Photos are good to look at ...but the reality is Hirco / DLF made their money on business and the poor buyers ( from Rs 50 lacs to Rs 1 crore money ) dont have any social infra outside ..... The water is also having a high salt content and that also is not available now..... Not sure how they will use lorry water for such a large construction...
Apart from this , maintenance will be rs 3500 to rs 7000 every month ( like monthly rent ) A 2 BHK resale flat in saligramam / virugambakkam with fully developed areas and good roads and social infra and many good scools and hospitals at walkable distance and proximity to all key places in city is available at readonable prices of Rs 40 lacs till 70 lacs Not sure why people preferred to pay rs 25 lacs or more extra at a distant place along with maintenance payment ... |

Prime areas in city are also on the rise every year ...... ( starting from velachery till Ambattur or so ).... Not correct to say that OMR will rise and other places will remain as it is ....Metro is coming only to City at first and then may be after 10 or 15 years it may come to other places..... Hence it ia obvious that prices in city are bound to increase further by 2015 once Metro is fully operational

This is not now even 10 to 15 years back. That is when sintex invented the loft tanks. Most of the high rise flats in Mumbai store water in their loft tanks when water is given for 1 hour and then use them for the rest of their day. It is reality.People have to find ways to live with what ever limited natural resources you have in the location. You can't bath in Tamiraparani river as your grandfather did as he did because he lived in Tirunelveli and worked in Fields. Now people want to live in cities, high rises, work in IT and play with Ipad but have to compromise with one bucket of water to bath. (Kalathin kattayam). No point in saying don't build high rises.

Why Chennai is not suitable for high rises and for other cities, it is needed.
![]() I prefer low rises for residential all over India. But is it practical ? Chennai suburbs can have high rises (in Chennai HR means 15 m to 100 m only) Common for all India: Create Urban Infra in the City suburubs and prevent more people coming to CBD. Create Urban Infra in the districts and prevent migration to State Capitals.

My point was that High rises can be built and maintained if the social infra and facilities and resources are available....
When I visited the Burj Khalifa building in Dubai ( tallest building in the world with 164 floors ) the residents and shoppers told me that there is absolutely no water shortage or electricity shortage or drainage or parking problems.... We are talking abt 14 lane beautiful roads in Dubai... That was so amazing and visual treat to watch.... Now , people in chennai who have bought in DLF are suffering since, the project already delayed more than one year and other amenities as promised are happening very slowly and may take another one year tocomplete and no water there and EB also problem, 3.5 kms from OMR and monthly maintenance fee rs 4000 to 7000 per month to start with...... and then they paid rs 50 lacs to rs one crore !! |
