Standard Golf Course designed by Nicklaus Design, - a world famous golf designer company, and a complete with a Club House designed by Peddle Thorp International, Australia.

Infrastructures and utilities include roads, drainage system, electricity, water supplies and telephone lines with underground system designed by Surbana International Consultant Pte. Ltd, Singapore

The environment will be enriched by vast gardens, friendly pedestrians, greeneries, children's playgrounds and beautiful landscaping, and Initial Environmental Social Impact Assessment Study done by, C-Pro Ecology Co., Ltd, Phnom Penh Cambodia.

The residential areas incorporate a gated cluster system of 200-300 units per cluster. This concept will provide privacy, safety and comfortable environment for the people. Every cluster will be facilitated with garden for community gathering, and children play ground. Convenient pedestrian path along the green and flowery road network bring the neighbourhood a convenient, healthy and safety activities.
At present the development offers over 10 types of landed houses, from the smallest unit of 140 m2 in land size to the biggest land size of 600m2. Each type of houses is specifically designed to provide the ideal standard of living.
